SPECIFICATIONS

1.0 DEFINITIONS

1.01 By "Owner" is meant CHERRY CONCEPCION B. BUNSOY

1.02 By "Architect" as hereinafter used is meant FIRM OF REYNALDO M. RAMOS


& ASSOCIATES, that prepared the plans and specification and where the sense of the
context so requires their duty authorized representative agents or employees

1.03 By "Contractor" as herein used is meant the Individual. firm partnership,


cooperation or association undertaking the construction and completion if the
work described.

2.00 SCOPE OF WORKS

Works to be executed under the specifications shall consist of furnishing of all materials,
labor and all necessary construction performance which included clearing, grading
and back filling, construction of the building or structure, Installation of the plumbing
and electrical system, painting and other operation necessary for the
complete construction of the structures, accordance with
the foregoing specifications, plans and drawings.

3.00 LOCATIONS

The building shall be stalked out to grades established by the Architect, according to the
plan set. The Contractor shall store materials and conduct the work in such manner as to
preserve all works set up by the necessitated by the negligence of the labor contractor
shall be borne at his own expense.

4.00 EXCAVATIONS AND BACKFILLING

The contractor shall make all necessary excavation for foundation to grades indicated on
the drawings without extra compensation. The footing appearing on the plan is designed
for 200lbs per inch bearing power. If this safe bearing power is not obtained at the job site,
the footing design must be altered accordingly.

5.0 CONCRETE AND MASONRY

5.01 Proportioning of concrete - All concrete works shall be done in accordance


with the standard specifications for concrete
works as adapted by the government.

5.02 Class "A" (1:2:4 MIX) - shall be used for all concrete footings and columns.

5.03 Class "B" (1:2/2:5) - shall be sued for all concrete slab and other concrete works.
5.04 MORTAR (1:3 MIX) - shall be used for plastering

6.0 WALLS AND PARTITIONS

6.01 All exterior wall shall be 5 inch concrete hollow blocks good round bars below
sill and above window head horizontally or B-Panel.

6.02 All interior non-load bearing concrete wall be 4 inch concrete hollow blocks,
good brand, reinforce with 3/8" round bar at 40" vertically, 3/8" round bars below window
will and above window head horizontally
or

6.03 All interior concrete wall of living area shall be plastered and painted.

6.04 All internal dry wall shall be 6mm thk gypsum board / hardiflex

7.0 FLOORING

7.01 Living & dining porcelain floor tile size 600mmx600mmx12mm.

7.02 Kitchen to be non-slip ceramic floor tile size 300mmx300mmx9mm.

7.03 Laundry and Balcony - Non-Slip ceramic floor tile size

7.04 Bedroom and Storeroom - Cement bonded screed floor is (composed of
cementitious materials and sand blended for future development.)

7.05 Toilet & Bath 1.2- Non clip ceramic floor tiles size 6x300x300mm (wall glazed ceramic
tiles size: 6x200x200mm)

7.06 Staircase- Stair run is 300mm & rise is 160mm (non-slid ceramic floor tile.)

7.07 All Bedrooms - Cement screed floor finish is bonded screed. It is directly
connected to the concrete subfloor (substrate) with an adhesive.
Layer with 15x600x600mm polished marble). for future development

8.0 DOORS

8.01 Solid Carved Panel Narra Door with a dimension 45x1100x2100mm

8.02 Solid Carved Panel Tanguile Door(40x1000x2100mm) hardwood .To all bedroom
and other doors (Painted finish)

8.03 Marine Plywood Door - For all new toilet & bath doors
8.04 Powder coated sliding aluminum door with White tinted light green panel to

9.00 STAIRCASE RAILING

Stainless steel Handrail and Mid Vertical post with three (3) nos. of 25mm  SS horizontal-
vertical railings (with Escutcheon).

10.0 CEILING

10.01 Internal Ceiling - to use Gypsum Board Tray Ceiling & Pine Lining
Boards on aluminum grids with 30mm recessed
gap-painted.

10.02 External Ceiling - to Use Textured Plastic Bed board on aluminum


grids with 30mm recessed gap painted. Ceiling Eaves come
to be perforated for ventilation purposes.

11.00 SCREEN

All doors and window: mosquito screen to be provided by owner.

12.00 WINDOWS

All windows as indicated on the plan shall be powder coated windows panel
with 6mm thick tinted light green glass panel (refer to window schedule).

13.00 LUMBER

Guijo. Yakal or Tanguile wooden door jambs

14.0 ROOF TRUSSES, RAFTER AND PURLINS

14.01 To use rectangular hollow (RHS)/ for roof trusses rafters and purlins section

14.02 For fixing-bolts and rivets shall be used.

14.03 Roofing specialist to be hired for fixing

15.0 ROOFING

15.01 Metal Roofing system-refer to manufacturer manual for fixing at (25) Refer
actual pitch

15.02 Roofing-profile and color (Refer to Architect)

15.03 Fascia Board-thickness and profile Refer to Architect)

15.04 Water Proofing System - specialist shall be commissioned and


warranty certificate will be required for R.C.
terrace/balcony and toilet and baths.

16.00 CARPENTRY WORKS
The labor contractor of the supervisor authorized by the owner must see to it
lumber delivered must be free from gross defects which might impair Its
appearance when exposed. All visible, lumber coming in contact with cement
or stone work shall be coated with coal tar, solignum or any approved
substitute.

17.00 ELECTRICAL WORKS


Electrical wiring shall be installed in accordance with the latest rules and
regulations of the local fire department and electrical light company. All
materials to be used shall be in all cases conform to the latest rules and
regulations of the local fire
`department. All articles must have names and trademarks of the
manufacturer and have ratio in volts and amperes and other marks where verify
existing meter as per actual.

18.00 HARDWARES/IRONMONGERY
Lock set made for doors. All doors shall be hang on Three (3)
pieces of 90mmx90mm loose pin hinges Sunrise brand or approved
equivalent.

19.00 PERMITS
All permit and occupancy fees shall be secured by the Contractor, but the
expenses shall be paid by the Owner
20.0 PLUMBING WORKS

The plumbing works shall include water service to all fixtures in the building and allitems
incident to the completion of the works shall conform to the rules and regulations of the
National Waterworks Office. Verification as per existing.
The water service will only be up to the property line and all additional pipes and water
meter shall be at the expense of the owner.

20.01 Additional UPVC, RWDPUU 22mm diameter gauge 40 shall be used.

20.02 Additional pipe drainage shall be used. non-reinforced concrete


pipes for storms.

20.03 S-Lon Blue to be used on all cold-water supply lines, size os approved by
local National Water Authority.

20.04 Stainless Steel SS) or copper pipes shall be used to all hot watery
supply line, size as approved by Local /National Water Authority

21.00 SANITARY WARES AND SANITARY ACCESSORIES

Water closet, wash basin, soap dish, towel rail, paper holder, sanitary wares shall
be Philippine Standard or approved equivalent type and colors to be selected by the
Architect and Owners Sanitary fitting such as faucets, taps shall be Philippine Standard or
approved equivalent.

22.00 SOIL TREATMENT

Ground floor shall be sprayed with anti-termite chemical prior to concreting of


ground floor slab.

23.0 PAINTING WORKS

Interior color is entirely left to the discretion of the supervising Architect and the
owner. All materials shall be delivered in its original container and no dilutions
or mixing of any kind shall be allowed unless specified and approved by the
supervising Architect.
Exterior Color: The following brand of paints to be used.

23.01 All paints to be used shall be boysen brand or (Approved Equivalent)

23.02 All painting shall be done in two (2) coating only (after undercoat)

23.03 Any dirt, smears etc. shall be removed by the painting contractor for the
satisfaction of the Architect/Owner.

24.00 WATER & ELECTRIC POWER

Water and electric power during the construction shall be supplied by the
contractor. All construction and installation outside the property line shall be at the
expense of the owner. Consumption of water and electric power bills, used by the
contractor during construction period shall be borne by the contractors.

25.00 FENCE-(PHASE 2)

1) Height 1500mm or more

2) Materials 100mm concrete hollow block (CHB)

3) Columns 200×200mm columns blocks at 3000mm. cts

4) Finish-Blind finish on outer and plaster finish inside

5) Fencing Height will be verified with subdivision ordinance This item will be
under (phase 2) of scope of works

26.00 GATE-(PHASE 2)

Pedestrian and main gate shall be steel gate 1500mm height to be referred to
subdivision ordinance this item will be under (phase2) of scope of works.

27.00 KITCHEN COUNTER

Granite for countertop. Cabinets interior works (by owner).

28.00 LANDSCAPING

Not included in this contract.

29.00 MISCELLANEOUS

These general conditions and specifications of construction constitute a


complimentary work together with the working drawings and as such shall be included
as a component part of any construction contract entered between the Owners and
any Contractor in relation with the project

30.00 DISCREPANCY

In case of discrepancy (difference) between the plans and specifications, the


specifications shall govern
