COMMITTEE ARCHITECT
Methods of Compensation
1. Percentage-based Fee 2. Lump Sum or Fixed Fee 3. Time Basis
a. Percentage based on Project a. Multiple of Direct Personnel
Construction Cost Expenses
b. Unit Cost Method b. Professional Fee + Expenses
c. Value-based Pricing or c. Per Diem, Honorarium plus
Percentage of Gross Rentals Reimbursable Expenses
d. Salary cost times a multiplier,
plus direct cost or
reimbursable expenses
e. Per Diem or Hourly Basis
f. Retainer
The computed cost per area may be derived from historical data on the
average construction cost per square meter of a similar project and using
the appropriate percentage for the professional fee based on project
construction cost as defined above.
Methods of Compensation
1. Percentage-based Fee
a. Percentage based on Project
Construction Cost
Project Example: High-rise Office Building (DAEDS)
b. Unit Cost Method
c. Value-based Pricing or
Percentage of Gross Rentals Gross Floor Area = 10,000 sqm
Non-Gross Floor Area = 2,000 sqm
Average Project Construction Cost = Php 30,000.00/sqm
Group 2 = 6% of PCC
Methods of Compensation
1. Percentage-based Fee Compute the Professional Fee based on Unit Cost Method per sqm:
a. Percentage based on Project Php 30,000.00 x 6% = Php 1,800.00/sqm
Construction Cost
b. Unit Cost Method
Compute the Professional Fee for the Gross Floor Area:
c. Value-based Pricing or
Percentage of Gross Rentals Php 1,800.00/sqm x 10,000 sqm = Php 18,000.000.00 Fee for the GFA
Compute the Professional Fee for the Non-Gross Floor Area (50% of GFA):
Php 900.00/sqm x 2,000sqm = Php 1,800.000.00 Fee for the Non-GFA
It is then very important that the Client and the Architect agree on the details of the scope of the project,
schedules for design and approvals, construction schedules and other variables defining the extent of services to
be performed so that the Architect can prepare a comprehensive estimate of work hours and overhead costs.
The first method is the computation of a lump sum as an appropriate percentage of the PPCC.
The second method is direct development of a fixed amount of compensation by estimating the individual
elements of the cost outlines, plus a reasonable margin of profit, all expressed as a single lump sum.
Methods of Compensation
2. Lump Sum or Fixed Fee
While the fee remains fixed, there may be a change in project parameters beyond the control of the Architect
that might increase or decrease the size of the project or the scope of architectural services.
It is therefore recommended to include in the Service Agreement a clearly stated time limit for the performance
of services and a provision for additional compensation for extra time used for any changes ordered by the
Owner after the preliminary design documents have been approved, with a clear understanding as to where the
final approval authority lies.
Methods of Compensation
1. Percentage-based Fee 2. Lump Sum or Fixed Fee 3. Time Basis
a. Percentage based on Project a. Multiple of Direct Personnel
Construction Cost Expenses
b. Unit Cost Method b. Professional Fee + Expenses
c. Value-based Pricing or c. Per Diem, Honorarium plus
Percentage of Gross Rentals Reimbursable Expenses
d. Salary cost times a multiplier,
plus direct cost or
reimbursable expenses
e. Per Diem or Hourly Basis
f. Retainer
Using one method of compensation on a single project may not be applicable all the time.
ln some instances, it is advisable to use a combination of these various methods of compensation rather than
one single method. For one phase of the project, an appropriate method of compensation may be used and for
another phase, a different method of compensation may be applied.

SPP DOC 201 It will be most advantageous to the Client to involve the Architect in
SPP DOC 202 the earliest stages of the project since the Architect, if suitably
SPP DOC 203 experienced, can provide the Client with objective project analysis,
SPP DOC 204 A establishing parameters to optimize building needs vis-à-vis available
SPP DOC 204 B resources and attendant constraints.
SPP DOC 205
SPP DOC 206
The Pre- Design Services cover a broad line of architectural services
SPP DOC 207 ranging from initial problem identification to activities that would allow
SPP DOC 208 the Architect to initially conceptualize an array of architectural and
SPP DOC 209 allied solutions.
SPP Documents
SPP DOC 201 SCOPE OF SERVICES
SPP DOC 202
The Pre-Design Services nominally include:
SPP DOC 203
SPP DOC 204 A - Consultation - Architectural Programming
SPP DOC 204 B - Pre-Feasibility Studies - Space Planning
SPP DOC 205 - Feasibility Studies - Space Management Studies

SPP Documents
SPP DOC 201 SCOPE OF SERVICES
SPP DOC 202 1. CONSULTATION
SPP DOC 203
SPP DOC 204 A
When a Client calls upon the Architect to give oral or written advice
SPP DOC 204 B
and direction, to attend conferences, to make evaluations and
SPP DOC 205
appraisals regarding a contemplated project and similar activities, the
SPP DOC 206
Architect renders valuable inputs whether or not the Client pursues
SPP DOC 207
the project.

SPP DOC 209
SPP Documents
SPP DOC 201 SCOPE OF SERVICES
SPP DOC 202 2. PRE-FEASIBILITY STUDIES
SPP DOC 203
SPP DOC 204 A
These preliminary studies involve the procurement, analysis and use of
secondary information gathered for the project to aid the Client in early
SPP DOC 204 B
decision-making. They represent the Architect’s initial assessment of a
SPP DOC 205
project’s soundness, allowing the Client to promptly explore available
SPP DOC 206
or readily identifiable directions or options. Researched, processed or
SPP DOC 207
validated secondary data are generally used for such studies e.g.
SPP DOC 208 electronic, print, etc.

SPP DOC 202 3. FEASIBILITY STUDIES
SPP DOC 203
SPP DOC 204 A
SPP DOC 204 B Detailed analysis of the project based on pre-feasibility studies will
SPP DOC 205 determine the viability of a proposed development. The studies will set
SPP DOC 206 the project against present and future trends to forecast how it will
SPP DOC 207 perform over time. This requires primary data gathering and analysis.
