SPECIFICATIONS

PROJECT : Two-Storey Single-Attached Residential Building


LOCATION : Lot 45, Blk. 26, Zeus Street, Phase 3, North Olympus Subdivision,
Brgy. Kaligayahan, Novaliches, Q.C.
OWNER : Mrs. Ma. Victoria M. Yap

1. GENERAL REQUIREMENTS

The specifications are intended to cover all labor and materials required for the completion of the
proposed project. Materials and/or work not specified/mentioned in the Specifications, working
drawings, and other Contract Documents, but implied and deemed necessary to complete the work
shall be supplied by the Contractor.

All sections of this document shall be read and followed in conjunction with the Notes and
Specifications in the Contract Documents provided by the corresponding professionals in each
specialty.

The Contractor/Owner shall make all the necessary excavations for foundations to grades indicated
on the drawings without extra compensations. The finished grade line is indicated in the approved
plan, or as fixed and established by the concerned governing body.

2. SITE WORKS

2.1 The work includes the demolition of existing structures and clearing of weeds, shrubs, trees,
and other unwanted elements, as well as the the disposal of all debris on site resulting from the
performance of works, at a distance of five (5) meters around the building complete.

2.2 The established grade line shown in the drawings shall be the elevation 0.30 meters above the
highest street centreline elevation.

2.3 The building shall be staked out and all line and grade shown in the drawings established before
any excavation is begun.

2.4 All excavations for foundation and utility appurtenances, such as underground tanks, manholes,
and the like, shall be made to the depths indicated in the drawings. Excavation shall continue to
the depths necessary to obtain a proper soil bearing capacity. Excavation shall be provided with
adequate bracing and shoring where necessary to prevent injurious caving or erosion for the
protection of workers, existing constructions, materials, and adjoining property.

2.5 Backfill shall be put in layers of 0.15 (or 0.20 by ef3) meter thick, each layer wetted and
compacted by machine or hand tampers. The uppermost 0.05 of the fill shall consist of sand or
sand-and-gravel mixture, and thoroughly compacted.

2.6 Materials to be used for soil poisoning shall be water-based emulsions, and any one of the
following:

a) Chlordane - 1% concentration
b) Aldrin - 0.5% concentration
c) Dieldrin - 0.5% concentration

2.7 Soil poisoning work shall not be applied when soil is excessively wet. Thoroughly drench and
saturate every lineal meter excavated for foundation works with soil poison solution before
pouring of concrete. Hollow masonry walls resting on grade shall have its voids treated with
one gallon of soil poison per 5 linear feet of wall. Two gallons of soil poison per 5 linear feet
shall be applied to all areas where slab will be penetrated by pipe, ducts, and other construction
materials.

3. CONCRETE AND REINFORCED CONCRETE

3.1 SCOPE OF WORK

Materials and equipment shall be furnished, and labor required shall be performed, to complete
proportioning, mixing, depositing, curing, and finishing of cast in place concrete.

3.2 PRODUCTS

3.2.1 Cement for the concrete shall conform to the requirements of specifications for
Portland cement (ASTM 150) and all concrete works shall be done in accordance with
the requirements of the Building Code and in conformity with the standard practice and
methodology.

3.2.2 Water used in mixing concrete shall be clean and free from other amounts of oil, acids,
alkali, organic materials, or other substances that may be deleterious to concrete and
steel.

3.2.3 The maximum volume of water shall be 6-3/4 U.S gallon per sack of cement.

3.2.4 AGGREGATES AND REINFORCING BARS

Fine aggregates – shall consist of hard, rough, durable, uncoated particles; the shape of
the particles shall be generally rounded cubicles and reasonably free from flat or
elongated particles. The stipulated percentages of fines and the sand shall be obtained
either from the process of natural sand or by the production of suitably graded
manufactured sand.

Coarse aggregates – shall consist of gravel, crushed gravel or rock, or combination of


gravel and rock; the size of coarse aggregates to be used in various parts of the work
should be ¾” for all concreting work

Reinforcing Bars – shall conform to the requirements of Standard Specifications for


Billet Steel Concrete Reinforcement Bars of the American Society of Testing Materials
(ASTM); all secondary ties such as stirrups, spirals, and inserts may be fine bars, when
allowed in the Structural Documents and Specifications by the Structural Professional.

3.2.5 PROPORTIONING OF CONCRETE


All concrete work shall be done in accordance with the ACI standards specifications
for concrete materials as adopted by the government and the following proportions
shall be used unless otherwise indicated in the structural drawings, in which case the
structural documents shall take precedence.

Class “AA” (1:1.5:3) for cantilever beams and slabs


Class “A” (1:2:4) for footings, columns, beams, girders, and R.C. slab and
stairs
Class “B” (1:2.5:5) for slabs of steps on fill and non-bearing R.C. walls and
slab of septic vault cover
Class “C” (1:3:6) for all concrete boxes, parapet walls, and concrete slab
on fill

3.3 FORMS

3.3.1 Forms - shall be used wherever necessary to confine the concrete and shape it to the
required lines, or to ensure protection of the concrete from contamination with
materials from adjacent excavated surfaces; should be sufficiently strong to withstand
the pressure resulting from placement and vibration of the concrete, and should be
maintained rigidly in the correct position

3.3.2 Joint in forms shall either be vertical or horizontal. Lumber shall be free of major
defects and be sufficiently water tight to prevent excessive leakages of mortar. Sizes
and spacing of forms and braces shall be such as to develop safe working stresses.
Lumber, once used in forms, shall have nails withdrawn and surface thoroughly
ordained before being reused. Wood form shall be thoroughly wetted with water in
advance of pouring.

3.3.3 Cleaning and Oiling Forms – Before placing concrete, the contact surfaces of the forms
shall be cleansed of encrustations of mortar, grout, or other foreign materials, and shall
be coated with commercial form oil that will effectively prevent sticking and will not
strain the concrete surfaces.

3.3.4 Removal of Forms – shall be removed in a manner which will prevent damage to the
concrete; forms shall not be removed without approval; any repairs of surface
imperfections shall be performed at once and airing shall be started as soon as surface
is sufficiently hard to permit it without further damage.

3.3.5 Unless otherwise ordered by the owner, forms and shoring shall not be distributed and
shall remain in place for a minimum period of time in accordance with the following
schedule:

Walls : 3-1/2 days


Columns : 3-1/2 days
Slabs : 6 days
Beams and Girders
Sides : 3 days
Bottom : 15 days
3.3.6 Supports of cantilever beams and slabs, protruding pipes, etc., to be supported by
reinforced concrete member shall be removed only when the supporting member are
twenty-eight (28) days old.

3.4 PLACING REINFORCEMENT

Steel Reinforcements shall be provided as indicated, together will all necessary wire ties,
chains, spacers, supports and other devices necessary to install and secure the reinforcements
properly. All reinforcement, when placed, shall be free from loose flaky rust and scales, oil,
grease, clay, and other coating and foreign substances that would reduce or destroy its bond
with concrete.

Splicing of bars, where permitted, shall provide sufficient laps (not less than 60 diameters for
plain bars or 40 diameters of the bars for deform bars, staggered).

3.5 PLACING OF CONCRETE

3.5.1 Concrete shall be worked readily into the corners and angles of the forms and around
all reinforcement and embedded items without permitting the material to segregate.
Concrete shall be deposited as close as possible to its final position in the forms so that
the flow within the mass does not exceed two (2) meters and consequent segregation is
reduced to a minimum near forms, embedded items, or elsewhere, as directed. The
discharge shall be so controlled that the concrete may be effectively compacted into
horizontal layers not exceeding 30 centimeters in depth within the maximum lateral
movement specified.

3.5.2 Time interval between mixing and placing – Concrete shall be placed before initial set
has occurred and before it has contained its water content for more than 45 minutes

3.5.3 Consolidation of Concrete – Concrete shall be consolidated with the aid of mechanical
vibrating equipment and supplemented by hand spading and tamping; Vibrators shall
not be inserted into lower courses that have commenced initial set, and reinforcement
embedded in concrete beginning to set or has already set shall not be disturbed by
vibrators. Consolidation around major embedded parts shall be by hand spading and
tamping, and vibrators shall not be used.

3.5.4 Placing Concrete through reinforcement – in placing concrete through reinforcement,


care shall be taken that no segregation of the coarse aggregate shall occur; At the
bottom of beams and slabs, where the congestion of steel near the forms makes placing
difficult, a layer of mortar of the same cement-sand ratios as used in concrete shall be
first deposited to cover the surface.

3.5.5 Class “A” concrete shall attain a comprehensive strength of at least 3,000psi. Samples
shall take from every 50 cu., of concrete poured. Failure of any concrete to pass the
comprehensive test by accepted agencies will entitle the owner to have the option of
either ordering replacement of the affected portion or to ask for equitable.

3.5.6 The maximum permissible slump for various type of concrete based on average
aggregates and proportion shall be adopted as follows:

3.5.7 For concreting of column, a maximum of 4 ft. of forms per pouring shall be adopted to
prevent the aggregates to settle below.

3.6 CURING

All concrete shall be moist cured for a period of less than seven (7) consecutive days by an
approved method combination applicable to local conditions.

Moist Curing – The moisture of the concrete shall be kept continuously wet by covering with
burlap plastic or other approved materials thoroughly saturated with water and keeping the
covering wet by spraying or intermittent hosing.

3.7 FINISHING

Exposed concrete surfaces shall be smoothed. Unless otherwise indicated, rubbed finish shall
be applied to all concrete surfaces. Concrete shall be watered immediately after the forms are
removed and rubbed even and smooth with carborandum brick or other abrasive. Whenever
plastering is indicated, plaster shall be of such consistency and applied in such manner that the
finish surface shall solidly bind to the concrete surface without hollow, crack or imperfections.

4. MASONRY

4.1 Concrete hollow blocks shall be 10mm thk. (4”) for exterior walls, excluding fire walls, which
in turn shall be 150mm thk. (6”).

4.2 Mortar mix for laying masonry units shall consist of one part cement and three parts sand (1:3)
measured either by volume or by weight. Mortar that has set or mortar that is unused after one
hour shall be discarded and removed from work.

4.3 All masonry shall be plump and level and true to dimensions. All masonry units shall be laid in
running bond pattern.

4.4 Lintels made of cast-in-place reinforced concrete shall be provided above all opening in
masonry walls. At the time of laying, masonry units shall be moist.

4.5 Masonry units shall not be removed after they have made ultimate contact with the mortar; it is
permissible to tap them downward but not to slide them. Where units are required to be moved
for alignment, they shall be removed and cleaned of al mortar, and reset with fresh one.
4.6 All masonry below grade shall have all their cells completely filled with mortar which shall be
compacted.

4.7 All masonry above grade shall have cells containing vertical and horizontal reinforcement of
10mm. diameter round deformed bars at not less than 0.8m O.C. each way and totally filled
with mortar which shall be compacted.

4.8 Splices in reinforcements shall be made only at points that will not impair strength of the
member. Lapped splices shall be used and stress transferred by bond. Use minimum lap of 40
bar diameter.

4.9 The mixture of stucco plaster for concrete hollow block wall finishes indicated in the drawings
shall be 1 part cement, 1 part lime, and 3 parts sand.

5. CARPENTRY AND JOINERY

5.1 Lumber shall be of approved quality of the respective kind required for the various parts of the
works and shall be well seasoned, free from large saps, loose knots, shakes, and other
imperfections impairing its strength

5.2 All lumber shall be treated wood preservative after installation. All frames directly in contact
with concrete shall be anchored with 20-D nails spaced at not more than 0.20 meter on center
around the contact surface and shall be painted with two coats of hot asphalt.

5.3 All double wall partitions as indicated on the plans shall be of ¼” thick ordinary plywood on
2” x 2” k.d. tanguile frames spaced at not more than 0.60 meter both ways unless otherwise
noted in plans.

5.4 All interior ceiling materials shall be ¼” thick ordinary plywood or fiber cement board as
indicated in plans, which shall be perfectly levelled and supported by 2” x 2” hangers, for
ceiling joints not more than 1.20 meters on center, both ways.

5.5 Kinds of lumber to be used:

Yakal / Guijo: For wood plates, doors and window frames (unless otherwise specified in
architectural contract documents), and all wooden structures immediately
in contact with concrete
Tanguile: For all cabinet studs, closet studs, fascia boards, wood lattice, and eaves
vent
Apitong: For all ceiling joints, nailers, framings, and other interior frameworks not
visible on the exterior

5.6 Store lumber to preserve its quality and strength, and protect millwork and other materials
against moisture and damage during and after delivery.

5.7 Check and verify measurements before fabrication. Supplement the documents with hand
drawings. Submit for approval before fabrication, samples of sections of trims, mouldings, door
frames, and other samples required.
5.8 Submit shop drawings of cabinetry, working counters, built-in closets, and other joinery work
before fabrication and installation, if there are changes from joinery details provided in the
architectural contract documents.

6. PLUMBING AND DRAINAGE SYSTEM

6.1 The plumbing work shall conform to all the rules and regulations of the National Plumbing
Code and the Local Health Authorities. Roughing-in for pipes and fixtures shall be carried
along with the building construction. Openings shall be of the proper size and correctly located
for the pipes shall be left on the walls and floors.

6.2 Each water closet shall be provided with a separate shut-off valve.

6.3 Storm Drainage system shall consist of concrete catch basins and concrete pipes of sizes and
dimensions as indicated in the drawings; concrete pipe shall be joined with the cast fitting of
the septic vault. All joints shall be cemented.

6.4 All plumbing fixtures, except water closets, shall be separately trapped by a vented water seal
trap placed as close as possible to the fixture as conditions will allow, but in no case be more
than 0.60 meters. Traps shall be of the same diameter as the waste pipes from the fixture which
they serve.

6.5 No trap shall be placed more than 1.50 meters horizontally, from its vent.

6.6 Vent shall be taken from the crown of fixtures except for water closet traps, in which the branch
line shall be vented below the trap. Each vent shall wherever practicable be a direct extension
of a soil or waste pipe.

6.7 Each vent shall run separately above the fixture and connect above the highest fixture branch
into the adjacent soil stack vent at a distance of not more than 1.80 meters. If more than this, the
vent shall independently extend through the roof.

6.8 All vertical stack vents shall be carried up at least 0.30 meter above the roof and the open ends
are to be securely covered with #16 copper cloth.

6.9 Clean-outs are to be provided at the upper end of every soil pipe at every horizontal change of
dimension or direction greater than 22 ½ degrees in angle and at every 50 feet or sewer line.

6.10 The Contractor or Owner shall set complete, ready for service one (1) septic vault will all
necessary cast iron pipe inlets and outlets. This vault must be constructed in accordance with
the standard plan, and must be connected with the plumbing fixtures of the building.

7. ELECTRICAL WORKS

7.1 All electrical works to be installed hereunder shall comply with the rules and regulations, and
provisions of the latest edition of the National Electrical and Philippine Electrical Codes. All
electrical wiring shall likewise comply with the existing applicable ordinances, rules and
requirements of the using entity and/or governing entity. The equipment and materials to be
furnished under there specifications shall be brand new and standard products of reputable
manufacturer regularly engaged in the production of such materials and shall be of the latest
design. The minimum size of wires to be used for the lighting system shall not be less than No.
14 awg. Conductors shall be such that the voltage drop in individual circuits shall not exceed
the maximum allowed by the National Electrical Code. Feeder conductors shall be standard
rubber covered, double braided, single copper conductors or thermoplastic type “T,” for
conduits installed in wet locations the feeder conductors shall be thermoplastic type “THW,” or
rubber covered type “RW.”

7.2 This work shall be conducted in such a manner that all part of the wiring installation to be
embedded in the concrete are in the proper places during the concreting operation. The
contractor shall plan his work schedule in conjunction with the general contractor of the
building.

7.3 All materials and fitting to be used shall be Poly-Vinyl Chloride (PVC) of the type of the
manufacture approved by the authorities.

7.4 Horizontal run of conduits, which connect ceiling outlets to the cabinets, shall be run in the
floor fill where floor fill occur, and the structural roof trusses, if necessary.

7.5 The conduit may also be run concealed in suspended ceiling, in walls, columns, avoiding
crossovers in the floor or fill at critical points.

7.6 The contractor shall plug all ends of each conduit with approved metal screw-on Cap disc made
for the purpose as soon as conduit is installed to prevent conduit filling with cement, dirt and
other building materials.

7.7 All wiring, unless specified otherwise, shall be installed in rigid conduit, provided with
necessary hanger, supports and traps- all inserts, hangers and supports required for all works
called for shall be provided under this section of the specification.

7.8 All horizon runs of conduits for feeder and other purposes shall be supported at intervals not
over six (6) feet. Junction and full boxes shall be installed as called for on the drawings and
where necessary or convenient for the installation of wiring. No run shall exceed 60 feet
without a pull box.

7.9 All junction and pull boxes shall be supported separate from the conduit entering them.

7.10 All junction and pull boxes in the feeder runs shall have number of the feeder painted in
contrasting color directly below the bushing of the conduit which the feeder enters.

7.11 Whenever necessary, pull and junction boxes may be installed although not shown in the plan.

7.12 No splices or joints shall be permitted in either feeder or branch conductor, except with in
outlet boxes or accessible junction and pull boxes.

7.13 All underground conduits shall be painted with two coats of an approved bituminous
compound.

7.14 All conduit boxes, junction boxes, pull boxes, and black outlets, shall be fitted with standard
flat metal conduit box covers.
7.15 The distribution panels and cabinets shall be standard factory products of an electrical
manufacturer and shall be of the flush safety type that shall be installed at the locations shown
on the plans.

7.16 Exposed non-circuit carrying parts of all electrical equipment regardless of voltage shall be
grounded, including meter frame controllers, circuit breaker cases, receptacles, pull boxes, and
junction boxes.

7.17 Non-electrical metal parts with electrical system shall likewise be grounded.

7.18 Wall switches intended to control eleven more 40-watt fluorescent lamps using high power
factor ballast shall be noted no less than 5 amperes 220 volts.

7.19 All duplex convenience outlets shall be combinations grounding type rated 15 amperes 220
volts AC. Slots for 220 volts shall be tandem.

7.20 For additional Specifications, refer to Electrical Contract Drawings.

8. HARDWARE AND ACCESSORIES

8.1 For all exterior doors, provide three (3) pieces of a leaf 3” x 3” fixed pin butt hinge.

8.2 For all interior doors, provide two (2) pieces of a leaf 3” x 3” loose pin button tip hinge.

8.3 All locks and lock sets shall be installed at uniform heights with center at 0.90 meter from floor
finish. Locate the center of door knobs using the manufacturer’s template provided in each box
package.

8.4 Lock set shall mortise lock lever set for exterior entrance doors, and cylindrical keyed knob
type for interior doors, unless otherwise specified in the Door and Window Schedule of the
Architectural Contract Documents.

8.5 Prior to the placing of orders of various type of hardware, samples shall be submitted and a
written approval shall be obtained from the architect.

9. PAINTING AND VARNISHING

9.1 All paint materials called for under these specifications shall be of Boysen Paint manufactured
by Pacific Paint and Oil Mfg. only.

9.2 Colors shall correspond with the Materials Finishes Schedule in the Architectural Contract
Documents and shall be selected by the architect when not.

9.3 No painting shall be done outside in extremely damp weather.

9.4 The contractor shall furnish and lay drop cloth on all areas liable to be damaged during the
prosecution of his work. He shall be responsible for any damage done to any part or materials
of the building At the completion of the work, the contractor shall clean all the paints, oils, and
varnish from floors, wood works, glass, hardware, etc., and have the entire building in perfect
condition as far as his work is concerned.

9.5 Painting materials shall be stored only where directed by the Architect. Oily rags and waste
must be removed from the building very night and under no circumstances will be allowed to
accumulate.

9.6 All workmanship shall be of best. Materials shall be evenly spread and smoothly flowed on or
without runs and sagging. All sap wood and knots shall have a thin coat of shellac and all nail
holes and imperfections, shall be filled up filler of approved quality before painting.

9.7 All frames directly in contact with concrete or plaster shall be given a priming cost of oil or
second coat for best grade asphalt to be applied hot.

9.8 All holes and other defects shall be filled with yellow ochre, copal varnish putty.

9.9 All exterior and interior wood frames or exposed woodworks, baseboards, and fascia boards
shall be painted with two (2) coats of exterior paint or gloss oil paints.

9.10 All window and door frames, exterior and interior doors, partitions and all cabinet shelves and
doors shall be painted with two (2) coats of quick-drying enamel, unless specified of a material
other than wood.

9.11 Unless specified otherwise in the Material Finishes Schedule of the Architectural Contract
Documents, the following shall be followed: All exposed concrete surfaces shall be painted a
minimum of two (2) coats of flat latex paint meeting the requirements of the Standard
specifications. All interior concrete and plasterwork shall be painted with a minimum of two (2)
coats of semi-gloss paint. However, where the kind the painted calls for more than two coats to
produce a nice, smooth and even surface, the contractor shall apply the additional cost as
required.

9.12 Masonry surfaces shall be cured with zinc sulfate solution before the first coat.

9.13 Woodwork unless otherwise indicated, shall be vanished. Woodwork shall be sand papered and
smoothed before the first coat is applied and before every coat. Wood filler and the required
number of coat of clear flat lacquer will be applied to produce a finished even surface.

9.14 All surfaces shall be thoroughly dry and free from alkali, dirt, or grease. All salts and
florescence on the surface shall be carefully removed and washed with a solution of three (3)
lbs. of zinc sulphate to one gallon of water. Sufficient time shall be allowed between coats and
in no case shall a new coat be applied while the previous one is still fresh.

10. G.I. ROOFING

10.1 Unless otherwise indicated, the roof shall be covered with long-span color bonded galvanized
iron of approved brand. Straps of #24 (0.5mm) gauge shall be cut sufficiently long and punched
at correct distances to fit the rivet holes and allow for bending ground the required size of
purlins. All sheets shall be supported at both ends and at the middle. End laps to be at least
0.3m wide. Side laps to be at least two and one half (2 ½) corrugated wide. Purlins are to fall at
middle of laps except the first and last purlins, which shall fall 0.15m from edge of the sheet.
Side laps should be connected by means of rivets 0.60m beside the G.I. nails that molds the
sheet to the purlin. Ridges, Valley and Hip should be riveted, one on top and one at the bottom.

● Rivets should always come at the ridge and not the valley of the corrugation. Holes should be
punched to the exact size of the rivets. One galvanized iron washer shall be used under over the
sheets, respectively, in the order named. Flashing valleys and hips shall be lapped wide enough
to prevent leaking.

● Gutter shall be color bonded Galvanized iron Ga. 24 of approved brand, riveted at laps. Gutters
to be coated with liquid “Vulcaseal” (or equivalent) two (2) ply. Flashing and counter flashing
shall be of G.I #26 with reinforced concrete capping monolithic walls.

● Conductor shall be G.I #26 exposed per details. Provide with basket strainer in and at all
conductor heads. Also of galvanized iron wire netting gauge.
