1. REPORT
1.1 GENERAL DESCRIPTION

1.1.1. OBJECTIVES
The main objective of this project is designing and building an industrial bay, in which
exists the necessary machinery to modificate cars. Besides, it is important that this
garage has a place where the cars can be parked and another place dedicated to the
offices and the customer reception.

Once the project is done, it should be able to modify mechanical and electronic aspects
of any car engine. Thus, it is going to be possible to increase the horsepower and
specifications required by the client.

On the other hand, due to the big size of the industrial bay we can also offer a private
luxury parking lot for people who want to park their cars for example on holidays. In
this way, clients will feel more secure.

1.1.2. LIMITATIONS
The garage is only going to be prepared to provide the services which are considered in
product specification, any exterior or interior aesthetic modifications are going to be
making in it. It isn’t going to be able to offer the service of a conventional garage.

In addition, it is going to be capable of sheltering a certain number of cars, of which we


can only work with four cars at the same time, so it could be possible not being able to
serve a customer immediately if these four work areas are already busy.

1.1.3. LOCALIZATION
The localization for the facility would be the city of Valencia, located on the east coast
of Spain. We have chosen this city because in this city there isn´t any factory like this,
besides in Valencia there are many people who can be interested in our products, due to
it is an area where there is a great motor culture thanks to the different events that take
place in Chest circuit and the urban circuit in which hosts the Formula 1 Grand Prix of
Europe.

These sport events make this city has an important market in luxury and high quality
cars that belong to residents in Valencia and tourists attracted to there.

One aspect that we have to be into account is that Valencia is a growing city and the
third city in Spain related to the number of residents and to the urban area. In addition,
Valencia is the center of the Mediterranean economy because it has an influential
industry, high deposits and it is an important source of foreign currency and national
investment.

Definitely, Valencia is a suitable chosen for this kind of products.

On the other hand, the site into the city of Valencia for the facility would be placed in
industrial estate, near the port. The area of the land that we would need is 6300 square
metres.

We have selected this area because there are some advantages for our project.

One advantage of locating the facility in this land is that it is very well communicated
with the V-15 and V-30 highways and CV-500 road.

Another advantage is that we have the possibility of maritime transport so we can offer
our products to clients of other countries.

Related to the economical aspects, the location is well due to we are next to marina,
nautical club etc and the people who belong to this types of club usually have a high
purchasing power.

1.1.4. PLANNING AND SCHEDULING


The members of the group met once a week for two hours in order to discuss the work
that we have done during the week and what parts of the work we had to carry out in the
next week, as well as possible what changes we had to make to improve the
performance of the project.

1.2. CIVIL WORK

1.2.1. CONSTRUCTION

1.2.1.1. General description

The facility of the Project is going to be located in a plot of 6300 m2. The facility is
going to be built with ridged roofs. The built-up area will take up a surface of 3000 m2,
which is 47,62 % of the plot. The rest of the surface will be part of the access to the
facility.

1.2.1.2. Foundation
The foundation will be made with reinforced concrete isolated footings which will be
connected by tie beam. The arrangement and the dimension of each footing can be seen
in the drawings.

The building will have the corresponding manhole to evacuate the rain and fecal water,
and the supply corresponding to the General Drainage Network.

1.2.1.3. Metallic structure


The project will have two identical facilities. Each of them will be separated by a
distance of 6 meters, and the span will be 25 meters. The columns have an high of 8
meters and the maximum high to the ridge is 12 meters.

In the front of the facility there is a second floor of 300 m2, where the offices will be
installed.

All the structure will be made with steal S-275, which has yield strength of 275 N/mm2.

1.2.1.4. Enclosure
The curlings rest over the frames, which it has just been described. The cross-section
that has been used for the upper and lateral curlings is ZF which are separated ad
distance of 2,5 meters.

X-bracings, with a circular cross-section, have been used to brace the structure.

1.2.1.5. Measurements
The next tables show the details of the material resources necessary to carry out the
building of the facility. They are divided in structure, joining and foundations.

1.2.2. LIGHTING

1.2.2.1. Introduction
Lighting is one of the most important surroundings requirements indoor. An appropriate
visibility is very important in order to do any type of task in a comfortable and safe
way.

In our facility, we can differentiate three type lighting:

 General lighting: the aim of the general lighting system is ensuring an


homogeneous level of illumination in all the post which are located in a same
plane.
 Emergency lighting: the aim of the emergency lighting system is ensuring an
appropriate illumination in the premises and the access to any exits, if there is a
fail in the supply of the general lighting.
 Outdoor lighting: the aim of the outdoor lighting is keeping an appropriate
visibility in the surroundings area of the facility.

In order to calculate the luminaries that are necessary to obtain a determined level of
light we have used the lumen method

1.2.2.2. Luminaries
Selecting an adequate type of luminaire is very important to ensure a good visibility in
all the areas of the facility. Three types of luminaries have been chosen for the indoor
and outdoor lighting, and an additional luminaire for the emergency lighting.

Details of each type of luminaire can be seen below:

As the iluminance required isn’t the same in each area, we have to use the lumen
method for each one.

1.2.2.3.1. Garage

1.2.3.1. Installation description


The installation has a main switchboard, with a general protection and protection in the
branch circuits.

Its composition is reflected in the one-line diagram, with the following protection

overcurrents.
- Differential circuit breaker for the protection against indirect contacts.
- Automatic magnetothermic switch for the protection in the branch circuits.

The material that has been used for the supply water is PEAD. The maximum and the
minimum limit velocities have been used in order to calculate the diameter of the pipe.

In the facility there are four main consumptions, which are detail in the next table:

1.2.2.1. Drainage water

The material that has been used for the drainage water is fiber cement. The velocity in
each section should be higher than the minimum limit value in order to avoid
sedimentation, incrustations and blockages, to avoid erosion problems.

The arrangement of each section can be seen in the drawings.

In the drainage water there is two different flows: rainwater and sewage. To calculate
the sewage flow you only have to look the consumption that we had in the supply.
While to calculate the rainwater flow, it’s necessary to divide the plot in different areas
and calculate the flow for each area.

In that way, the land has been divided in 8 parts, each of them has a different suface.
The different parts and its surface can be seen in the next picture:

So, with those areas we can obtain the rainwater flow in each point.

Firstly, we calculate the total concentration time from the next equation:

From the next map, we obtain the average rainfall water intensity for an hour. So that

1.3.1. Sanitation
The bathrooms of the workshop have low-tank toilets, pedestal sinks and modular metal
lockers.

The faucet will be mixer taps, which have a single tap to regulate the flow, quantity and
temperature of the water.

The toilets and showers are equipped with liquid soap dispensers, frameless mirrors,
lavatory roll holder, trash disposal and hot air electrical hand of stainless steel with
electronic sensor.

A thermal-heater-accumulator will be placed to provide hot water in the changing room.

There are ladies toilets and gents toilets. Both services have two independent toilets
through walls and doors, and a sink in a common area of the two toilets.

Services will also have the changing room area, so have a large area. These have metal
modular lockers with key lock for employees to leave the clothing change and personal
without the risk of lost or theft, it have also two showers in each service, and the will be
shower trays, closed for curtains and conventional shower heads hand with mixer tap.

Also, there will be a fully equipped first aid kit as specified in the “Ordenanza General
de Seguridad e Higiene en el Trabajo”.

1.4. INSTALLATIONS

1.4.1. WORKSHOP

1.4.1.1. Warehouse

It has an area of one hundred eighty square meters. It is a reserved space to store all
kind of merchandise of any size due to the large volume of available.

It consists of two main passages separated by a central shelf. There are also some
shelves on both sides of the central shelf and last on the bottom of warehouse.

Workshop and warehouse are separated by fast gate insulation.

1.3.2.1. Changing room
It has a total space of one hundred fifty square meters, it is connected directly with the
workshop area and it will be differentiated in a male staff area and another area for
female staff.

Each of two changing rooms will be consist of eight individual showers, six toilets and
six urinals. In case of men´s changing room, three of these six urinals are wall urinals.

The central zone of each changing room is made up of a row of benches where workers
will be able to change their clothes and a locker for each worker where they can store
their personal belongings.

1.3.2.2. Car park


It has a capacity of eight vehicles and it will be used only for customers cars waiting to
be modified or to be ready to deliver since cars of workers will be stationed outside of
the industrial plant.

Surface parking is seventy two square meters.

1.3.2.3. Car wash


It consists of two areas completely equipped with the latest technology of washing and
aspirate cars to the cars will be delivered to customers with a perfect appearance.

1.3.2.4. Central zone


It has approximately one thousand five hundred square meters large enough to cars and
goods trucks will be able to maneuver easily.

It is crossed by a row of pillars spaced six meters.

1.4.2. Offices

1.4.2.1. Hall
It has an area of three hundred square meters it will harbor the customer receipt and also
a varied exhibition of modified cars by the firm in order to the customers can check the
excellent work done with cars.

In the hall there are stairs that connect directly to the office area.

This floor is dedicated to administrative tasks and customer acquisition. Here is listed

3. SPECIFICATION SHEET

3.1. SPECIFICATION SHEET DEFINITION

This specification sheet aims to define the material and equipment characteristics used
in the construction, and control and implementation techniques to follow for the proper
performance of the project.

3.2. GENERAL CONDITIONS

3.2.1. Project’s documents

This project has the following documents:


1. Report.
2. Drawings.
3. Specification sheet.
4. Budget.

Drawings, specification sheet, price list and total budget are contractually binding,
therefore are mandatory and only authorized modifications by technical management
are introduced.

The other project’s documents or data are informative and are constituted by the report
and partial budgets. These documents represent only an informed opinion, and the data
collected has to be a complement for the contractor, who has to get his own information
directly and with his own means.

Only contractual documents form the basis of the contract, so the contractor can not
modify any contract condition on the basis of informative documents, unless these data
appear in a contractual document.

In case of any discrepancy between the drawings and the specification sheet, the
specification sheet will prevail.

What be indicated in the drawings and omitted in the specification or vice versa sheet
must be executed as if mentions in both.

3.2.2. Description of sites

The sites are localized in Valencia, near the port, with a total land of 6.300 m2 which is
the necessary for the execution of this project.

The sites are described in the report and drawings, which specifies all the characteristics
of each element involved in:

1. Realization of foundations.
2. Execution of civil works regarding projected facility.
3. Continued civil works. Floor, officies, changing room, warehouse.
4. Sanitation and plumbing installatin.
5. Prefabricated fed hud.
6. Low voltage electrical installation.
7. Fenced plot outside the facility with concrete building blocks, and metal
enclosure galvanized of hollow sections, spaced 3 m, and mesh galvanized to
give a total height of 3 m.
8. Installation of fire protection equipment.
9. Installing the necessary machinery for carrying out the activity projected.

3.2.3. Performance and time scheduling

The schedule for the completion of works and facilities, including auxiliary equipment
necessary, shall be agreed with the contractor.

3.2.4. Modification of sites


The site manager can make changes at any projected unit giving to the contractor the
definitive drawings, which will be part of the project since this moment.

If changes relating to replacement of a unit by another similar contained in the budget,


the changes will not lead to changes in unit prices specified in the project.

3.2.5. Omitted or conflicting regulations


Project management will strictly resolve the cases of omission of some prescription or
two contradictory prescriptions.

3.3. MATERIAL AND EQUIPMENT CONDITIONS


3.3.1. Terms
The materials must meet the following requirements:

1. The origin of the material shall be determined by the contractor.


2. In addition, the contractor has to notify the project management the origin of
the materials, so he can have the approval of the same.
3. In no case can be used materials in the construction whose origin has not
been approved by the project management.

3.3.2. Steel
The steel will comply all the mechanical characteristics (yield strength, tensile strength,
elongation, bending), included in the rule UNE-EN 10020:2001, and chemical
characteristics (limit in carbon, phosphorus and sulfur), established in the rule EA-95.

3.3.3. Cement
The cement will be chosen by the contractor, but it should comply with the rule RC-08
(“Instrucción para la Recepción de Cementos” and the norm EN 197.

3.3.4. Water
The water will come from the existing mains water on the sites and will be used for
mixing the concrete and concrete curing. Its mineralization will not be excessive. In
general, any potable water may be used without preliminary experiments.

3.3.5. Aggregates
The sands have to be of siliceous nature, from rivers or quarries.

The contractor must test sand for mortars to know if increase or decrease the dosage of
the mixture. With these results and prior the start of the sites, the site manager will set
the mixing proportion and size to be used in the whole construction.

3.3.6. Pipes
There are two types of pipes in the facility, ones are used to supply water and the others
for the drainage of water.

Supply pipes are PEAD and drainage pipes are made of fiber cement.

The pipes must accomplish the terms established in the norm UNE-EN 10255, and the
checks and tests collected in “Pliego de Prescipciones Técnicas Generales para Tuberías
de Abastecimiento de Agua” will be obligatory.

3.4. EXECUTION CONDITIONS


3.4.1. Terms

3.4.1.1. Construction works


All works included in this project will be implemented following the drawings and the
specification sheet and the project management will control them, and also will decide
any question that may arise in the interpretation of them, and conditions and details of
implementation.

3.2.1.1. Temporary works


The contractor will be responsible for preparing the roads or access to the construction
as indicated in the specifications or instructions received from the project management.

The materials and construction units needed in those temporary works shall comply
with all requirements of these specifications, as if they were definitive works.

Only necessary temporary works will be paid, if project management believes that they
are not strictly necessary will not be paid.

3.2.1.2. Landfills
The contractor shall locate landfills to use and pay the usage costs.

The different materials need to be removed would not increase the price because they
are included in the contract.

The project manager may authorize areas inside the sites as landfills.

3.2.1.3. Construction conservation


It is the night security, cleaning, maintenance and repair, as well as all works necessary
to keep the construction perfectly working and cleanliness.

All of the above is included in the contract, so the contractor can not claim more money.

3.2.1.4. Deviation of servicies


Before excavations and based on the drawings, the contractor shall study and replan the
services and facilities affected and propose the necessary changes.

If the project manager accept the changes, he will communicate them to the appropriate
company. The changes will be paid by receipt.

3.5. REPLAN
Prior the start of the construction, the project manager will check the modifications
proposed by the contractor. After completing the checks, the charter will be done and
the construction can begin.

Replaning expenditures will paid by the contractor.

3.6. EARTH MOVING


Earth moving includes land or rocks movements necessary for the execution of the
works. These operations are: land clearing, earthworks, clearing and emptied, filled and

embankments, excavation of trenches and pits , land transport to landfill and final
replant.

The clearance works includes the excavation and removal of the materials to be
clearing. All this will be made in accordance with these specifications.

The explanation includes cut or fill operations needed to level the areas where buildings
will settle.

If during excavations springs or filtrations appear by any cause, the project management
will establish what to do and what works should be done. These operations would be
included in excavation prices, as well as the transport.

All excavations will be done in accordance with the drawings and data obtained from
the replant.

3.7. LAYING FOUNDATIONS


The project management will verify that the embedding is performed on the shape, size,

length, shape, separation, diameter, number of bars and sections contained in the planes.
Coatings, anchors and assemblies shall comply with the regulations.

The steel to be used will comply with the requirements in the Structural Concrete

3.8. STRUCTURES
3.8.1. Metallic structures
The shape and dimensions of the structure will be defined in the drawings, as well as the
type of steel.

Unions, whatever their type, are made in accordance with the directions of the project,
the project management or rules in force.

Before installation of the structure will be cleaned at least the parts must remain hidden.

3.2.1. Prefabricated elements


This section covers all the structural elements and / or enclosure industrialized or made
at the workshop, so that the work is performed only assembly.

The assembly of the various components will be in accordance with the directions of the
manufacturer and the project management, by trained personnel capable of perform the
work.

Special care will be taken with the anchor and plumbing elements, as well as the perfect
sealing of joints

3.9. ECONOMIC CONDITIONS


3.9.1. General criteria
All parts involve in the construction can receive the amounts accrued for proper action
regarding the contractually stipulated conditions.

3.9.2. Deposits
The Contractor will provide a deposit within deadline. The amount will be 10% of the
final budgeted amount in order to avoid last minute dropouts.

If the contractor refuses to carry out the agreed work, the project manager may hire
another company to perform these services, losing the previous contractor the full
amount of the deposit.

3.9.3. Contradictory prices


Prices will only be contradictory when the project management or the project manager
will introduce units or quality changes in some element of the work, or when there is an
unforeseen situation.

The contractor shall be required to make changes.

The price will be determined between the project manager and the contractor before
starting the execution of the works and the period determined by the specifications. If
no agreement is reached, the price would be determined by analogy with one of the
work within the framework of the project price.

3.9.4. Claims price increase


Before signing, if the contractor has not made any claim price he can not claim error or
omission to increased the prices set in the budget under any circumstance.

3.9.5. Revision of contract prices
The review of the contracted prices is admissible if the project management decided to
implement substantial changes in any material or service used in construction. This
review shall be made between the project management and contractor.
