GENERAL
1. Scope of Work
This specification is to be read in conjunction with all relevant project information
produced by Byds + Associates and describes the structural works for the internal
alterations and extension of the existing semi-detached property including: -

E60: Pre-cast concrete
F: Masonry
G10: Structural Steelwork
G20: Timber framed structure
3 Specialist Firm/sub-contractor
A suitably experienced firm shall be employed for the supply of proprietary components
or works using specialist equipment or techniques.
4 Safety
The promotion of health and safety is considered a fundamental objective of this
Project. This should be reflected in the construction and management process and
take account of National and European legislation and current good practice.
Site Location – Is within a residential area adjacent to a main road alongside the River
Thames.
Overall Structural Stability – Provide adequate, robust and fully braced temporary
propping, bracing and lateral tying as required to suit the contractors’ proposed
sequence and method of working for installation of structural components.
Excavation – Depth, stability and potential ground water inflows need to be taken
account of in execution of ground works, together with the proximity to the existing
buildings and trees.
Services – Drainage, electrical, gas and plumbing service routes/ducts are believed to
be present.
The Contractor should review the project to identify other hazards including those
which will remain for others to address at the Project Completion.

7 Ground Conditions
The site is believed to be underlain by superficial deposits of alluvium overlying the
London Clay.
8 Constraints
The nature and condition of the existing site and buildings should be allowed for
in proposed Method Statements and Sequence of Work.
Party Wall agreements/awards will need to be taken into account in planning and
executing the works.
MATERIALS
1. Hardcore
Hard stone, concrete, coarse gravel, sound slag or hard broken brick, free from
rubbish or other deleterious matter, capable of passing in every direction a ring of
diameter not greater than two thirds bed thickness, subject to a maximum diameter of
75mm and graded so that when compacted filling is dense without voids.
2. Granular Fill
Gravel and Stone to BS 882.
Type 1 and Type 2 Granular fill materials to comply with HA/DOT Specification for
Highway Works Clauses 803 & 804.
3. Sand
Sharp sand to BS 882
4. Concrete
Mass Concrete in the foundations shall be FDN2 OR ST 2 in accordance with BS 8500
– 1 and BS EN 206 – 1 Parts 1 & 2.
5. Geotextile
Permeable synthetic non-woven geotextile fabric to assist drainage and strength
enhancement of soil.
Terram 1000 or equivalent
7. Drypack
To be 1:3 Cement: sand mixed with water sufficient only that it is mouldable by hand.
WORKMANSHIP
8. General
All work on site is to be executed in accordance with BS 8000: Section 1 unless
otherwise specified.
9. Temporary Supports
Ensure sides of all excavations are adequately supported including supporting where
necessary the existing structure. See also BS 8000: Part 1: Clause 3.3.7. This may
include temporary struts to the existing foundations during underpinning operations.
10. Foundations
All foundations should be located centrally below structure above unless directed
otherwise. Founding levels shall be agreed with Cooper & Withycombe and the
Building Control Officer when first foundations are dug.
All foundations bottoms should be approved by the Building Control Officer before
proceeding.
Foundation bottoms must not be left exposed. Should these need to be left either
overnight or longer periods then either:-
(a) Minimum 150mm soil be left for removal immediately before casting.
It should be ensured all concrete is adequately compacted after placing and that all
trench / base voids are filled. Where it is necessary to form construction/day work
joints:-
(2) The previous concrete face should be cleaned before proceeding with
concreting.
“Pinning Up” shall be by compacting dry pack material solidly into the void between the
new foundation / substructure wall and the existing structure and shall be undertaken a
minimum of 24 hours after the construction of the foundation / substructure wall.
A minimum of 3 days shall elapse after “Pinning Up” before removal of the temporary
propping.
Dry pack material to be 1:3 cement: sand mixed with water sufficient only that it is
slightly mouldable by hand.
15. Hygiene
All work should comply with the HSE requirements for ground works.
Records shall be maintained of the methods and disposal routes of all materials
arising from the Works. These shall be provided to the Engineer when requested at
the Contractor’s expense.
1. British Standards
All work is to comply with BS 8110 Parts 1, 2 and 3 together with all
amendments or revisions and BS8000: Part 2 Code of Practice for Concrete
Work.

MATERIALS
4. Concrete
Except for the concrete mix design, which is the pre-cast concrete
manufacturer's responsibility, reinforced concrete and its constituent materials
is to be in accordance with BS8110 and BS8000: Part 2.
5. Infill Blocks
Blocks are to be tongueless size 440 x 215 x 100mm manufactured to BS 6073
with a minimum compressive strength of 7.0/mm², and transverse load capacity
of 3.5kN on a span of 420mm.
DESIGN
6. Responsibility for the design and detailing of the work rests with the Contractor
notwithstanding any acceptance or approval of the design or details by the
Engineer.
House
(a) Dead Load of the Concrete Construction
12. Design of floor units to include for all serviceability criteria as detailed in BS
8110, should a tiled floor finish in some areas be classed as a brittle finish.
13. Self weight not to exceed 2.5kN/m2 for 150mm deep and 3.0kN/m2 for 225mm
deep.
15. The pre-cast concrete designers are to ensure compliance with the
Construction (Design and Management) Regulations, especially Regulation 13
- Designers' Duties. Hazards associated with the design should be identified
and risk assessments/method statements produced where the hazards cannot
be removed.
TIES TO MASONRY
18. The joints between beams and blocks should be grouted after installation in
accordance with the Manufacturer’s recommendations. Before grouting the
joints the beams and blocks should be brushed and hosed clean and the
blocks and beams ‘wetted’ to prevent the water being absorbed from the grout
mix. A minimum 1.4 cement: sharp sand shall be used.
19. The Floor Supplier should advise at tender stage of any temporary propping
required during construction.
1.0 GENERAL
All masonry work is to comply with the following British Standards unless otherwise
specified:-
2.0 MATERIALS
2.1 Bricks
2.1.1 Bricks shall be hard, sound, square and clean. Clay bricks shall be well burned and in
respect of size shall comply with BS.3921: 1974.
2.1.2 Common bricks shall be flettons (clay pressed or wire cut) with minimum characteristic
crushing strength 20N/mm2 shall be obtained from an approved manufacturer.
2.1.3 Clay facing bricks shall be in accordance with architectural requirement to match existing

2.2.1 Common Blocks shall be solid medium dense concrete, maximum density 1800 kg/m3,
minimum compressive strength 7N/mm2 and be suitable for below ground floor use and as
a base for a rendered wall finish.
2.3 Constituents
2.3.3 Sand: For mortar should comply with the requirements of BS.1200 and the
grading shall be shown in Table 1 of BS.1200. Sand which has been in
contact with seawater shall not be used unless the Engineer is satisfied
that it is washed adequately and with no trace of deleterious salts remain.
2.3.4 Water: Clean and free from any harmful impurity. Where the quality of the supply
is doubtful, water shall be tested in accordance with BS.3148.
2.4 Admixtures
2.4.1 Calcium Chloride or additives based on calcium chloride shall not be used.
Plasticizers shall conform to the requirements of BS.4887: Part 1 and shall be used only
with the approval of the Contract Administrator.
Where the Contractor requests their use, you should specify the precautions to be taken
to ensure strict compliance with the Manufacturer's recommended dosage rates.
2.5.1 6mm dia. Grade 316 Helical Stainless Steel bars suitable for remedial reinforcement of
existing walls.
2.5.1 Proprietary galvanised mild steel restraint straps, minimum section 5mm x 30mm. length to
suit location.
Manufacturer: Expamet / BAT or equivalent.
2.6.1 To be proprietary Grade 316 stainless steel ties complying with The Building Regulations Part
E, BS 5628 and DD140 Type 4.
Manufacturer and Reference: Ancon Building Products Staifix HRT4 or equivalent
2.7.1 To be a proprietary stainless steel extension wall system capable of accommodating some
longitudinal and differential movement.
Manufacturer and reference: Ancon Building Products 36/8 wall Extension System or
equivalent.
2.8 Lintels
2.8.1 To be proprietary Grade 316 stainless steel lintels suitable for the seafront location are to
provide a minimum design life in excess of 25 years, complying with all aspects of the
Building Regulations and current standards. Lintels to be selected to suit the design criteria
specified on the Project Drawings, design calculations to be provided by the supplier if
requested by the Project Designers. Manufacturer: IG Lintels or equivalent.
3.0 WORKMANSHIP
3.1 All work on site is to be executed in accordance with BS.8000: Part 3 and BS.5628: Part 3.
3.3 Pointing
3.3.2 Internal: Raked joints above FFL to receive plaster finish flush pointing below FFL.

G10: STEELWORK
GENERAL
1. Specification
All materials, workmanship and testing shall be in accordance with the current edition
and revisions of the National Structural Steelwork Specification for Building
Construction, 5th Edition, published by the British Constructional Steelwork Association
Ltd, except as may be amended by this Particular Specification.
2. Particular Specification
This Particular Specification is to be read wholly in conjunction with the National
Structural Steelwork Specification and all relevant drawings and other information
relating to the Project.
3. Steelwork Sub-contractor
A Specialist firm should be employed for the fabrication and erection of the structural
steelwork. The name of the proposed firm shall be submitted with the Tender.
MATERIAL
4. Steel
Weldable structural steel to BS EN 10025-1 and 2: S275 and S355 (for hollow
sections) suitable for hot dipped galvanising shall be used unless otherwise indicated
on the Project Drawings.
6. Fasteners
Bolts shall be of grade 8.8 Minimum 4 No M16 per connection. The finish must be
compatible with the finish applied to the Structural Steelwork.
DESIGN
7. General
The Steelwork Sub-contractor shall design all connections not given on the Drawings,
in accordance with:
(a) The unfactored loads and other information provided on the Project drawings.
(b) BS EN 1993 1-8.

8. Details and calculations shall be submitted for all connections designed by the
Steelwork Sub-Contractor.
FABRICATION DRAWINGS
9. Holes. All holes shall be drilled, unless otherwise agreed. Holes up to a maximum
12mm diameter may be punched.
WORKMANSHIP
ERECTION
SURFACE TREATMENT
12. General
The steelwork is to be painted or treated to provide a durability (Life to First Major
Maintenance) for up to 20 years in accordance with BS EN 12944 for a C2
Environment – Low – Internal damp/Cavities, with a functional finish unless otherwise
required by the Project Architect. A minimum 1-hour fire protection either by
intumescent paint or fire board protection shall be provided to all steelwork supporting
floors or walls.
14. Galvanising
Where noted on the Project Drawings steelwork is to be hot dipped galvanised after
surface preparation to provide a design life in excess of 25 years in accordance with
BS5493 and BS EN ISO 14713-1.

19. Quality Assurance is to be as set out in NSSS Section 10. No independent inspection
of the Steelwork is required.

TRADA Specification and details for timber frame construction
The design and installation of the timber framed structure must comply with the
requirements of the Construction (Design and Management) Regulations.
3. Scope of Work
In addition to the structural timbers shown on the project drawings, the work covered
by this design portion is for an alternative to the solid timber joists if required to
accommodate services. The Specification comprises the fabrication design detailing,
fabrication and erection of the timber floor structure shown on the Architect's drawings.
To include:
• ‘Easi’ joists or equivalent proprietary truss joists and plywood sheathing to
span and fit between new steel beams or bearing onto walls or new timber
stud framing, depth 200mm.
• All ‘strongbacks’ bracing, straps, clips, fittings and infill timber required by the
design.
MATERIALS

Graded Softwood.
To be stress graded and marked to current National and European Standards.
Grade strength class to be as indicated on the Project Drawings. Minimum C16 (SC3)
& C24 (SC4).

5. Trussed Joist
Composite timber trussed joists using continuous laminated timber flanges and either
galvanised mild steel open web truss connections, OSB or plywood centre web
designed as a manufactured product to achieve a ‘silent’ floor and for use in both floors
and roof construction. The floor system shall incorporate ‘strongbacks’ or similar to
control dynamic response.
All adhesives are to be waterproof and members dimensionally stable. The system is
to have British Board of Agreement certification or equivalent.
Galvanised mild steel 30 x 3mm cross section 100mm cranked end minimum 900mm
long and to comply with Building Regulations/NHBC requirements.
Manufacturer and reference - BAT or equivalent
Galvanised mild steel not less than 30 x 5mm cross section, 150mm cranked end and
min 900mm long to comply with Building Regulations/NHBC requirements.

The species of timber, adhesive and wood preservative or flame retardant should be

PRESERVATIVE TREATMENT
DESIGN
14. Where a proprietary floor system is used, responsibility for the design detailing of the
work rests with the Specialist Timber Frame Contractor notwithstanding any
acceptance or approval of the design or details by the Architect/Engineer.
15. An outline description of the proposed construction, together with typical calculations
shall be submitted with the tender/quotation.
16. Three copies of drawings and calculations, indicating the information listed in BS 5268,
are to be submitted for approval by the Engineer and Local Authority, under Building
Regulations, before commencement of any production.
17. No modifications are to be made from the accepted drawings without prior approval.
18. The timber frame structure shall be designed for the worst combination of loadings in
accordance with BS 5268 for the loads specified.
19. Infill timbers shall also be designed for the worst combination of loadings in
accordance with BS 5268.
20. The floor shall be designed to have adequate stability in accordance with BS 5268 to: -
(i) ensure the floor structure acts as a rigid component capable of transmitting
forces to the buttressing elements.
(ii) ensure the floor joists are held in the position assumed in their design.
(iii) comply with floor covering requirements for ventilation.
21. The timber frame structure shall also be capable of resisting, without damage, all
reasonable transportation and erection forces.
22. The timber frame designers are to ensure compliance with the Construction (Design
and Management) Regulations, especially Regulation 11 - Designers' Duties.

The dead load of the timber frame structured elements is to be calculated by the timber

FABRICATION AND ERECTION
31. The contractor shall allow for all handling and craneage necessary for the works and
sequencing required.
32. Where proprietary fixings and supports are used, these should be appropriate for the
location and nature of loads to be applied and installed fully in accordance with the
manufacturer’s instructions and recommendations.
LOAD TESTING
33. Load tests will be required on trussed rafters where the adequacy of the design cannot
be demonstrated by theoretical analysis.
34. Load tests will also be required if there is any doubt as to whether the trussed rafter
complies with the design and quality criteria.
35. The load test procedure and acceptance shall be in accordance with BS 5368 Part 3,
Section 8.
