TECHNICAL SPECIFICATION
PART II - ARCHITECTURAL WORKS
- For -
NEW LABORATORY FOR EXPORT OPERATION
1.0 GENERAL
1.1 This Technical Specification Part II- Architectural Works shall be read in
conjunction with the following annexures attached to this specification and in
compliance with latest KOC Standards/Recommended Practices, supplied project
drawings, KOC Standard drawings, National/International codes of practice listed
in Part I: General.
1.2 This Technical Specification describes in general terms the scope of Architectural
works to be carried out and an overview of materials and workmanship required
for construction of the new laboratory building, utility building, mosque,
refurbishment of the existing laboratory and other external works. The given
location and orientation of the buildings in the supplied drawings is for
information/guidance only and the Contractor shall verify the given information
considering the existing services and surrounding facilities without additional cost
and time to the Company.
1.4 Description of the Works in this Technical Specification is given not by way of
limitation, but in amplification of the details shown on the drawings and relevant
clauses of Company’s Standards.
1.5 The provided Architectural drawings are minimum requirements and indicative
only. The Contractor shall verify all supplied drawings and specifications and
develop the final drawings by complying with KOC standards and
National/International Code of Practice listed in Part I of this Contract. In case of
discrepancy between various standard documents and project documents or within
the project documents, the contractor shall bring such discrepancy to the attention
of the Superintendent’s Representative and the decision delivered by the Company
upon the subject matter will be final and binding.
1.6 The Design, Supply, Construction and Commissioning of all architectural works
shall be carried out in strict compliance with the given KOC
Standards/Recommended Practices and other relevant standards and specifications as
Listed in Technical Specification Part I – General, and information that the
Contractor is deemed to have obtained at the Pre-Bid Meeting and Site Visit.

2.0 SCOPE OF WORK
2.2 Preparing, levelling and grading of the project site to receive the new laboratory
building, utility building, mosque and associated works. The Contractor shall
decide finished ground levels of buildings surroundings based on his detailed
topographical survey approved by the Company. The finished ground levels shall
be higher than nearby highest natural ground levels and shall have adequate slope
for proper drainage of storm water. The cost and time of such cut and fills
requirements are to be deemed included in the Contract price.
2.4 Layout Plan and other relevant Architecture drawings have been prepared by the
Company and issued with this package. These drawings show the minimum
dimensions and requirements of the buildings; hence, the Contractor shall develop
final details as required to complete the project fully safe, operational and with
minimum maintenance.
2.5 The size of Gas Cylinder Storage room, as indicated on the project drawings, is
tentative only and final dimensions shall be determined from the number of
storage bottles required by the approved fire suppression system to be adopted.
The Contractor shall be responsible for the design, supply and installation of all
support and anchorage systems for the cylinder banks, associated piping, valves
and other appurtenances. The Contractor shall also design, supply and install all
access platforms and ladders required for the operation of the system. Shop
drawings for said items shall be submitted to the Superintendent for approval
before installation work commences.
2.6 The sizes of AHU room, DG Set room and other rooms in the Utility Building or
in the main Laboratory Building, as indicated on the project drawings, are
tentative only and the Contractor, as per its detailed design, shall determine final
dimensions. The Contractor shall design and construct foundation of equipment
for their approved loads as per vendor’s recommendations.
2.7 Design, supply and construction of an asphalt roads, driveways and access road
(including the provision of drainage swales as required according to site
condition), including the required road markings, studs, traffic signs and
signboards in compliance with KOC Standards/Kuwait Traffic Department.

2.8 Reinforced-concrete encased UPVC cable ducts shall be provided for new cables
running beneath the finished grade areas intended for heavy vehicular traffic and
shall include road crossings. Spare sleeves, in accordance with KOC
requirements, shall be provided within the concrete encasement for future cables.
2.9 Protection of pipeline crossings under roads by providing pipe sleeves with vent
arrangements in accordance with KOC Standard drawing No. 55-04-77.
2.10 Design, supply and construction of reinforced concrete foundations for light poles.
The number and location of light poles shall be in accordance with electrical
design requirements.
2.11 Design and construction of holding tanks, crude pits, chemical pit and
comprehensive drainage system encompassing the complete Contract scope areas.
2.13 The construction of the new laboratory building and other facilities such as the
Mosque and the Utility Building shall not affect the operation of the existing
laboratory, which shall be fully protected and safely operated during the new
construction activities. The Contractor shall arrange the required protection to the
existing laboratory building during construction of the new buildings by supplying
and installing full-height transparent plastic sheets all around the existing building
with required supports, openings for ventilation system, access entry and air lock
with air curtain to avoid any dust or humidity from entering the laboratory. The
Contractor shall submit a construction plan before commencement of the
construction activities at site to ensure that such requirements are met.

3.2 Relocation, Re-routing and/or Protection of Existing Utilities
The Contractor shall relocate/reroute and/or protect all existing above ground and
underground utilities, and structures that are in conflict with the proposed work,
which may be discovered during surveying and slit trenching and/or during the
progress of the Works. The Company will review and approve the proposed
relocation/re-routing and/or protection of the existing utilities and structures to be
undertaken by the Contractor prior to relocation/re-routing and/or protection of
any existing utilities and structures. The existing cathodic protection as shown on
project drawings shall be protected with crash barriers around them with approval
of the Company.
3.3.1 The Contractor shall appoint a design consultant from the KOC-approved Category
39B - ‘Engineering and Management Consultancy for Architectural Projects and
Related Activities’ to carry out detailed engineering design and prepare drawings for
all discipline Works for the new Laboratory Building, Utility Building, Mosque and
other external works. Drawings provided by the Company are for guidance only and
depict the minimum requirements and sizes. The consultant shall prepare design
calculations and working/shop drawings of all items related to all disciplines in
accordance with the project Scope, applicable specifications, codes, standards and
vendor information, with full coordination with the approved laboratory consultant
from the given short list and to the complete satisfaction of Superintendent. The
Contractor shall obtain approval on design calculations and detailed drawings prior to
execution of any part of Works at site.
3.3.2 All design works shall be in compliance with KOC Standard KOC-AR-001: KOC-
C-001: KOC Standard for Basic Civil Engineering Design Data, KOC-C-002: KOC
Recommended Practice for Engineering Design Basis of Civil and Structural Works
and other applicable codes, standards and specifications listed in Part I- General of the
Technical Specifications.
3.3.3 All standards, codes and specifications shall conform in design and construction with
the current issues and amendments prevailing on the effective date of the Contract.
Where conflict exists between different standards, codes, specifications, drawings or
other contractual requirements, the most stringent requirement shall apply.
3.3.4 Compliance with specifications, codes and standards shall not relieve the Contractor
of its responsibility to design and produce the required work suited to meet the
specified service conditions and applicable regulations.
3.3.5 All correspondences, instructions, drawings, data sheets, design calculations or any
other information shall be in English language.
3.3.6 All documents (calculations, texts, specifications, data sheets, methods, drawings etc.)
shall be provided with electronic files in approved software (MS Word, Excel,
AutoCAD, REVIT, 3D max, etc.).
3.3.7 The Contractor shall prepare the drawings exclusively on the UNI formats (A1/A0)
unless agreed otherwise by the Company.
3.3.8 The Contractor shall not commence work until approval has been provided by the
Company in writing. However, approval shall not relieve the Contractor of its
responsibility for accuracy and sufficiency of works.

3.3.9 The Contractor shall prepare and submit as-built drawings incorporating all field
changes, Company comments, and directives and instructions reflecting the final
approved position of works in terms of locations, details, notes, dimensions, levels,
etc., complete upon completion of the works and obtain Company approval.
3.3.10 The Contractor shall be solely responsible for the accuracy of works to be performed,
including where incorrect, inconsistent information, or omission of any information,
has appeared in the drawings and documents supplied by the Company.
The Contractor shall design, supply and construct Main building all with associated
facilities as per the project scope. The Contractor shall supply and install furniture
for areas as shown on the relevant drawings in accordance with Appendix-I to this
Specification. The contractor shall arrange the required Form openings in walls for
single doors, double doors and windows with the required reinforced concrete lintels
and windowsill frame. All external joints between walls and beams or columns shall
be sealed with approved non-shrink mastic sealant.
3.4.1 The Electrical room shall have a monolithic, self-hardening compound for fresh
concrete floors. The floor area shall be finished with abrasion-resistant surface as
manufactured by Fosroc, Master Builders, Sika or equal approved by the Company.
3.4.2 All finishing materials shall be carried out in accordance with the finishing schedule
shown on the relevant Drawings, appendix II materials and workmanship and other
technical specifications hereafter.
3.4.3 Construct 328-mm thick cavity exterior wall, consisting of 108-mm thick sand-lime
brick cladding, 20-mm thick air gap and 200-mm thick lightweight block, all as
shown on drawings. Colour of brick shall be dark yellow or as approved by the
Superintendent.
3.4.4 Construct internal sand-cement block with thickness as shown on the project
drawings or final detailed drawings. Provide door and window openings in
accordance with the drawings. The wall shall be constructed strictly in accordance
with KOC Standard KOC-C-008: KOC Standard for Masonry Works and
Plastering–Materials and Workmanship.
3.4.5 All internal walls shall extend up to the bottom of the roof slab/beam. All gaps
between block wall and roof slab shall be sealed with non-shrink mortar.
3.4.6 Conference room partitions and all the internal walls shall have wooden and fabric
sound proof insulation cladding as per interior design by the approved consultant from
category 39B, the detail design and 3d interior perspectives shall be submitted for the
company review and approval. The contractor shall submit the sample board for the
wall finishes, ceiling and flooring for the company selection and approval.
3.4.7 Finishes on walls, floors and ceiling shall be carried out in accordance with the
finishing schedule shown on the drawings and final interior design approvals.

3.4.8 Provide 20-mm thick plaster on walls as per finishing schedule. Plaster shall be
provided to full height up to the bottom of the concrete slab, except for areas having
false ceiling. The plaster shall be provided only up to 300 mm above the false
ceiling height, except in the water and crude labs, in which the Contractor shall
apply the plaster to cover the masonry work for all the walls up to the concrete slab.
Plastering shall be in accordance with the recommendations of KOC Standard
KOC-C-008 Standard for Masonry Works and Plastering–Materials and
Workmanship.
3.4.9 The contractor shall supply and install the required mat system to the main entry of
the main building and the other side entries to be flush with the surrounding marble
tiles/slabs. The Mat system shall be carpet top surface aluminium body matting
system, it can be used in both frame type and pool type inserted in specific slot, the
depth not less than 22mm. The contractor shall submit for the company review and
approval of the mat system.
3.4.10 The contractor shall design and construct the main entry side flower boxes to be
water insulated with drain system, irrigation system and light fittings complete with
marble cladding as per approved detailed drawings from the outer face and the
upper side to the upstand part. The plantation shall be proposed to the company by
the specialized approved sub-contractor with at least two options and submitted for
the company review and approvals.
3.4.11 The air lock for the main entry shall be double doors automatic sliding door and the
remaining fixed sides shall be made of structure-glazed system. The glazing system
shall be double-glazing with air gap not less than 20mm and the glass shall be 8mm
tempered type from both sides and reflected from the outer side.
3.4.12 The contractor shall supply and furnish the main lobby with the required furniture as
per appendix I to technical specification part II. The waiting area shall have
reception counter as per the design drawings and technical specification and the
company choice and approval the contractor shall supply and install minimum four
Nos. of leather sofas along with the middle and corners coffee tables.in addition to
the sets mentioned in the furniture appendix I and final approval for the detailed
drawings.
3.4.13 The contractor shall design, supply and install the required drainage system in the
crude and water laboratory. Complete with all the required stainless steel type 316
floor drainage and the required sinks for chemicals and washing bottles system and
the crude drain.
3.4.14 The contactor shall supply, install tempered, and laminated clear glass partition for
the crude laboratory by the corridor and as per the design drawings, and the partition
shall be full height and having two layers of 10mm thick. Clear tempered glass with
total thick. 20mm. the contractor shall supply the glass with minimum 1800mm
panel width and the height shall be from the up stand level to the level above the
external false ceiling level. The contractor shall insure that the gap between the
glass panels shall be zero joint and sealed from inside and outside in order to protect
the offices area from any gas’s leak.
3.4.15 The contractor shall supply and lay 4mm thick. Heavy-duty Acid/chemical
resistance vinyl roll above 25mm thick polished terrazzo tiles with minimum joints
as per the laboratory consultant advice and as per the manufacture recommendation.
3.4.16 The contractor shall supply and install the required workstations and the other

working counters/tables and any other furniture recommended by the laboratory
specialized consultant and the company approvals.
3.4.17 The contractor shall design and construct the access platform to the gas cylinder
room and the daily chemical store by using non-slip materials and protected by
stainless steel handrail.
3.4.18 For all offices type A and B, the contractor shall supply and lay hand tufted 10mm
thick. Carpet tiles above polished terrazzo for work stations and offices type C, the
carpet tiles as per the approved manufacture and the company choices.
3.4.19 The contractor shall arrange the required foundation and connections for the above
roof solar system.
3.4.20 The contractor shall supply and install structure-glazing system/curtain wall for the
external elevations as per the contract drawings. The glazing system as per the
specification in the appendix II materials and workmanship.
3.4.21 The contractor shall supply and install 800*400*40mm Natural TESTA stone
cladding for the external walls with mechanical fixation system as per the approved
detailed drawings and as per technical requirement in appendix II to this part.
3.4.22 All the structure glazing and curtain wall openings for the round parts like the main
stair cases/emergency stairs shall be round sections not segmented. And shall be
covered by dust repellent material as per the final approval for the detailed
drawings.
3.4.23 The contractor shall fabricate and install all the sun shades on the all sides of the
building as per contract drawings and the final approval for the detailed drawings
and to be made of powder coated Galvanized Steel/Aluminium. Profile and to be
supported to insert plate structure supports.
3.4.24 The contractor shall fabricate and erect the main lobby sky light as per the contract
drawings and the final approval for the detailed drawings which shall be submitted
by the contractor for the company review and approval along with all the details and
calculations.
3.4.25 The contractor shall supply and install the front and side company logo as per the
contract drawings and final detailed drawings. The logo shall be 2mm thickness
yellow coper and to be matched with the existing logo signs of the COCC Building
next to the project. The final size of the logo as shown in the contract drawings and
as per final detailed drawings approved by the company.
3.4.26 The contractor shall insure during the detailed design drawings for the structure
system to keep the required space and grove in the outer beams in order to allow the
recessed widows and curtain walls to be recessed without any conflict or clash with
the structure elements, all the above requirements shall be without any extra cost or
time to the company and it is included in the contract price.

3.4.27 The contractor shall supply and install for all entry steps, ramps, stair cases from
Crema Marfil or Botticino marble steps and slabs with thickness 40mm and the riser
shall be 20mm thickness the marble as per finishing schedule and company
selection and as per the final approval of the detailed drawings and interior design,
samples and 3D perspectives.
3.4.28 The contractor shall supply and install hair line stainless steel hand rail for the
internal and external hand rails the stainless steel shall be type 316 for external and
type 304 for the internal rails.
3.4.29 The contractor shall supply and install stainless steel pantry cabinets, lower and
upper cabinets with all the required accessorise.
3.4.30 The contractor shall supply and apply weather proof texture paint for the exposed
parts in the outer face of the external walls the paint shall be polyurethane based
above sand cement plaster, the texture and the colour shall be submitted for the
company selection and approval the paint shall be supplied from one of the
Manufactures, Hempel, Jotun, Focroc or equivalent approved by the company.
3.4.31 The contractor shall design supply and install the required built in galvanized
powder coated lockers with name plat and lock in all changing rooms and detailed
drawings and samples shall be submitted for the company review and approval.
3.4.32 The contractor shall design, supply and install to the internal wall of the T.L office
under the skylight area with decorative stone cladding double height full size of the
wall with the required mechanical fixation and the required steel supports with
indirect light. The final design shall be approved by the company.
3.5.1 The contractor shall supply and install 5 courses of 190mm x 190mm, 80mm thick.
Glass block as per the contract drawings and appendix II to the external walls.
3.5.2 The contractor shall design, supply and install stainless steel type 316 ladder to the
water tank in the utility building from both sides.
3.5.3 The contractor shall design, supply and install the required Aluminium. Louvers to
the DG room and the battery room
3.5.4 Paint all plastered faces of walls with emulsion paint with colour as selected by the
Superintendent. Paint shall be applied strictly in accordance with the
recommendations of KOC Specification for Architectural Building Materials,
Finishes, and Fittings (015-RH-1001).
3.5.5 Supply and install PVC-coated, anti-static, concrete-core raised floor system in
LAN/telecom room. Raised floor pedestals shall be of galvanized steel, floor height
450 mm minimum, area load 3000 kg/m2, concentrated load of 500 kg and shall not be
less than the approved equipment load. Finishing shall be as per the Finishing
Schedule.
3.5.6 The contractor shall design the utility building to fit the electrical and mechanical
requirements and shall submit the design and detailed drawings for the company
review and approval.

3.5.7 The contractor shall design, supply and install all the steel doors complete with all the
required accessorise such as door closer, door stopper, panic bar, kick plate, door
catcher and name tag for the room use…etc.
3.5.8 The contractor shall arrange 20mm thickness marble frame for all the doors from
Carrara type or any other approved marble by the company the marble frame shall be
in line with the plaster from inside and to be flash with sand lime bricks from outside.
3.6.1 The contractor shall supply and install the main door of the mosque of hard oak wood
complete with yellow copper handles and hinges as per the approved design drawings
and details
3.6.2 The contractor shall design supply and install fibreglass dome for the mosque prayer
hall and the minaret. In addition, to be painted with golden weatherproof materials.
3.6.3 The contractor shall supply and install GRG ceiling as per design drawings and the
approved detail drawings.
3.6.4 The contractor shall supply and install GRC for the mosque windows from the outer
face as per the final approval of the detailed drawings by the company.
3.6.5 The contractor shall supply and install double glazed aluminium windows for the
mosque as per the approved profiles and detailed drawings. The space between the
internal and external glass shall be filled with decorative design of 12mm thickness
PVC LAISER cut panel, the final design shall be submitted for the company review
and approval.
3.6.6 The contractor shall design, supply and install the required decorative ceramic
20mm*20mm the sheet size 300mm*300mm with different pattern cladding for the
prayer hall Qebalah direction from inside.
3.6.7 The contractor shall design, supply and install the required marble counters for the
washing area and the required marble for ablution area seats and wall cladding and
submit the details for the company review and approval.
3.6.8 The contractor shall design, supply and install the required marble for the mosque
entry and lobby with special design and Water Jet technique for different types of
marble the details of the design and samples for approval shall be submitted for the
company review and approval.
3.6.9 The contractor shall design, supply and install aluminium shoes rack.
3.6.10 The contractor shall design, supply and install the required marble skirting to the
prayer hall up to level of the window sills, the skirting shall be from different type of
marble to match with the lobby design.
3.6.11 The contractor shall design supply and install the required roof tiling for the mosque
parapet and dome base and minarets as per final design and the company approval.

3.6.12 The contractor shall design, supply and install the external GRC elements and painting
all the external walls with weather proof texture paint the final material for painting
shall be submitted for the company review and approval.
3.6.13 The contractor shall design, supply and install the external soled wooden door similar
to the internal door in materials, size and design.
3.6.14 The contractor shall supply and install for the windows 20mm thickness cement
board panel with computer cutting (water jet) Islamic design from the outer face, the
cement board panel shall be fixed to galvanized metal frame and both painted with
external weather proof semi glossy epoxy paint. The design and materials shall be
submitted for the company review and approvals.
3.6.15 The contractor shall design, and construct the dome above concrete up stand with the
required side fixed windows. All the widows shall be with aluminium frame and
reflected tempered double glazing.
3.6.16 The contractor shall supply and install chandeliers in the prayer hall and the lobby the
final design shall be submitted for the company review and approval.
3.6.17 The contractor shall supply and lay hand tufted 10mm patterned carpet roll
Above polished terrazzo tiles. The colour as per the company approvals.
3.7.1 The contractor shall supply and install tempered and laminated double glazed metal-
framed with aluminium cladding diamond shape skylight.
3.7.2 Skylight shall be made of two layers of minimum 12mm each tinted and reflected
coloured glass and shall be from Structural Aluminium System, W & W Glass
Systems Inc., MERO System or equal approved by the Company. Colour of glass shall
be approved by the Superintendent. Submit sample of glass for approval of the
Superintendent prior to its installation.
3.7.3 The contractor shall design supply and install the skylight system and submit the steel
structure design and calculation for the company review and approval.
3.7.4 The contractor shall carry out all the required tests for the sky light (water proofing
test- ...etc.)
3.7.5 Design Requirements:
3.7.6 Submit shop drawings showing plans, elevations and sections as required to fully

describe the skylight construction for the Superintendents approval prior to starting
fabrication.
3.8.1 Design, supply and construct manholes, chemical and crude pits, gully traps, holding
tank, with vent pipes in accordance with the relevant project drawing and KOC
Standard drawings. Provide pipe crash barriers around H tank, diesel tank
naturalization pit and for any other structures such as manholes, aboveground piping,
etc. which is near to the road and likely to damage due to vehicle movements.
3.8.2 Construct pathway all around the main building, utility building and mosque as
shown on relevant drawings. The pathway shall be made of 80mm thick pre-cast plain
concrete interlocking type paving tiles laid over 50 mm thick evenly spread layer of
sand on compacted gatch. Pre-cast kerb stone shall be provided at the edge of
pathway. Pre-cast paving tiles and kerbstones shall be by National Industries Co. or
approved equivalent. Alternate pieces of kerb stones shall be painted in black and
white enamel paint suitable for outside use as traffic paint from an approved
Manufacturer.
3.8.3 Supply, fabricate and install handrails for platforms and staircases. Horizontal and
vertical members of the hand rail shall be joined with min 6 mm fillet weld over
complete length of the joint. Weld shall be free from ruts and burrs. Handrails
painting shall be carried out as per KOC Standard KOC-P-001. Colour coding shall
be as per Superintendent approval.
3.8.4 Construct reinforced concrete, non-slippery, access ramps as shown on the drawings.
The ramp shall be treated with concrete hardener immediately after concreting or
before the initial setting time of the concrete to have firm bonding as per
Manufacture’s recommendation.
3.8.5 Design and construct drainage system including swales around the main building,
utility building and mosque to accommodate storm water drainage during rainy
season considering the critical weather parameters. The swale shall be designed
with required number drain outlets to the nearest drain point or lowest surface drain
area without affecting the nearest services or facilities.
3.8.6 Construct reinforced concrete cable duct crossings under all offsite roads / vehicular
access-ways wherever the cable crossing is encountered due to new construction or
due to existing services. Ducting should extend a sufficient distance beyond the road
or hard shoulder edge to ensure that there will be no damage or undermining of the
road or hard shoulder during any subsequent excavation to duct invert level. Spare
ducting should be included for possible future requirements. The design of such
ducts, their bedding, concrete surround and reinforcement shall withstand the
appropriate traffic loading as per KOC Standard KOC-C-001: KOC Standard for
Basic Civil Engineering Design Data. The top level of pipe/services shall be
maintained at a minimum depth of 1200 mm below the crown level of the road or
the access-way. Also, coordinate with other Contractors for cable alignment in duct
banks as required and any cost and/or time incurred due to improper coordination
shall be borne by the Contractor.
3.8.7 The contractor shall carry out during construction of the external works the existing
COCC building facilities and reinstall all the (paving and drainage system along
with the storm water …etc.)

3.9 Parking Shed
3.9.1 Design, supply, fabricate, deliver and erect complete structural steel frame and shade
fabric for 10 Nos. parking shed.
3.9.2 Marking of parking areas shall be as per Kuwait Traffic Manual and concrete barriers
as per KOC Standard drawings.
3.9.3 All structural steel members/handrails painting shall be carried out as per KOC
Standard KOC-P-001. Colour coding shall be as per Superintendent approval.
3.9.4 Parking shade fabric shall be high density polyethylene fabric complying the
following;
3.10.1 The Contractor shall design and submit for the company review and approvals all the
required trees, palms, shrubs, flowers by the main entrance and ground covers
including the sweet soil and irrigation system complete connected to the utility
building with all the required under ground piping network etc. in order to cover all the
green areas shown on the project drawings which shall be submitted to the company
and to be approved by the superintendent of the contract.
3.10.2 Plants shall be well branched and well-formed, sound, vigorous, healthy and free from
pests, diseases, sun scald, wind burn, abrasions and shall have healthy normal and
unbroken root systems. Trees shall be symmetrically developed in their structure and
habit of growth and shall be typical of the species or variety. They shall have straight
main stems or trunks and shall be free of disfigurements.
3.10.3 Agriculture soil shall be free of excess calcium carbonate, refuse roots, noxious seeds,
phytotoxic materials, rocks and other deleterious substances. It shall be free draining,
nontoxic and capable of sustaining healthy plant growth.
3.11.1 Design, supply, install and test all plumbing and sanitary pipe work fixtures and
fittings in accordance with the KOC Standard KOC-C-025: KOC Recommended
Practice for Drainage System – Design, Materials and Construction.
3.11.2 Company has furnished the Contractor with drawing showing the conceptual layout
plan of the drainage system as guidance. The Contractor shall design and submit
drawings for drainage system for approval of the Company. No work shall
commence for the new drainage system until such approval is obtained.

3.11.3 All sanitary fixtures and fittings shall be Bobrick Washroom Equipment Inc. (USA),
Bradley (USA), Ideal Standard (UK) or equal approved by the Company.
3.11.4 All internal water pipes shall be as specified in technical specification for Mechanical
Works.
3.11.5 Provide a plumbing system, water supply and drainage points to water coolers. All
plumbing and water pipes shall be concealed. Exact location of floor drains shall be
decided during detail design stage.
3.11.6 Supply and install all sanitary fixtures with necessary accessories as shown on the
relevant drawings and specified in KOC Standard 015-RH-1001: Specification for
Architectural Building Materials, Finishes, and Fitting Specification. Exact location of
floor drains shall be decided during detail design stage.
3.11.6.1 In Pantry
a) Double drainer stainless steel sink with twin tap holes, over flow and chained
waste plug form Ikea or equivalent approved by the Company.
b) Chrome plated deck mounted single whole mixer for the sink.
c) Electric water heater as per Mechanical requirement.
d) Water filter.
e) Surface mounted stainless steel paper towel dispenser with 13 Gallons stainless
steel swing-top waste receptacle.
f) Stainless steel clothes hook strip with three hooks to be fixed on wall.
g) Floor trap as per detail design.
3.11.6.2 In Toilet

f) One (1) No. Eyewash Arrangement with required accessories as per KOC
Standard KOC-L-009: KOC Standard for Fire Protection Systems and Safety
Equipment’ as shown in the relevant drawings and the requirements shall be
designed to deliver the fluid to both the eyes simultaneously at volume of not
less than 1.5 litters/minute for 15 minutes. The unit should be placed between
838 mm and 1143 mm from the floor with minimum projection of 153 mm
from the wall or nearest obstruction. Since the nozzles of the eyewash stations
typically need to be protected from airborne contaminants, the unit is to be
designed such that the removal of these covers should not require a separate
motion by the user when the unit is activated.
g) One (1) No. floor trap.
3.11.6.4 The Contractor shall apply silicone sealant between walls and all types of wash hand
basins. Type and the colour shall be approved by the Superintendent's Representative.
3.11.6.5 Manholes shall be built with pre-cast reinforced concrete rings or cast in-situ
reinforced concrete square or rectangular section. The concrete surfaces shall be
protected as per KOC Standard (KOC-C-006).
3.11.6.6 Manholes and frames shall be of appropriate traffic grade with 600mm minimum,
circular or rectangular opening. Manholes shall have solid, heavy-duty covers.
Manholes shall be of a size and configuration that allows easy access for cleaning and
maintenance activities (1200mm internal diameter minimum).
Manholes, more than 1.0m depths shall be provided with cast iron steps.
3.11.6.7 All the pipes used for drainage system shall be UPVC pipes or better quality
irrespective of them is given elsewhere in the KOC Standard and/or project drawings
and shall be installed in compliance with KOC Standard KOC-C-025: KOC
Recommended Practice for Drainage System – Design, Materials and Construction.
3.11.6.8 Lay chemical resistance pipe and fittings for acid effluent from the battery room.
Construct an acid neutralization pit to treat diluted acid effluent from the battery
room and discharge treated waste to the nearest sanitary drainage manhole.

3.11.6.9 All pipes shall be laid true to line and level as established during the design. Each pipe
shall be checked for correct position before laying the next pipe. All temporary
supports of the pipes during lying shall be removed before backfilling.
3.11.6.10Backfilling of the pipe trenches, around manholes shall not commence until the sewer
system has been successfully tested and accepted by Company.
3.11.6.11All fresh, cold and hot water pipes, wherever possible to be run above false ceiling,
properly supported by wall-mounted hangers and all drops located in internal corners.
3.11.6.13All drainage work shall be carried out in accordance with KOC Standard KOC-C-025:
KOC Recommended Practice for Drainage System – Design, Materials and
Construction. For laboratory drainage system and fittings shall be chemical resistance
materials and separate from domestic system.
3.11.6.14Supply and install fire-fighting hose reel. The hose reel drain pipe shall be connected
to the drainage system and supply line shall be connected to existing brackish water
line.
3.12.1 a) All doors shall be ‘UL’ listed. All walls as indicated on the project drawings
shall have 2 hour fire rating. All fire rated walls shall be extended to underside of
slab and/or beam.
b) All openings through the above mentioned fire rated walls shall be sealed with
approved fire rated sealant.
c) Fire extinguishers and hose reel shall be provided; numbers and exact location
shall be as per detailed design.
3.12.2 Supply and install Fire Stops in openings and penetrations for passive fire
prevention in order to prevent flames, heat, smoke and toxic gases from spreading to
neighbouring rooms or other floors in the event of a fire. Fire Stops shall be
intumescent materials that expand under the influence of heat and close any gaps
that might result from melted components.
3.12.3 Fire Stops shall be procured from “Hilti” or an equivalent approved by the
Company manufacturer and shall be installed strictly in accordance with the
manufacturer’s recommendations by experienced and certified technicians under
supervision of the manufacturer’s technical representative(s). The proposed Fire
Stop system shall have approval of Kuwait Fire Department.
3.12.4 Install Elastomeric Fire Stop Sealant approved by the Company with non-
flammable mineral wool (minimum density 100 kg/m 3) backfilling material, at
following locations:

a) To seal joints between fire walls and roof slabs (or roof beams), entire length
to be considered.
c) To seal all metal pipe penetrations such as water supply and drainage pipes
and HVAC ducts.
a) To seal cut-outs in slabs or floor beams made for installation of cables, cable
trays and metal pipes.
b) To seal drainage pipe penetrations (UPVC pipes).
3.12.6 Paint all cables, cable trays, pipes and HVAC ducts up to one (1) metre on either
side of the penetration with Fire Stop Cable Coating paint.
3.13.1 Carry out asphalt paving works as per layout shown on the project drawings. Asphalt
pavement works shall be in accordance to the Company’s Standard KOC-C-024 Part I:
KOC Standard for Materials and Workmanship-Roadways, Paving and Hard Standing:
Part I: Flexible Pavement.
a) Grade the new formation to the new alignment, shape and compact sub grade to
95% of modified proctor dry density.
b) On the prepared sub grade, lay and compact sub-base gatch material to 95% of
proctor dry density, minimum thickness after final compaction shall be 200mm.
d) Prime sub-base with MC-70 bituminous emulsion at the rate of 0.75 to 1.5
kg/sq.m.
e) On the prepared sub-base lay 100mm compacted thickness asphalt concrete mix
Type I (Base Course), 60mm compacted thickness asphalt concrete mix Type II
(Binder/Levelling Course) and 40mm compacted thickness wearing course Type
III. Provide tack coat between each layers.
f) Prior to laying wearing course, the preceding asphalt concrete mix finished
surface shall be cleaned, swept and a tack coat of CSS-1 or CSS-H shall be
applied at the rate 0.25 to 0.75 kg/sq.m.
3.13.3 Paint road markings in accordance with the requirements of the Company’s Standard
KOC-C-024 Part I: KOC Standard for Materials and Workmanship-Roadways, Paving
and Hard Standing: Part I: Flexible Pavement and KOC-S-001: Standard Guidelines
for Safe Road, Road Closure and Installation of Display Boards/Signs on KOC
Roads.

3.13.4 All required tests shall be done in the Company’s approved laboratory on the
Contractor’s expense.
3.14.1 The Contractor shall provide guide signboards for each main building, utility
building and the mosque. The guide signs shall have the name of the building
written in both English and Arabic script with a directional arrow. The size of the
signboard shall be 1.0m x 1.5m and shall be supported by two (2) hot dipped
galvanised mild steel I-sections. The Contractor shall prepare detail drawings
showing the final size of the signboard and the writing which shall be in accordance
with KOC Standard Drawing No. 55-02-85. The signboard shall be fabricated only
after the details have been approved by the Superintendent.
3.14.2 Supply, fabricate and install pipe crash barriers, including foundations, around the
holding tank, crude pit, diesel tank, acid neutralisation pit and junction box etc.
Crash barriers shall be fabricated in accordance with KOC Standard drawing No.
55-02-40.
3.14.3 Clean all debris from the site, trim areas and compact loose spots to make smooth
and plain.
3.14.4 Fabricate and install, as necessary, supports and any permanent means of access
relating to the gas suppression piping, valves and other appurtenances.
3.14.5 The contractor shall design supply and install the panoramic elevator for the main
lobby from ground floor up to second floor only, the elevator shall be room less
elevator type complete with all the required steel/reinforcement concrete structure
supports for minimum capacity of the elevator cabin 8 passengers or 750 Kg. the
contractor shall refer all the specification and any other information to technical
specification part XI – conveyance system.
3.14.6 The contractor shall carry out the interior design for the panoramic elevator cabin
and shall submit the proposals of the interior design along with finishing materials
samples for the company review and approval, the cabin shall include water jet
marble flooring, stainless steel hair line and decorative stamped or mirror stainless
steel cladding all shall be as per the company selection and approvals for the
detailed design and samples provided for the company approval.
3.14.7 The services elevator shall be referred to the technical specification part XI -
conveyance system, the contractor shall supply all the finishing materials for the
services elevator from the chemical resistance type and heavy-duty with minimum
capacity 1800 Kg.
The Contractor shall supply materials samples and test results; all as specified on
the drawings and specifications for the Company's approval.
