Special Power of Attorney Sale of Property

KNOW ALL MEN BY THESE PRESENTS:

I, KHEEN CASTILLO HASHIM, of legal age, single/married, and with residence and postal
address at 420 Rosal St., Cuevas Subd., Tejeros Convention, Rosario, Cavite, Philippines, do
hereby APPOINT, NAME AND CONSTITUTE MARK JAYSON TAÑEDO ABLOG, likewise of legal
age, single/married and with residence and postal address at B18 L6 P1 Green State Homes,
Malagasang I-G, Imus, Cavite, Philippines, to be my true and lawful attorney, for us and in my
name, place and stead, to do and perform the following acts, deeds and things to wit:

1. To continuously pay the monthly amortization from PAG-IBIG FUND for the sale of
parcel of land with improvements existing thereon, situated in the Barangay of
HALAYHAY, Municipality of TANZA, Province of CAVITE, Island of LUZON, containing an
area of FORTY (40) SQUARE METERS, more or less, covered by TCT No. 057-
2017062099;

2. To represent, receive/claim any documents from of LYNVILLE REALTY LAND


DEVELOPMENT CORPORATION and PAG-IBIG Fund particularly the Owner’s Transfer
Certificate of Title and Cancellation of Chattel Mortgage upon full payment of the above
said property;

3. To make, sign and execute, for and in my behalf, any documents which may be
necessary for the release of the certificate of title;

4. To receive and encash the check due me/us from PAG-IBIG Fund, representing refund by
reason of full payment and;

5. To execute, sign and deliver Promissory Note in favor of the LYNVILLE REALTY LAND
DEVELOPMENT CORPORATION and PAG-IBIG Fund, as well as other documents that may
be required by the sold government financial institution in connection with the said
loan;

6. To make file, transact, process, sign, apply, and follow-up on my behalf at MERALCO,
PLDT, MAYNILAD and any water services, regarding of change of ownership;

7. To represent and transfer official business with the office of the Registry of Deeds,
Assessor’s Office, Bureau of Internal Revenue and other agencies in connection with the
cancellation of mortgage and transfer of title.

HEREBY GIVING AND GRANTING unto our said attorney full power and authority to do
whatsoever requisite or necessary or proper to be done in or about the premises, as fully to all
intents and purpose as we might or could lawfully do if personally present, and hereby ratifying
and confirming all that our said attorney shall do or cause to be done under and by virtue of
these presents.
