IMPORTANT NOTE: For this examination in this subject, the Examinee shall be allowed to

Implementing Rules and Regulations (IRR) of the Presidential Decree (P.D.) No. 1096,
otherwise known as the 1977 National Building Code of the Philippines (NBCP). The printed
copy shall be subject to inspection during the examination. This will be confiscated in the event
that any markings are found thereon.

A. PROJECT NO. 4 TITLE AND GENERAL DESCRIPTION:


A Proposed Five-Storey Residential Condominium Project

B. STATEMENT OF THE ARCHITECTURAL PLANNING and DESIGN PROBLEM:


A real estate developer acquired an 8,000 sqm property and decided to construct a five-
storey residential condominium because of the proximity of the property to the CBD. The
developer engaged your services to design the residential condominium that is future-
ready, integrating the latest technologies and systems as much as possible. Since this is
one of the company’s first residential ventures, having focused more on commercial
ventures previously, they intend this project to be a statement project that will set the tone
for the residential projects that will follow.

Due to its proximity to an airport, the LGU has confirmed that the maximum height for
this specific property is only five floors. The developer commissioned a market research
to study the needs of the target market, and came up with the following unit mix: 40% of
the units will be studio units, 30% will be one-bedroom units, 20% will be two-bedroom
units, and the remaining 10% will be three-bedroom units.

The residential floors, which begin on the second level, follows a straightforward layout
with a straight, double-loaded corridor flanked by condominium units on either side.

C. PROJECT SITE FEATURES:


The site is an inside lot that faces a 15-meter RROW on the west. On the east is a small
creek that is dried up for most parts of the year. The site is trapezoidal in shape, with a
140-meter long side on the north and a 180-meter long side on the south. The west side is
parallel to the north-south axis, while the east side is not. The site slopes perpendicularly
towards the road at 3%. The project will not have firewalls.

D. DESIGN OBJECTIVES:
 To design a residential condominium building that maximizes efficiency, despite the
limited height
 To design a residential condominium building that will appeal to the high-income
market
 To design the building in a way that it will stand out from the current design trends
and will establish a signature look for an up and coming developer

B. STATEMENT OF THE ARCHITECTURAL PLANNING and DESIGN PROBLEM:


As endorsed by its duly approved Comprehensive Development Master Plan, the
provincial local government unit (LGU) announced the proposed construction of an
auxiliary provincial office (sub-capitol) for greater accessibility to the constituency. The
master development plan has already been prepared for this new project site that allows
flexibility in planning and building/structure siting, and offers usable open spaces for
public use and business services.
