FIRE DETECTION AND ALARM SYSTEM SPECIFICATION

1. SCOPE OF WORK
The work under this section shall be subject to the requirement of general condition which shall be
included as part of this Specification and shall be apply to all works to be performed under the Electrical
Division. The contract documents instructions, drawings, and specifications shall be considered as one.
Whatever is called for by any of the documents shall be binding as if called for by all.

2. GENERAL CONDITION
The work to be done under this Division of the Specification consist of the fabrication, furnishing
delivery and installation complete in all detail of Electrical Works at the subject premises, and all work
materials incidental to the proper completion of the projects, except those portion of the work which
are expressly stated to be done by the others. All works shall be in accordance with the Governing Codes
and Regulations and with the Specifications, except where some shall conflict with codes, etc which the
latter shall then govern. The requirements in regards to materials and workmanship specify the required
standard for the furnishing of all labor, materials and all appliances necessary for the complete
installation of the work specified herein and indicated on the drawings. These specification are intended
to provide an broad outline of the required equipment, but not intended to include all details of the
design and construction.

3. FIRE DECTION AND ALARM SYSTEM


3.1 Furnish and install a complete addressable-type fire detection and alarm system as shown
on the plans and as covered by these specifications. All equipment shall be brand new and
conforming to the recognized internationally accepted standards similar to the Commerce
and Industry Plaza Bilding existing fire detection and alarm system.

3.2 Existing FDAS Components

A. Local combination box.


The local combination box shall consist of red colored indication lamp, manual pull station
and fire alarm bell. This box shall be flush-mounted and the exact location must be
confirmed to the Architect and Engineer.

B. Manual Station
The manual pull station shall be inside the local combination box with indication lamp to
indicate the receipt of the signal from the manual station. Material shall be constructed
from 1.2mm thk. Steel with bright red color finish. Alarm signal transmitted to the control
panel by pushing the push button inside the box.

C. Bell
This is a motor driven low-current consumption operating at 24v DC. Bells shall be operated
on the fire outbreak floor and the floor just above and below it and in other case can be
sounded simultaneously.

D. Indication lamp.
The indicator lamp identifies the fire alarm station. Power supply to the bulb is 24V, 5W
coming from the fire alarm control panel.

E. Smoke Detectors.
This shall be photoelectric type to be effective in detecting the outbreak of the fire at the
earliest stage. Detectors must be provided with insect filter to prevent entry of insect and
dust. The detector must consist of a chamber, a reliable sensor and solid state circuit of the
fire alarm detection loop and shall cause a trouble signal at the panel
F. Heat Detectors
This shall be of the rate-of-rise and fixed-temperature type. Heat detectors installed in the
kitchens and bathrooms shall be weatherproof type. This shall be provided with a small
leakage hole that will maintain the balance of pressure thereby preventing false alarm

3.3 Fire alarm system components from the fire alarm control panel to manual pull stations. Fire
alarm bells smoke detectors and heat detectors shall be of the same brand. No substitution
from other brand or duplicitous brand shall be allowed.

3.4 FDAS wiring schedule shall be as per the manufacturer’s recommendation to suit the design
intent. For 230V AC. Power system requirement of the FDAS, use the minimum size of
1.5mmØTF. Conduiting system shall be in electrical metallic tubing.

3.5 All work materials shall be brand new, free from defects, installed and constructed in a
workmanlike manner according to prevailing standard practice.

3.6 The contractor shall be responsible for all supervision, commissioning, tests and adjustment
for the system, such work shall be performed by or under direct supervision of an Electronics
and Communications Engineer.

3.7 The equipment supplier shall guarantee the equipment for a period of two years to be free
from inherent defects in materials and workmanship. Any defective parts or equipment shall
be repaired or replaced free of charge.

4. CLEANING UP

4.1 The Contractor shall at all times keep the construction area, including storage areas used
by him, free from accumulation of waste materials or rubbish and prior to completion of
work remove any rubbish from and about the premises and all tools, scaffoldings,
equipment and

condition satisfactory to the Owner and Engineer

4. PROJECT CLOSEOUT

4.3 Upon completion of the project, the following procedures shall be followed:

 Walk -thru inspection by the Owner, Engineer and Contractor. Any discrepancy
noted shall be fixed before project is closed.
 Compile a complete equipment maintenance manual for all equipment.
 Submit copy of “As Built” drawings to the Owner and Engineer.
