2.0 Project Brief
The client, BFC Development Sdn. Bhd. has put forward a proposal to build and complete a
five-storey flat that consists of 38 units at Lot PT34803, Parit Raja, Johor. We as civil and
structure consultancy agent will design for the requirement of our client.

3.0 Location
The proposed site is at Lot Pt 34803, Parit Raja, Batu Pahat, Johor. The location is between
Batu Pahat town and Ayer Hitam town. The site project area can be accessed from Jalan Bahru
which connected to a main road namely Jalan Kluang. The flat consists five-storey with 38
housing units.

4.0 Scope of Project
The scope of the project involves the design, construction, and development of a residential
flat comprising 38 individual housing units. The first 4 storey from ground level consists of 8
housing units with 611.58 square meters. However, the fifth storey from ground level only
consists of 6 housing units with 458.69 square meter. The primary objective of this project is
to create a modern and sustainable living space that meets the highest standards of safety,
aesthetics, and functionality. The key components of this project include architectural design,
structural engineering, electrical and plumbing systems installation, interior and exterior
finishes, and landscaping.

The architectural design phase will encompass the creation of detailed blueprints, floor
plans, and elevations, ensuring efficient space utilization, aesthetic appeal, and adherence to
local building codes and regulations. Structural engineering will be a critical aspect, ensuring
the construction's integrity, strength, and durability. This includes the foundation, load-bearing
structures, and earthquake-resistant design where applicable.

The installation of electrical and plumbing systems will involve providing safe and
efficient power and water supply to each unit. Interior finishes will cover the layout,
partitioning, flooring, and fixtures within the units, while exterior finishes will encompass the
facade, roofing, and common areas. Landscaping will be essential for creating a pleasant and
eco-friendly environment surrounding the building. The project will also involve obtaining
necessary permits, adhering to environmental standards, and ensuring the safety of both
workers and future residents throughout the construction process.

The successful completion of this project will result in a residential flat with 38 well-
appointed and energy-efficient units, ready for occupancy. This project will require close
collaboration with architects, engineers, construction teams, and regulatory authorities to
ensure its successful execution.
5.0 Company’s Duties and Responsibilities
CivilCraft Consultants main responsibility is to:
• provide clients with professional advice and direction so they may make well-informed
decisions about their building projects.
• manage the project, making sure that work proceeds in accordance with plans,
schedules, and financial limitations.
• assist clients in navigating the complex regulatory environment, obtaining required
permissions, and ensure compliance with building codes and safety standards.
• assist clients in achieving their goals in an efficient and economical manner by serving
as a helpful partner at every stage of a building project.
• design and analysis of structure.

5.1 Work Distribution of Team for Infrastructure

5.1.1 Earthwork
Chong Ming Quan will be involved in earthwork planning, design and cost estimation. The
earthwork design and calculation will be checked by Nur Syaza Ashiqin Binti Abdullah.

5.1.2 Road and Drainage


Phrisillia Mujan Peter and Muhammad Danial Fakhri Bin Abd Aziz will be responsible in road
and drainage design, and cost estimation for the design. The design and cost estimation will be
checked by Chong Ming Quan and Karthik Kesu A/L Kesavan.

5.1.3 Sewerage Reticulation


Nur Syaza Ashiqin Binti Abdullah will take part in sewerage reticulation design and cost
estimation for the design. The design and cost estimation will be checked by Muhammad
Danial Fakhri Bin Abd Aziz.

5.1.4 Water Reticulation


Karthik Kesu A/L Kesavan will be involved in water reticulation design and cost estimation
for the design. The design and cost estimation will be checked by Phrisillia Mujan Peter.
6.0 Earthwork
6.1 Earthwork Planning and Design

1. The work shall include the excavation of all types of material, backfilling, compaction,
forming embankments and slopes, etc., as is necessary for the completion of the Works
up to the formation levels, in accordance with the lines, grades, dimensions, shapes and
typical cross- sections shown on the Drawings and to the approval of the S.O.

2. The Contractor shall provide where necessary temporary water courses, ditches, drains,
pumping or other means of maintaining the earthworks free from water. Such provision
shall include carrying out the work of forming the cuttings and embankments in such a
manner that their surfaces have at all times a sufficient gradient to enable them to shed
water and prevent ponding.

3. In pumping out excavations and in the lowering of water tables the Contractor shall pay
due regard to the stability of all structures.

4. Adequate means for trapping silt shall be provided on all temporary drainage systems.
Similar arrangements shall be made for all earthworks including excavations whether
for pile trenches, foundations or cuttings.

5. Should the surface of completed areas be damaged by erosion or by any other cause
the Contractor shall at his own cost make good such areas to the satisfaction of the
S.O.

1. Bilangan salinan pelan tiap-tiap satu mengikut keperluan, dan apa-apa


salinan tambahan yang dikehendaki oleh pihak berkuasa perancang
tempatan, akan pelan tapak atau pelan susun atur yang ditandatangani oleh
pemohon, pemunya tanah berdaftar dan orang yang menyediakan pelan itu.

Pelan mestilah:

(a) Dilukis mengikut skala yang sesuai beza antara 1:200 hingga 1:1000
atau yang setara dengannya, termasuk suatu pelan punca yang
dilukis mengikut skala 1 inci bagi 1.6 km atau 1:50,000 meliputi
kawasan dalam jarak lingkungan 5 km dari pemajuan yang
dicadangkan itu; dan tunjukkan semua penanda batu jarak
lingkungan itu;
(b) Menunjukkan tapak sebenar di mana bangunan yang dicadangkan itu
akan didirikan atau, mengenai bangunan yang sedia ada, tapak
sebenar di mana bangunan itu berdiri;
(c) Menunjukkan nombor lot dan kawasan tanah;

(d) Menunjukkan dengan jelas dengan warna-warna yang sesuai


pelbagai penggunaan tanah itu;
(e) Menunjukkan kedudukan, hujung, persilangan, dan lebar semua jalan
baru yang dicadangkan hendak dirizabkan, disusun atur atau dibina
di atas tanah itu
(f) Menunjukkan sistem perparitan, aliran permukaan dan sistem
takungan yang keluar ke sungai dan sistem kumbahan ke loji rawatan
yang dicadangkan adalah tertakluk kepada syarat ianya tidak
mengganggu saliran semula jadi di kawasan terbabit;

(g) Menunjukkan jalan masuk yang sah dari tapak ke jalan raya;

(h) Menunjukkan jenis-jenis kegunaan dan struktur binaan di tanah


berjiranan kepada tanah yang hendak dibangunkan, yang mana
tanah berjiranan tersebut akan memberi kesan atau menerima
kesan daripada pembangunan yang hendak dijalankan di atas
tanahtesebut;

(i) Menunjukkan garisan bangunan dan anjakan belakang dari simpanan


jalan;

(j) Menunjukkan pengekalan seni taman/pokok selaras dengan seksyen 35


Akta ke atas pemajuan yang dicadangkan;

(k) M enunjukkan Garisan Kontur mengikut jeda di antara 1 hingga 5


meter;

(l) Menunjukkan tanda utara dan skala;

(m) Susunan tempat letak kereta;

(n) Menyediakan ruang syarat teknikal dan ruang syarat kelulusan pihak
berkuasa perancang tempatan di atas pelan;

(o) Menunjukkan jenis permohonan;

(p) Menunjukkan skala pemajuan;

(q) Menunjukkan kepadatan, nisbah plot (jika berkenaan);


(r) Kajian Kawasan Sensitif Alam Sekitar (EIA); dan

(s) Kos.

2. Suatu pernyataan yang memperihalkan pemajuan yang dicadangkan iaitu


Laporan Cadangan Pemajuan (LCP).

3. Salinan benar hakmilik tanah yang diperakui.

4. Dokumen-dokumen sah untuk menjamin adanya laluan yang sah dari tapak ke
jalan raya.

5. Bilangan salinan pelan tiap-tiap satu mengikut keperluan, dan apa-apa


salinan-salinan tambahan yang dikehendaki oleh pihak berkuasa perancang
tempatan, akan lakaran pelan bangunan yang dicadangkan atau tambahan-
tambahan yang dicadangkan atau perubahan-perubahan kepada bangunan
yang sedia ada, yang menunjukkan aras, bahagian dan kegunaan-
kegunaan yang dicadangkan bagi tiap-tiap tingkat dan ukuran masing-
masing.

6. Suatu contoh atau ilustrasi mengikut perspektif pemajuan yang dicadangkan


jika dikehendaki oleh pihak berkuasa perancang tempatan.

7. Bergantung kepada jenis permohonan, dokumen-dokumen sokongan


seperti penilaian kesan sosial, penilaian kesan ke atas lalu lintas, laporan
lengkap pelan kawalan hakisan dan kelodak, laporan geoteknikal dan
geologi serta sistem perparitan yang diperakui yang disediakan dan
disahkan oleh professional bertauliah bidang berkaitan serta surat kelulusan
oleh para professional ini

1.0 Determine grid area

The grid area is square, so the calculation of grid area as follow:


=10m x 10m
=100𝑚2

2.0 Determine original ground level (OGL)

Original ground level can be obtained from contour plan of construction are. From the grid
shown above:

1A=15.0
1B=15.8
2A=15.9
2B=16.2

3.0 Determine average OGL

Average OGL is calculated by sum all OGL value and divide with total number ofOGL value.
(15.0 + 15.8 + 15.9 + 16.2)/4 = 15.725

4.0 Determine propose level

Proposed level can be obtained by referring architect plan provided. For this project, proposed
level is 15.50.

5.0 Determine volume of soil required for cut or fill

Volume of soil was determined to identify whether the soil need to be cut or fill forthat area.
Volume of soil required is calculated as follow:
=(OGL – Proposed level) x Grid area
=(15.725-15.50)x100𝑚2
=22.5𝑚3

Hence, the volume of soil for that area need to be cut.
