WORK CONTRACT AGREEMENT

An agreement is being entered between the contractor Sri. S. Vijaya Bhakar, S/o. Late .S.
Ramaiah, residing at D.No. 23-10-106, Maruthi Nagar, Tirupati herein after referred
as ‘Contractor’.
And

Smt. SUGUNA. SARASA, W/o. Sri. P.S. SASTRY, 18-5-91/C, 2 ND Floor, Sapthagiri
Nagar, Tirupati – 517 507 herein after called as ‘Owner’.

The Owner wished to construct his own RESIDENTIAL BUILDING (FIRST FLOOR)
and approximately construction area of (38’.0” x 54’.6”) + Steps (1.0 Ankanam
Extra) + external sunshades (30 sft ) = 2137.00 Sq.ft. and approached the Contractor to
undertake the work as per the working drawings and specifications enclosed hereunder
with this agreement.

CONTRACTOR OWNER
As per this contract the Owner has to pay Rs. 40,60,000/- (Rupees : Forty Lakhs
Sixty Thousands only) without out additional works towards the construction cost as per
the schedule of payment described here under in this agreement i.e. at a cost of Rs. 1900/-
per Sq.ft for First floor approximately about 2137.00 Sq.ft as per Plan.

We (both parties) herewith bound to abide with this agreement and declare that the project
detailed specifications as per the specifications mentioned below:

1) Plinth area of F. Floor (38’x 54’.6”) : 2071.00 Sq.ft.

DETAILED SPECIFICATIONS

Floor Height Slab clear height is 10’ 6”ft.


Structure : RCC framed structure with M20 concrete.
a) Cement: PPC 53 grade Ramco/Bharathi/Zuari/Dalmia/JSW as per
owner choice
b) Steel: Fe500 grade (Rajaram/Tirumala/MS Life/ Kamashi.).
Super All external walls of 9” thick and internal walls of 4½’’ thick using well burnt
Structure: good quality bricks .

Plastering: a) ½” thick sponge plastering in CM 1:3 for ceiling.


b) ½” thick sponge plastering in CM 1:4 for internal walls.
c) ¾” thick sponge finish in CM 1:5 for external walls

Flooring: 2’ x 2’ Vetrified Tiles aat cost of Rs. 40/ sft.

Doors: Main door with Imported Teak wood frame(5” x 4”) and Imported Teak wood
shutters 1.5’ tk and remaining all doors (4”x3”) frame and shutters with flush
doors at the cost of Rs.3500/- each door.
Windows: UPVC Windows (3 Track) , Ventilators with imported frames (4”x3”) with 12
mm MS Square Iron rod grills and 5.5 mm tk. Plain Glass.
Door & Main door with Lock (Rs. 2,000), Brass fittings and remaining doors ,
Window windows with make of Steel body with S.S. finishing will be provided.
Fixtures.
Safety Grills MS Grills for main doors ( 2 No’s) with 12mm Square Bars will be provided..

Kitchen RCC with Granite Top ( 2’ x 15’ ) with Granite Sink (or) SS sink (24”x18”) at
a cost of Rs. 80/sft including charges. Wall tiles up to Slab at a Cost of Rs.
35/sft..

Painting: a) All external walls with exterior emulsion (Asian/Nerolac ) with two coats
over one of primer.(Suraksha Grade).
b) All internal walls with Birla wall care putty and with one coat primer and
two coats Acrylic emulsion ( Asian/Nerolac/Equivalent Tractor Emulsion).
c) All windows/doors, Iron grills with two coats enamel paint with one coat
primer, polish to main door and puja door.

Plumbing a). Open waterline with CPVC, UPVC, PVC Pipes with pressing type ¾” &
1” Pipes and 2 ½’’ & 4’’ sanitary pipe line (Sudhakar/Swathi/Prryware)
Sanitary b). 2 Toilets will be provided in each portion with European Type (Floor
Mounted with Flush Tank (Basic Model) with
(Hindware/Cera/Banelevo/Grafdoer) . Bath and toilets fittings will be of CP of
(Rs. 500 to 800/- per each tap, Rs. 800 to 1000 for shower and Rs.2000/- for
each wall mixture) or equivalent make. 2 Wash Basins (Rs. 1000) each floor
will be provided.

Flooring for toilet will be of anti skid ceramic tiles and wall cladding for full
Toilets: height of toilet walls with glazed ceramic tiles (With cost of Rs 30.00/sft).
Electrical: Concealed copper wiring of Finolex/GM/Gold Medal/V Guard/ RR/Anchor
wire cable with Basic model Switches same brand will be provided. One
telephone, One Cable T.V. Point, 3 A.C points shall be provided.
Wiring for facilities of inverter will be provided.
Cement 300 Rft Cement cupboards shall be provided in halls for showcase, dining,
cupboards bedrooms and kitchen will provided. Wooden cub boards will not be
provided.

Staircase Open Stair case & MS hand rail will be provided.

Elevation Mesh work with cement for simple design will be provided.

Overhead Nandi water tank ( 2 no’s). 1000 Lts capacity .


Tank
Weather proof Cement flooring in C.M (1:3) over the roof slab with weather proof material
course: and rain water down fall pipes shall be provided.

Extra Items Earth Pit Arrangements


(not included in Parapet Wall on First Floor

Note : Head Room on Stair case is extra.

OWNERS SCOPE
1. EB connection, service wire, Box & other charges to APSPDCL.
2. Electrical fixtures like tube lights, fans and exhaust fans will be fixed by owner.
3. Electricity & Water facility given by the owner.
4. POP and Lights, Wire and Switches, Putty to POP works charges by the Owner.
5. LIFT and Lift Arrangements like Electrical and other Lift requirements by the
owner

TERMS AND CONDITIONS

1. Construction work will be carried out as per the drawings and specifications
furnished by Owner and signed by both the parties.

2. The work can only be started after payment of initial advance to the Contractor.

3. The ‘Owner’ shall pay Rs.1,900/- (Rs. One Thousands Nine Hundreds only) per sft
for First Floor area of about 2137 Sq.ft. towards the construction cost as per the
schedule of payment described hereunder towards all charges related to the
construction aspects as per the specifications above.

4. Construction work will be completed in all respects within 9 months from the date
of handing over of the site ( March - 2024) provided the owner pays all the
scheduled installment at regular intervals as specified in payment schedule.

5. The Contractor has to bear and accept the responsibility of completion of the
Contract irrespective of escalation of material or labor charges during agreement
period up to 5%.

6. The Owner has to provide electricity and water during the period of construction and
watchman will be provided by the Contractor.

7. Only cement cupboard slabs will be provided by contractor wherever necessary and
without any wood work for cupboards.

8. Payment will be based on actual measurements.

9. Owner may in his choice may opt for other variety of make/product of materials and
the contractor shall procure the material accordingly and if any difference amount
found excess over the scope of contractors offer, contractors offer amount will be
deducted and the owner shall pay the balance material amount to the contractor.

10. All payments shall be made in favor of Contractor and his associates.

11. Final payment will be made only when the contractor completes all the extra items
of works at extra cost agreed to the satisfaction of the owner.

Following is the sequence of items of work which has to be completed by the contractor for
arranging respective percentage of payment by the owner. The approximate plinth area considered
for part payments purpose is Rs. 1,900/ Sft. And approximate estimate is Rs. 40,60,000/-
