LEASE AGREEMENT

This Lease Agreement is made at Lahore, on the -----------------------August, 2023.

Between

Soldier Welfare Organization Lahore (SWOL), Lahore Cantt C/O Headquarter Four (4) Corps
through its secretary, (hereinafter refer to as the “SWOL” which term shall mean and include its
successors in interest, executors, administrators and assigns of ONE PART.

And

Heirs of Mr. Khalid Hussain (Lat e) (CNIC # 352010-278400-5) son of Barkat Ali (hereinafter
collectively referred as “Tenant/Heirs”), Expression Heirs shall also include Khalid Hussain’s brother
Mr. Muhammad Shafique (CNIC # 35201-3086344-7) son of Barkat Ali resident of Dharam Pura
House No.2, Street No.42B Mohalah Bostan Colony Mustafa Abad, Lahore Cantt, who will be acting
person on behalf of all heirs and now he will manage all the activities of lease/sub lease.

Whereas; SWOL is absolute and full owner in possession of land property Shop No.5 area 901 sqft
Ground Floor in Bridge Block situated in Fortress stadium Lahore Cantt (Hereinafter referred as The
Property).

Whereas; This lease agreement is to be entered to transfer the current lease of the property to the heirs
of Mr. Khalid Hussain due to his death.
Whereas; The Heirs of Mr. Khalid Hussain agreed to sub lease the property to Mr. Mushtaq Ahmed
Raja having NIC # 35201-3497446-1 to carry on the business of restaurant ‘’ Max’s Chicken &
Burger’’ herein after referred as Sub-Lessee (Sub Lessee means and includes successors in interest, and
assigns).

Now therefore it is hereby agreed between Heirs and Sub Lessee as follows:

1. Current O r i g i n a l Lease e n d i n g December 2023 will be to extended for three years (referred as a
period/term) and will be renewed for more two periods/terms, Heirs will be responsible for renewal of
lease from SWOL and for same period/term will be sub lease to Mr. Mushtaq Ahmed Raja.
2. Sub Lease Assignment will be effective as and when obtained the permission of Premises/the property in
writing from SWOL.
3. Now the premises will be used by sub lessee as a Restaurant especially dealing as Fast Food Restaurant
selling but not limited to Fries, Burgers, Fried Chicken, and Ice Cream etc. Instead of its previous use
of Garments.
4. Heirs will provide the premises free for three (3) months without paying of rent and payment of rent
will start from the initiation of restaurant business.

5. Sub lessee will pay the Rent to heirs as follows;

A. No payment for first Three (3) Months.

B. 1st Term (3 Years) Rs.150,000 per month plus any charges paid by heirs to SWOL as per
the lease agreement.

C. 2nd Term (3 Years ) Rs.200,000 per month plus any charges paid by heirs to SWOL as per
the lease agreement.

D. 3rd Term (3 Years) rent to be negotiated as per market value.

6. In case of premature termination of sub lease agreement before 6 years, 50% of the cost of
the restaurant shall be reimbursed by Heirs to Max’s Chicken & Burger (Mushtaq Ahmed Raja).

7. In case heirs decides to sell/lease the property during the possession of Max’s Chicken & Sea
Food sub lessee has the first right of refusal.

8. That the all Taxes, & bills i.e. Electric, Gas, Premises Maintenance Collection and Water charges shall
be paid regularly by the sub lessee every month without fault. Further undertake that consequences of
the no payment of the said bills shall not be the responsibility of the heirs and shall not be liable in any
manner whatsoever and outstanding Utility Bills shall be deemed to be default in payment of rent.

9. That the heirs will hand over the vacant and peaceful possession of the said propertyto the sub lessee in
perfect condition, as to Electricity Installation, Water Line connection etc.
IN WITNESS WHEREOF; the Parties have set and subscribed their respective hands here in, on the -
