Established areas : are those who are build up since 25 years or more , so once we need to make house
there , we need to see the authority regulations

Site requirement of residential buildings,

Established buildup areas, unplanned areas older than 25 years but little unplanned,

Building line , front , specific free spaces applicable in these areas. Chart is in video

The floor of the house will always be up from road, approved scheme has little different policy for free
spaces.

If it is doctor or engineer , then he can use 25% area for professional work like office as house cant be
used for commercial activities but these professional activities use 25%

Recommended sizes

Load bearing walls, are thos which bear roof or all load its usually 9’, while those wall which are made to
distribute room partition like 4.5’. like this stairs, its trade or footer size 7 /8’ while hight of step is 7
/8’,other recommended sizes for rooms etc but we can follow our standrds as well.

FAR: covered area/total area plot

Covered area , any area covered by roof or beem is called covered area but shed over car porch, over
stairs is not included convered area. FAR basis if we make 1 or 2 stories or 3 , we need to follow
standard of FAR ration means how much plot size how much covered area is possible. Like 1.4, 1.8 etc
