1. All terms and conditions and requirements are governed by the full set Tender documents and the return Tender, Tender
Query 01 & 02 and the reply, Tender Question and Answer No. 001 to 004 and the replies, Conditions of Tendering, Form of
Tender, Conditions of Contract with Appendix A with Attachment 1, Background Information and Interfacing Requirement with
Appendices 1 and 2, Tender Requirements with Appendices I and II, Schedule & Offer, Summary of Tender, and Other
Information, and Appendices together with all ancillary documents related to Tender Ref.: IT22/231AL and they will form the
Contract.
2. Date for Commencement of Works: Within 7 days from written notification of Project Manager
3. Date for Possession of the Site: Within 3 months from written notification of Project Manager (Tentative: Q3/Q4 2024)
4. Time for Completion of the Works: 265 calendar days from and including the date for possession of the Site
5. Defects Liability Period: Twelve (12) months from completion of the works
7. Retention Money (Percentage): Ten (10) per cent of total certified sum
8. Limit of Retention Money: Five (5) per cent of the Contract sum (round up to the nearest thousand dollars)
10. Liquidated Damages for Delay: HK$16,900 per calendar day (calculation based on construction duration of 265 days)
11. The Employer shall arrange a Contractors’ All Risks and third-party liability insurance for this contract as per cover note as
attachment 1 to Appendix A to the Conditions of Contract. For any works not within the coverage by the policy or found not
enough, the Contractor have to effect extra policy at their own expense.

GENERAL TERMS AND CONDITIONS FOR GOODS AND/OR SERVICES Kong, the Supplier must advise CityU the delivery date when replacement goods

City University of Hong Kong's Veterinary Clinical Sciences Department has planned to
build an Operating Theatre/ Anaesthesia Suite in Jockey Club Tower, a new building

Objective of Assignment
This project requires expertise in medical gas installation and in-depth knowledge of
surgery suite operation. Therefore, the awarded specialist contractor is responsible for a
design that is fit for purpose.
The objective of this Agreement is for the awarded specialist contractor to successfully
design and build an education-focused, state-of-the-art clinical veterinary area for JCC's
Veterinary Clinical Services Department. The end product aims to provide a teaching
facility that facilitates/ demonstrates gold-standard veterinary theatre management.

• When considering the overall layout, we have considered the people flow, animal

patient flow, and material flow for a surgery and anesthesia suite suitable for 14-16
people to work in and a minimum of 8 cats and 4 dogs under examination.
• Animals/patients enter the main entrance and can be immediately placed in the
patient ward which is also linked to the patient examination/ medical laboratory room
for easy examination/ monitoring. The kennels are designed to fit minimum of 8 cats
and 4 dogs.
• Faculty staff and students enter from the main entrance and go straight into the
changing room (right next to the main entrance) where they can then enter the clean
areas (under high-level aseptive standards). Changing rooms are also adjacent to
lavatories and laundry area.
• High-level aseptic standards are applied for clean areas (OT, scrub room, sterile
storage, etc).
• Nurse stations are placed next to the recovery area with a full-height vision panel so
that they can monitor the patients with ease.

Palmeco Master Board is a class A1 fire-rated building board with strong fire
and water resistance. It is made of recycled material that is non-toxic, and
green, providing a safe environment. The board thickness can vary from
