FOR: - BLOCK A, VERANDO RESIDENSI, PJS 2 BY MASTERON SDN BHD
THIS SCOPE COVERS STRUCTURAL WORKS ONLY, EXCLUDE ARCHITECTURE AND EXCLUDE
MECHANICAL AND EXCLUDE ELETRICAL
Structure Engineer’s Requirements For Renovation Works
1. Building Renovation Works After CCC, in which involved Hacking of Concrete or any structural
elements shall obtain approval from Structural Engineer and Building Management’s Team.

2. This is to ensure the house owner and contractor who carry out their works is according to
requirements.

3. House owner and contractors shall consider and do his best to avoid any unnecessary hacking works
on structural walls.

4. Minor chipping works in controlled manner shall be allowed, with conditions the safety of the
buildings is not affected AND also based on case-to-case.

5. The house Owner and the Owner’s contractor shall ensure their works do not affect neighbouring
properties by submitting the layout with their PE Endorsement. Owner/Contractor shall be responsible
for any damages to neighbouring units resulting from renovation works of my/our unit.

6. Owner/Contractor shall take full responsibility during and after hacking and coring works, as per PE
endorsed plan.

7. Drawings Requirements - owner shall submit the renovation plan with clear sketch indication of the
area involved hacking works, such as size of hacking, distance in plan and elevation.

8. Method Statement of Hacking- Owner shall indicate the Method of Hacking In their Sketch.

9. Owner without their own PE Endorsement shall appoint Masteron Engineer, Perunding Dachen, to
review, suggest and endorsement, and Site Verification from Engineer upon completion.

10. Fees proposal from Perunding Dachen for the renovation works involved structural approval shall be
as follows:

Payment shall be fully paid upon approval for the owner to start works

Typical Comment on the renovation request; subject to Engineer’s Approval as follows:

Alteration
1 Drilling works, walls, Can be allow for drillings holes less than 10mm and not more than
ceiling 50mm in depth, with low vibration low impact method

2 Hacking of Walls for Vertical Direction - Less than 20mm depth, 30mm wide groove
electrical conduit lines is allowed, subjected to no cutting of steel bar, with minor
installation hand chipping/grinder methods. One groove line only for one
wall surface.

Horizontal Direction – No hacking work is allowed.

3 Hacking for Power Point Hacking of power sockets is not encouraged.


Extension
However, if owner insists on hacking for socket point, the hacking
shall only be allowed for less than 30mmx85mmx85mm, subjected
to no cutting of steel bar. A maximum of 2 nos. of socket point is
allowed only. Owner/Contractor shall take responsibility during
and after hacking works.

4 Air Con Relocation Air Conditioning piping shall not be concealed due to involvement
of hacking works of 50mm depth.

If owner insists of hacking, owner/contractor shall take


responsibility during and after hacking works.

5 Coring Works for Allow for location above window at kitchen area with diameter not
Kitchen Hood more than 150mm, all coring works shall finish with steel casing
with approved Sika Grouting or equivalent’s products.

Not encourage to core holes at yard area as owners can construct


the new windows casement with allowance for opening.

If owner insists on coring, owner/contractor shall take


responsibility during and after hacking works.

6 Hacking Of Low Wall Allow with proper Approval, Method and Supervision.

7 Drilling At Kitchen for Allow with proper submission of size and location of the new pipes
Water Filter, 20mm.
8 Wall Hacking Not allowed as all the walls are concrete walls
