COMPLETION PERIOD:
DELAY PENALTY:
The penalty will apply as 100 R.O per each day from the date of completion date mentioned in the
agreement. If the owner delayed supplying the materials after getting the material request from
contractor as per below mentionedcondition, the owner is responsible for delay.
HANDOVER:
Hand over is defined as the final work after all services (electricity & water) have been connected to
the villa and all snags from the consultant and owner have been attended.
MAINTENANCE PERIOD:
MONTHS from the date of handover and maintenance cost will be from the contractors expense.
Contractor will be responsible for all defective works due to bad workmanship. The contractor is also
responsible for all defective material that is supplied by the contractor.
NOTE:
1. Use Sulphur Resistant Cement (SC) is used for all below ground level or contact to soil (PCC
for footing, short column, Block work, Plinth beam and floor concrete). All other work is done
with Ordinary Portland Cement (OPC).
2. Lightweight materials to fill the sunken slabs will be the owner’s responsibility.
3. The contractor shall notify the consultant and arrange for an inspection for all major
milestones.
4. The retention money should be after getting satisfaction letter from owner and written approval
from consultant.
5. The contractor should submit the material request to owner before one month of requirement
date. If any delay due to delay of material request, the contractor should be responsible.
6. If the owner want purchase the materials, the amount will be deducted as per the rate
mentioned in the agreement. It is contractor responsibility to unload the material which is buy
the owner such as finishing materials except gypsumboard.
7. In case any discrepancy exists in the details included in the drawing, the contractor should
notice to consultant before executing the work.
8. Temporary electrical & water services from start to end to be provided by contractor.
9. Back Filling will be done in 3 layers.
10. Adjustment in the size of window (window sizes in the drawings is excluded the frame) or
doors to be done by Contractor.
11. Kitchen and house stores shelves to be made as per owner demand.
12. Payment of each milestone should be after getting written approval fromconsultant.
