All The Works shall be carried out as per the Approved Drawing and Following Terms &Conditions.

6. Foundation and RCC All below shall be subject to Consultant‘s
approval
a) All structural works as per approved Contractor
drawings.
b) Only SRC Cement shall be used for
underground construction.
c) Steel Jindal Oman (Sohar/Muscat) will be Contract/
upto RO. 260/- will be by the contractor. Owner
Incase the steel rate is increased the extra
amount shall be paid by the Owner.
d) PCC will be Ready Mix (Oman Mix or Al Contractor
Raji, Or Al Tasnim/Rak Mix).
e) Footings, short columns, plinth Beam will be Contractor
Ready Mix 35 N SRC (Oman Mix or Al
Rajhi or Al Tasnim/Al Rak.
f) 1000 Gauge Polythene Sheet (Oman Plastic Contractor
Co. LLC) below the PCC, Footing, Ground
floor and boundary wall.
g) 2 Layers Rubber Bitumen Treatment should Contractor
be done for all concrete works underground
as well for wall underground internal and
externally.
h) Bitumen painting shall be done over the Contractor
surfaces which are in contact with soil.

8. Super Structure a. All Blocks Should Be AL RAJI, AL Contractor
TASNIM, MUSCAT BLOCK Or
ORIENTAL, either solid or hollow, all
foundation solid block
b. The Use of a concrete mixer machine for Contractor
all castings at site, such as a brick mortar
(no hand mixing shall be allowed).
c. Cement Oman made (SRC or OPC) Oman Contractor
cement.
d. Concrete Linter shall be done above and Contractor
below all windows.
a. Using the Butterfly to Connect the Columns Contractor
with bricks
b. Lintels, Arches shall be Machine Mix Contractor

from approved brand).

drawing, and consultant instruction and the

COMPLETION PERIOD:

14 Months from the Excavation Permit Issued By theMunicipality

DELAY PENALTY:

The penalty will apply as 100 R.O per each day from the date of completion date mentioned in the
agreement. If the owner delayed supplying the materials after getting the material request from
contractor as per below mentionedcondition, the owner is responsible for delay.

HANDOVER:

Hand over is defined as the final work after all services (electricity & water) have been connected to
the villa and all snags from the consultant and owner have been attended.

MAINTENANCE PERIOD:

MONTHS from the date of handover and maintenance cost will be from the contractors expense.
Contractor will be responsible for all defective works due to bad workmanship. The contractor is also
responsible for all defective material that is supplied by the contractor.
NOTE:

1. Use Sulphur Resistant Cement (SC) is used for all below ground level or contact to soil (PCC
for footing, short column, Block work, Plinth beam and floor concrete). All other work is done
with Ordinary Portland Cement (OPC).
2. Lightweight materials to fill the sunken slabs will be the owner’s responsibility.
3. The contractor shall notify the consultant and arrange for an inspection for all major
milestones.
4. The retention money should be after getting satisfaction letter from owner and written approval
from consultant.
5. The contractor should submit the material request to owner before one month of requirement
date. If any delay due to delay of material request, the contractor should be responsible.
6. If the owner want purchase the materials, the amount will be deducted as per the rate
mentioned in the agreement. It is contractor responsibility to unload the material which is buy
the owner such as finishing materials except gypsumboard.
7. In case any discrepancy exists in the details included in the drawing, the contractor should
notice to consultant before executing the work.
8. Temporary electrical & water services from start to end to be provided by contractor.
9. Back Filling will be done in 3 layers.
10. Adjustment in the size of window (window sizes in the drawings is excluded the frame) or
doors to be done by Contractor.
11. Kitchen and house stores shelves to be made as per owner demand.
12. Payment of each milestone should be after getting written approval fromconsultant.
