ARCHITECT SERVICE PROPOSAL

1.0 PROJECT DESCRIPTION

1.1 The project shall be generally defined as follows:

Location: Bugasong, Antique

1.1.1 Initial Approximate Area (In Square Meter): (“250 sq. mts”)

1.2 The ACHITECT’s basic fee as set forth in this Agreement shall compensate the
ARCHITECT for services rendered in respect to the project as define herein.

1.3 The scope of the service of the architect and its professional fees covers the
following: (Not included sign and seal)

1.3.1 Preliminary Concept schematics/Conceptual Design/Sketches and Design


Solution.
1.3.2 Design development (Architectural layout and space planning studies in
scale including perspective and façade appreciation and material
conceptual presentations).

Architects Fee P 100.00 per square meter

Formula:

Initial approximate maximum allowable construction area (MACA) = 250sq. mts, x P100.00/Sq.
meter. = P 25,000.00 (Architects fee for services under 1.3.1 and 1.3.2).

1.3.5 Signing and Sealing of Fees of the Architect and Allied Professional

1.3.6 The total cost of the Architects services based on the above tabulated
scope of services to be render shall be with a sum of One Hundred
Seventy-seven Thousand pesos (Php 177,000.00) plus 10% architects
office overhead cost of Seventeen Thousand Seven Hundred Pesos Only,
(Php 17,700.00).
Formula:
Sum of item 1.3 (See formula above) + item 1.3.3 + item 1.3.4 + 1.3.5 x 10% Architects office
overhead = Total Architects Fees

1.3.7 The total sum of Architects Professional fee as enumerated above and
shall be: One Hundred Ninety-Four Thousand Seven Hundred Pesos
only, (194,700.00).
1.4 The following items are specifically including scope of other allied Engineering
services, i.e., structural design, electrical, sanitary and plumbing design services.
1.5 The ARCHITECT’S basic services are purely for the Architectural and Site
Planning schematics and design development only and exclude other scope
relating to engineering aspect of the project.
1.6 The cost of surveys, soil investigations and other tests shall be made at the Client
expense.
2.0 Payments to the ARCHITECT on account of his fee shall be payable as follows:

2.1.1 Upon signing this Architects service proposal, an amount equal to twenty
five percent (25%) of the fee as set forth in section 1.3.7 of this proposal.

2.1.2 Upon completion and approval by the Client of the Preliminary/Site


Development Plan, the ARCHITECT may request and receive a sum
which, together with previous payments, shall increase the total amount
paid to fifty percent (50%) of the basic fee of the Architect in section 1.3.7
of this service proposal.
2.1.3 Upon advice by the Client to proceed with the production of the
construction drawings, the ARCHITECT may request to receive a sum
together with previous payments equivalent to eighty percent (80%) of the
fee of the production of drawings as provided for under section 1.3.7.
2.1.4 The balance of the ARCHITECT’s fee for the production of drawings
shall be payable upon completion of the working drawings for
construction together with the fees of the architect and allied professional
in the signing and sealing of the said plans and specifications as provided
for under this service proposal together with previous payments equivalent
to one hundred percent (100%) of the basic fee under section 1.3.7 of this
proposal.

3.0 SEPARTE CONTRACTS


The Architect fee applies to work under one general contract only which is only intended
for this project, for other projects similar in nature shall be quoted separately.

Architects supervision whether part time periodic visit or fulltime supervision is not yet
included in this service proposal. Should the Client desire for the ARCHITECT to render
full time supervision, that supervision fee shall be quoted separately in another service
proposal before the commencement of the execution of the project.
4.0

OTHER CONDITIONS ON SERVICES

4.1 Conditions for the Architect’s Fee


The Architect’s Fee is based on the Project Construction Cost. Where the
Architect has to render additional services, additional compensation shall be
required.
4.2 Per Diem and Traveling Expenses
A per diem plus traveling and living expenses shall be chargeable to the Owner
whenever the Architect or his duly authorized representative is required to
perform services at a locality beyond 50.0 kilometers (air, straight line or radial
distance) from his established office as it appears in the Architect’s letterhead.
4.3 Extra Sets of Contract Documents
The Owner shall pay the Architect for additional sets of Contract Documents.
4.4 Change/s Ordered by the Owner
If the Architect renders additional professional services due to changes ordered by
the Owner after approval of the Architect’s outputs, the Owner shall pay the
Architect for extra time, resources/ drafting, or other office expenses.
4.5 Different Periods of Construction
If portions of the building/s are erected at different periods of time, thus
increasing the construction period and Architect’s burden of services, charges
pertaining to services rendered during the Construction Phase shall be adjusted
proportionately. When the suspension of construction exceeds a period of six (6)
months, the fee for the remaining works shall be doubled.
4.6 Separate Services
Should the Owner require the Architect to design movable or fixed pieces of
cabinets and other architectural interior (AI) elements, site development plan
(SDP) components, urban design elements, and other items of similar nature, the
Owner shall pay the Architect in addition to the Architect’s fee. The
compensation shall be based on the Project Construction Cost as provided for
under SPP Document 203.
4.7 Ownership of Documents
All designs, drawings, models, specifications and other contract documents and
copies thereof, prepared, duly signed, stamped and sealed and furnished as
instruments of service, are the intellectual property and documents of the
Architect, whether the work for which they were made is executed or not, and are
not to be reproduced or used on other work except with a written agreement with
the Architect (Sec. 33 of R.A. No. 9266).
4.8 Cost Records
During the progress of work, the Owner shall furnish the Architect a copy of the
records of expenses being incurred on the construction. Upon completion of the
project, the Owner shall furnish the Architect a copy of the summary of all cost of
labor, services, materials, equipment, fixtures and all items used at and for the
completion of the construction.
4.9 Project Construction Cost (PCC)
Project Construction Cost (PCC) as herein referred to, means the cost of the
completed building to the Owner, including the structure, plumbing/sanitary and
electrical fixtures, mechanical equipment, elevators, escalators, air-conditioning
system, fire protection system, alarm and clock system, communications and
electronic system, elements attached to the building and all items indicated in the
plans, designs, drawings and specifications prepared by the Architect and his
consultants.
The construction cost of other items planned and designed by the Architect, such
as architectural interiors (AI) and site development plan elements and other items
of similar nature, additionally planned / designed by the Architect are also part of
the PCC. The cost of materials used and the labor for their installation are part of
the PCC. If these items are furnished by the Owner below its market cost, the cost
of the material and labor shall nonetheless be computed on the basis of the current
(and fair market value) costs.
The PCC does not include any of the fees for the Architect, the Engineer, the
Specialist Consultants or the salaries of the construction inspectors.
4.10 Project Development Cost
Project Development Cost shall include cost of the construction as well as all
professional fees, permits, clearances and utilities and cost of acquiring the
project site / lot, cost of money, etc.

This AGREEMENT is made and entered into this 29 day of October, 2023, by and between:

Mr. Mick Jay J. Adayon with permanent address at Ilauod, Bugasong, Antique, hereinafter
referred to as the “OWNER”.

Ar. Kenneth S. Talete, a sole proprietor with postal address at Paliwan, Bugasong, Antique,
referred to as the “ARCHITECT”.

Whereas the OWNER intends to construct: PROPOSED 2-STOREY RESIDENTIAL


BUILDING and hereinafter called the “PROJECT”.

NOW, THEREFORE, the OWNER and the ARCHITECT, for the consideration hereinafter
named, agree as follows:

1. SCOPE OF SERVICES

The Architect agrees to perform, for the above –named Project, Professional Services as
hereinafter set forth;

*INCLUDES ESTIMATES, SPECIFICATIONS, WORKING
DRAWINGS/PLANS(SIGN AND SEAL)
 STRUCTURAL PLANS (SIGN,SEAL, AND ANALYSIS by the Engineer)
 SANITARY PLANS (SIGN AND SEAL by the Master Plumber)
 ELECTRICAL PLANS (SIGN AND SEAL by the Engineer)

2. PROFESSIONAL FEES
1. The OWNER agrees to pay the ARCHITECT for such Services, a Fee in the amount of
(amount in word and number), in accordance with the terms and conditions hereinafter
set forth and more particularly stipulated in DESIGN PHASES AND SCHEDULE OF
PAYMENTS, of which schedule are made an integral part of this Contract Agreement.

2. The OWNER agrees to pay the ARCHITECT for PER DIEM Site Visit, a fee in the
amount of (amount in word and number) every periodic visits to the site to familiarize
generally with the progress and quality of the work and to determine in general if the
work is proceeding in accordance with the approves Plans and Specifications, and on any
working day that the OWNER request to check the progress and quality of the project,
regardless of the time spent by the ARCHITECT on site.

3. DESIGN PHASES AND SCHEDUL OF PAYMENTS
