CONTRACT OF LEASE

This Contract of Lease made and entered into this _____day of ____2024 at Imus Cavite by and
between:

Filomena Idosora, of legal age, with address at _________________________________________

Hereinafter called the “LESSOR”

-And-

_____________________ of legal age, with registered address at ________________________________

Hereinafter referred to as the “LESSEE”

WITNESSETH:

That for and in consideration of the payment of the rent and of the compliance of all conditions and
covenants hereinafter contained, the LESSOR has hereby leased, let, rented and delivered by way of
lease unto the LESSEE the premises known and assigned at Block -2 Lot -6 Anabu 1-D Aguinaldo hi-way
Imus City Cavite under the following terms and conditions:

1. AMOUNT OF RENT – the LESSEE, shall pay the monthly rental of __________________________

Only (____________), Exclusive the monthly association dues (if any) on or before the ____ day of each
month, at the office of the lessor during the entire term of the lease without necessity of demand. The
LESSEE shall make a deposit of two (2) months which shall be refunded to the LESSEE sixty (60) days
upon termination of the lease contract, less any amount arising from and / or unpaid association dues (if
any), or to any other liability or damage caused to the leased premises or LESSOR. Deposits shall not be
applicable to overdue rentals or bills while the LESSEE is in actual occupancy of the leased premises and
for as long as the Contract of Lease has not expired and / or terminated and shall make a one (1) month
advance.

All real state taxes shall be for the account of and paid by the LESSOR. Upon signing of this contract of
lease, the LESSEE shall issue the remaining post-dated checks.

2. FAILURE TO PAY ON TIME – In case of the failure to pay the monthly rental in accordance with
Par.1 hereof. The LESSOR shall have the right to evict of the tenant without notice to the LESSEE;
and the LESSOR shall likewise have the right to padlock the door or gate of the premises until
the rental in arrears shall have been paid in accordance with Par.20 hereof.
Without prejudice to the exercise of the LESSOR’S right under Par. 20 herein, the LESSEE shall pay the
LESSOR TEN Percent (10%) of the monthly rental per month as penalty for the rental that is overdue.

3. TERMS – This lease shall be for one (1) year commencing from____________________________
_____________________renewable under terms and conditions as may be agreed upon
between parties. This Contract of lease may be renewed or terminated in writing by the LESSEE
and / or LESSOR provided that the written notice of renewal or termination by the interested
party must be received by the other party one month prior to the expiration of this lease. The
LESSEE shall give LESSOR one (1) month notice of his/her intention to pre-termination and two
(2) months deposit will be forfeited.

4. USE OF THE PREMISE – The premises hereby leased shall be used exclusively by the LESSEE for
__________________(no recruiting activity, networking/ pyramiding is allowed or any alike) and
the latter shall not convert the premises to other usage without the written consent of the
LESSOR. It being expressly agreed that if anytime during the existence of this lease and without
the previous written consent of the LESSOR, the premises are used for other purposes, the
LESSOR has the choice to either (a) terminate this lease or (b) collect an increase from the date
of convention of the use of the premises, and compel the LESSEE to stop activities.

Should there be any violation by the LESSEE regarding this provision, this CONTRACT OF LEASE
will be considered cancelled.

5. IMPROVEMENTS – The LESSE shall not make any alterations, additions or improvements in or
about the premises and or of the printed structure presented by the LESSEE to the LESSOR
without the written consent of the LESSOR provided, however that all such alterations, additions
or improvements made by either party in on upon, the lease premises, The original drawing of
structure presented by the LESSEE to the LESSOR shall be remain unchanged.
