**Maintenance of Carpets and Rugs**

When ensuring the cleanliness of carpets and rugs, our team is committed to the following:

- Cleaning Procedures: We will thoroughly clean carpets, rugs, carpet runners, and carpet
mats. Our process involves vacuuming to eliminate most soil and surface dust. We utilize
specialized spot cleaning techniques, such as the vacuum bonnet and dry foam methods, to
effectively remove streaks, stains, and spots encountered during cleaning.

- Spot Cleaning: As we encounter spots, we promptly address them. If our spot cleaning
methods prove insufficient or inappropriate, we employ the water extraction method for a
deeper clean. After three consecutive dry foam cleanings, we ensure the thorough use of the
water extraction method.

- Protection Measures: To prevent staining the carpet until it is fully dry, we take precautions
by placing aluminum discs or sturdy, heavy neutral-colored or white paperboards under
furniture legs or other equipment. All portable items (e.g., chairs, tables, waste receptacles)
are removed before or during the cleaning process.

- Special Consideration for Electronic Equipment: In rooms containing electronic devices, we


incorporate anti-static chemicals in our carpet cleaning process. Upon completion, all
furnishings are meticulously returned to their original positions.

**Vacuuming**

Our vacuuming process extends beyond mere surface cleaning. We use commercial-grade
vacuum cleaners to eliminate surface litter, dust, foreign substances, and embedded debris
from carpeted floors and rugs. This includes thorough cleaning in areas adjacent to and

and chemicals designed specifically for this purpose, following the manufacturer's
instructions meticulously. Upon completion, our aim is to deliver carpets that are free from
litter, soil, streaks, stains, spots, and embedded dirt, with a uniform carpet pile, and all
furnishings returned to their original positions.

**Non-Carpeted Floors**

For non-carpeted floors, our thorough sweeping process ensures the removal of all soil,
including dust, dirt, litter, gum, tar, and other substances. This comprehensive cleaning
covers all non-carpeted floor surfaces, including those beneath furniture, fixtures, trash cans,
entrance mats, runners, in corners, abutments, baseboards, stairs, steps, risers, and on hard
surface floors, stairs/landings, stages, and elevators. We meticulously clear all areas,
ensuring a clean and soil-free environment, even in corners and around wall projections.

Floor Maintenance Protocols

**Dust Mopping**

Our commitment involves thorough dust mopping across all non-carpeted floors, excluding
stair steps, landings, unsealed concrete, or stone floors. We ensure that all furniture and
equipment are returned to their original positions after sweeping.

**Machine Scrubbing**

For surfaces with embedded soil resistant to wet mopping, our team conducts machine
scrubbing using a neutral cleaner. We operate floor machines over accessible areas and
those reachable by moving furnishings. Areas inaccessible by machines undergo meticulous
manual scrubbing. Our goal is to render all floor surfaces and grout completely free of soil,
water marks, stains, and any chemical residue.

**Spray Buffing/Restoring Floors**

According to the designated Work Schedule, we meticulously spray buff all vinyl-tiled floors
utilizing floor machines, accessories, and spray buff chemicals. Before buffing, thorough
sweeping is performed to eliminate heel and other marks. The floor surface undergoes wet
mopping and rinsing. Consistent with the existing floor finish, the spray buff chemical is
carefully applied to achieve a uniform floor appearance, devoid of scuff marks, heel marks,
or stains. Upon completion, all furnishings are thoughtfully repositioned to their original
places.

**Application of Top Coat**

We ensure the application of topcoat on floors as per the Work Schedule to preserve floor
gloss and durability. Before sealing floors, a high-speed floor burnisher and pad are used to
eliminate dust, grit, scuff marks, and scratches. Likewise, resilient floor surfaces undergo
meticulous spray buffing to eliminate dust, grit, scuff marks, and scratches before the
application of wax. Our aim is to maintain a consistent gloss and durability across all resilient
floor surfaces.

**Stripping/Sealing/Waxing**

Our commitment involves comprehensive floor maintenance in accordance with the


prescribed Work Schedule or whenever floors exhibit signs of dullness or unsightliness.
Stripping entails the meticulous removal (without floor surface damage) of finish and/or
sealer from visible and accessible floor surfaces, including areas revealed by moving
non-fixed furnishings. This process eliminates marks, scuffs, and stains using stripping
chemicals compliant with manufacturer guidelines. The auto scrubber and stripper effectively
remove dirt and old wax buildup, ensuring a clean floor surface. We apply a liquid non-slip
water emulsion type floor wax or finish, especially crucial for stairwell safety. The application
of four coats of wax and sealer, avoiding excessive buildup, ensures full floor surface
protection, a uniform luster, and a well-kept appearance. After drying, the finish exhibits
uniform reflectance without streaks or swirls. Any buildup or deposits necessitate surface
stripping and reapplication. Buildup in corners, edges, or on fixtures is meticulously
removed, and all furnishings are replaced to original positions.

**Wet Mopping Non-Carpeted Floors**

Our wet mopping process involves applying a water/detergent solution, loosening and
suspending soil, and meticulously rinsing floor surfaces. Before mopping, we thoroughly
sweep the area, moving small furniture, desks, or filing cabinets. Our meticulous approach
ensures removal of soil and stains from entire areas, including stairs, restrooms, kitchens,
and coffee rooms. Post-mopping, floors exhibit a uniform appearance, free from streaks,
swirl marks, detergent residue, or soil evidence. We ensure no splash marks or mop strands
remain, and all used cleaning materials are appropriately disposed of without causing further
soiling. Furnishings are reinstated to their original positions.

**Spot Mopping**

For washable surfaces of both carpeted and non-carpeted floors, our team specializes in
spot removal, targeting gum, marks, streaks, and various foreign substances. Spot cleaning
and mopping effectively eliminate soil, spills, mud, footprints, fingerprints, and other
persistent substances. Upon completion, all floor surfaces are primed for vacuuming or
sweeping.

**General Cleaning**

Our commitment involves a thorough cleaning, sanitation, and polishing regimen within
designated facilities. We meticulously clean washable surfaces, including walls, partitions,
columns, glass surfaces, doors, door hardware, elevators, stairways, hand railings, mirrored
surfaces, furniture, fixtures (including showerheads), and appliances. Utilizing appropriate
cleaning techniques and commercial-grade products and equipment ensures a
professionally maintained appearance throughout.
**Cleaning/Disinfecting**

We meticulously clean and disinfect doors, walls, partitions, trim, baseboards, handrails/stair
rails, frames, windowsills, ledges, and horizontal surfaces, ensuring their freedom from dirt,
dust, film, streaks, smudges, lint, and cobwebs. Restroom/locker room areas receive special
attention to remove stains, graffiti, spots, streaks, and cobwebs. Our use of disinfectants and
specific cleaning techniques adheres strictly to manufacturer instructions.

**Cleaning/Disinfecting Sinks, Commodes, and Urinals**

We ensure washbasins, sinks, plumbing pipes, fixtures, and metalware are free from
