I am writing to propose our services for the Design and Construction of your house renovation
located at --------- Village. After assessing your property and discussing your renovation goals, I am
confident that my team can deliver exceptional results that will transform your home into the space
you envision and ensure that the project is completed on time and within budget.

Project Description:
The scope of work for this renovation project includes the construction of a Carport ( One car),
replacement of new front gate fence, living room modification, roof repair, re-painting of exterior
and affected interior walls & ceilings, stair window removal ,electrical works to install light fixtures
and wiring. Landscaping of yard if included.

I. Carport/ garage - Preparation of surfaces (sanding, patching, and

VIII. Project Completion:


With the above Scope of Works, we present to you our proposed Work Phasing as follow:

PHASE I - DESIGN CONCEPT SERVICES


On the basis of existing plans, or measurements to be taken or confirmed by us, we will, as and
where we deem it appropriate, perform the following:
A. Site Visit to review existing conditions.
B. Discuss with you your design preferences for each of the Project’s areas.
C. Development of a preliminary schematic floor plan based on your requirements. Presentation of
the floor plan for your review and feedback. Revisions, if necessary, to ensure the plan aligns with
your vision.
D. Elevation and Perspective Design: Upon approval of the floor plan, creation of detailed elevation
and perspective ( SketchUp Drawing presentation) to provide a visual representation of the
proposed renovation. Presentation of these designs for your review and feedback. Finalizing the
designs in accordance with your preferences.
E. Prepare Final construction plan from approved Schematic Design and layout plans specifying
locations for movable furniture and furnishings.
F. Referrals of subcontractors/ suppliers will be provided if needed
G. Interior finish selections and recommendations
H. Attend any design meetings where designer is required

PHASE II - PROJECT CONSTRUCTION PHASE & ADMINISTRATION SERVICES


In this phase of the Project, we will, perform the following:
Construction Phase Description:
A. Pre-Construction Meeting: Before commencing construction, a pre-construction meeting will be
held with you, the client, to review the approved architectural designs, establish project goals, and
set expectations for the construction process. During this meeting, we will discuss the project
timeline, any specific preferences, and any concerns you may have.
B. Permitting and Approvals: We will manage the process of obtaining any necessary permits and
approvals required by local authorities. This ensures that the project complies with all relevant
building codes and regulations. Application fees shall be paid by client/ project owner.
C. Site Preparation: The construction site will be prepared, including clearing and grading, if
necessary. Existing structures that need to be demolished or modified will be addressed in this
phase.
D. Construction Work: The actual construction work, as outlined in the previous scope of work, will
begin. This includes the construction of additional Two [2] car garage replacement of new front
gate fence, living room modification, roof repair, re-painting of exterior and affected interior walls
& ceilings, stair window removal, electrical works to install light fixtures and wiring.
E. Quality Control: Throughout the construction phase, regular site inspections and quality control
checks will be conducted to ensure that work is being performed to the highest standards and in
accordance with the approved designs.
F. Progress Updates: We will provide you with regular progress updates, keeping you informed
about the status of the project, any changes, and any issues that may arise.
G. Client Communication: Effective and open communication is crucial. We will remain in regular
contact with you to address any questions, concerns, or changes that may arise during construction.
H. Safety: Safety measures will be strictly enforced to protect both workers and occupants during
the construction process. Safety equipment and protocols will be in place.

PHASE III - SPECIFICATION OF DECORATIVE MERCHANDISE AND PURCHASING


ARRANGEMENTS
In this phase of the Project, we will, as and where we deem it appropriate, perform the following:
1. Specification for all interior finishes- flooring, tile, wall coverings, cabinets, paint. Interior finishes
including but not limited to paint color, finishing materials. Provide ordering sheets and detail
Specs sheet for Client’s approval.
2. Shop for, select and/or specially design items of grille works for gate/fence, decorative light
fixtures, decorative hardware, decorative fixtures, and the like (including related third-party
services in their fabrication and installation) such as kitchen cabinets & counter, wall covering
installation, decorative painting, window treatments, landscaping materials( plants) etc.
(“Merchandise”).
3. Design all finishing work- Any built in’s and ceiling . Assist, attend and collaborate with any
custom fabricators. Provide needed drawings and documents. All measurements to be verified and
confirmed on site on all designer drawings.
4. In the event that merchandise to be purchased by you , additional cost for installation if needed
will be charged. No item can be ordered by us until the Proposal has been approved by you, in
writing, and returned to us with our required initial payment as set forth in the Proposal. Proposals
that have been approved by you in writing are non- cancelable unless stated otherwise or agreed to
in writing by us.
5. All purchases made by us on your behalf shall be made as your disclosed agent.
We are dedicated to client satisfaction. We are committed to delivering a high-quality renovation
that meets your expectations. If any issues arise after the completion of the project that are related
to the workmanship, we will address them promptly and make necessary corrections.
Warranty: We provide a warranty for the work completed, which covers any defects or issues that
may arise due to workmanship for a specified period after project completion. The duration of this
warranty will be specified in the contract.
Our commitment to good workmanship and client satisfaction is the foundation of our work, and
we will go to great lengths to ensure the successful completion of your renovation project.

Timeline and Budget:


The timeline of this project will depend on the final scope of work and complexity of the
renovation. However, I estimate that the project will take approximately Five ( 5) months to
complete, including design phase and construction phase. Commencement of project will depend on
the developers timeline of release of approved Construction plans.

The budget of this project is shown in our Bill of Quantity attached. We can also offer a proposal
for labor only agreement.
