CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENT:

This CONTRACT is entered into by and between:

MA. CELIA M. CANCIO, of legal age, Filipino, single/married and a resident of


# 91 DOÑA AURORA ST. PARANG, MARIKINA CITY, hereinafter called as the LESSOR,
-and-

RONALD G. DAIT, of legal age, Filipino, single/married and a resident of


#71 PARAISO ST. PARANG, MARIKINA CITY, hereinafter, referred to as the LESSEE:

WITNESSETH: THAT

That the LESSOR is the owner of a residential/commercial building situated at

67 M.L QUEZON ST. PARANG, MARIKINA CITY

That the LESSEE will lease the above mentioned residential/commercial building under the
following terms and conditions:

1. That the term of the lease is for 7,500.00 (______)

2. That the monthly rental for the above mentioned property shall be at
SEVEN THOUSAND FIVE HUNDRED PESOS ONLY (₱ 7,500.00);

Upon execution of this contract, the LESSEE shall make an advance payment
equivalent to (7,500.00) (1) month/s rental and a deposit equivalent to (15,000.00) (2)
months rental of the premises; that the deposit will be refunded lee whatever amount
that the LESSEE might be owing the LESSOR by the virtue of the contract or any unpaid
obligations (water, electricity, telephone, etc.) damages and violations of this contract.

3. The Lessee shall be responsible in the maintaining the cleanliness (waste segregation)
in the premises as provided under existing laws, being mandated by both Local and
National government;

4. That the LESSEE shall not sublet any or all parts of the leased premises to any person
or entity;

5. That the electric bill, water bill, and ordinary repairs within the leases premises that arise
from daily use and that any lost thereof shall be borne out by the LESSEE without the
right of reimbursement;

6. That the LESSEE and the LESSOR further agree that the terms and condition set forth
in this contract of lease shall be bind the parties.
