1. Network Building:
- Develop and maintain a network of reliable real estate agents who specialize
in short-term rental proper9es.

2. Property Selec9on:
- Conduct market research to iden9fy neighbourhoods and areas with high
demand for short-term rentals.
- Create a detailed property selec9on criteria list that includes factors such as
proximity to local a?rac9ons, safety, and accessibility.
- Visit poten9al proper9es and create a report on each property, including
photos, videos and a detailed descrip9on.
- Share property details with the repor9ng manager for ini9al assessment.

3. Acquisi9on Nego9a9on:
- Ini9ate nego9a9ons with property owners, emphasizing the benefits of
leasing for short-term rentals.
- Clearly define and nego9ate acquisi9on terms, including deposit amount,
monthly rent, and any maintenance or repair responsibili9es.
- Ensure all nego9a9ons are documented and shared with the repor9ng
manager for approval.

4. Rent Agreement:
- Collaborate with the opera9ons manager to draG a comprehensive rental
agreement that covers all terms and condi9ons, including rent payment
schedules and maintenance responsibili9es.
- Ensure the agreement complies with local laws and regula9ons.

5. Design Planning:
- Provide a virtual property tour, including a detailed video walkthrough, to
the repor9ng manager and design team.
- Engage in regular mee9ngs with the design team to discuss design concepts,
layout, and any specific requirements.

6. Pest Control:
- Hire a cer9fied pest control service to thoroughly inspect the property for
pests.
- Arrange for treatment if necessary and schedule follow-up inspec9ons.

11. Renova9on and Installa9on:


- Oversee the renova9on process, ensuring it adheres to the design plan and
project schedule.
- Coordinate with contractors to ensure that each step of the renova9on is
completed to standard.

12. Maid Services:


- Iden9fy reliable cleaning service providers and interview poten9al
candidates.
- Finalize a maid for the property who will perform daily cleaning or post-
checkout cleaning services.

13. Photography:
