BUILDING SPECIFICATIONS

A. GENERAL CONDITIONS:

The execution of these Specifications, plans and other related contract documents shall be
subject to the following conditions:

1.0 General Intentions. These specifications intend to cover all materials, labor, services and
equipment necessary for the construction of the proposed 2 storey 5 bedroom residence,
as shown in the plans and described here forth. The entire work is to be finished in part
and detail with first class workmanship to the full meaning and extent of the plans and
specifications.
2.0 Standard Specification except as otherwise provided by these Specifications and/or shown
in the accompanying drawing, the specifications of the following listing shall be referred to
as Standard Specifications:

2.1 PD 1096: National Building Code


2.2 Structural Code of the Philippines
2.3 National Electrical Code of the Philippines
2.4 RA 1378: National Plumbing Code of the Philippines
2.5 RA 8495: Philippine Mechanical Engineering Act of 1998
2.6 RA 9514: Fire Code of the Philippines

It is understood that the Contractor or Builder comprehends the conditions set forth in the
above-mentioned documents and are made a part of these specifications.

3.0 The Plans and Specifications shall be interpreted only by the Architect or by his duly
authorized representative.
4.0 The Plans and Specifications are complementary to each other.
5.0 Any inconsistency or discrepancy existing between the plans and specifications shall be
brought immediately to the attention of the architect, who shall provide the correct
interpretation.
6.0 Any discrepancy between the contract documents and the actual place/site of work shall
likewise be brought to the attention of the Architect for clarification.
7.0 The Contractor shall consult with the architect on portion of the work not mentioned in the
specification and not illustrated on the plans. He shall not do work without proper
instruction or detailed plan from the architect, otherwise, he shall be held responsible for
the acceptance of the work done without details. In such case, the Contractor shall make
good the work at her own expense.
8.0 No alteration, deviation, deletion and addition shall be allowed prior approval of the
architect and owner. If such change order results in change in cost, it must be mutually
agreed upon by the owner and Contractor in writing with the concurrence of the Architect.
9.0 The Plans and Specifications are tools of services therefore they shall remain the property
of the architect and shall be returned to him immediately after the work is completed.
10.0 One set of clean plans and specifications shall always be kept at the job site, to be made
available to the architect or his representative upon her request during the whole
construction period.
11.0 The drawings and specifications represent generally the forms, dimensions and
descriptions of the work to be done.
12.0 If any discrepancy exists between written and scaled dimensions, the written dimensions
shall prevail.
13.0 The Contractor shall thoroughly review the contract documents and familiarize himself with
all the project requirements.

Work plan of the Contractor shall be made in advance in order to anticipate work execution
problems that normally result from the difference between actual site conditions and the
conditions used by the architect during design preparation.
The Contractor shall be made liable for any work executed incorrect as per conditions cited
in the paragraph.

14.0 Approval of the Architect or his duly authorized representative of suggested items for
substitution does not relieve the contractor of her responsibility to deliver quality work as
specified originally in the plans and specifications, especially at times when the desired
effect intended is not achieved.

DIVISION 1 – GENERAL REQUIREMENTS

1.1 Contractor’s Permit Requirements


Shall be the Contractor’s responsibility to secure all permits of every description
required to initiate and complete work under this contract except permits
obtained by the Owner. The Contractor shall be responsible of complying with all
permits and approval requirements including Owner obtained.

1.2 Contractor’s Responsibilities

1.2.1 Supply of skilled labor, required equipment, tools and materials;


1.2.2 Safety of site and its adjoining properties or vicinities;
1.2.3 Securing of certificates of completion, certificate of occupancy and certificate of
electrical inspection; and
1.2.4 Work guarantees and warranties and other works and services that may be
required to render the project operative and ready for use.

All payments, fees and other incidental expenses related to the above are for the
account of the contractor.

1.3 Mobilization and Temporary Facilities

1.3.1 Mobilization of all necessary equipment, tools, manpower and materials


necessary to commence construction activities within the prescribed /agreed time
table or schedule.
1.3.2 The contractor shall provide temporary facilities/barracks with proper lighting,
power, sewer, drainage and water resources.
1.3.3 The contractor shall provide all necessary and temporary electrical lighting and
power complete with wiring, lamp and similar equipment as required for the
duration of the project.
1.3.4 The contractor shall make all necessary arrangement with the owner for all
temporary electrical, water and telephone services and shall pay all expenses in
connection therewith.
1.3.5 The contractor shall provide and maintain within project premises watertight
office and storage shed for storage of all materials which might be damaged by
the weather.
1.3.6 For sanitation, the contractor shall maintain for the duration of the work a
temporary sanitary toilet facility located where directed by the owner.
1.3.7 The contractor shall provide services and facilities to nominated contractors or
suppliers directly engaged by the owner to ensure proper and orderly execution
and implementation of the project works and requirements.

DIVISION 2 – SITE CONSTRUCTION

2.1 LINES, GRADES AND BENCHMARKS

2.1.1 Stake out accurately the lines of the building and of the other structures
included in the contract, and establish grades therefore, after which
secure approval by the Architect before any excavation work is
commenced.
2.1.2 Erect basic batter boards and basic reference marks, at such places
where they will not be disturbed during the construction of the
foundations.

2.2 EXCAVATION

2.2.1 Structural Excavation – Excavations shall be to the depths indicated


bearing values. Excavations for footings and foundations carried below
required depths shall be filled with concrete, and bottom of such shall be
level. All structural excavations shall extend a sufficient distance from the
walls and footings to allow for proper erection and dismantling of forms,
for installation of service and for inspection. All excavations shall be
inspected and approved before pouring any concrete, laying underground
services or placing select fill materials.

2.3 FILLINGS AND BACKFILLINGS

After forms have been removed from footings, piers, foundations, walls
etc. And when concrete work is hard enough to resist pressure resulting
from fill, backfilling may be done. Materials excavated may be used for
backfilling. All filling shall be placed in layers not exceeding six inches in
thickness, each layer being thoroughly compacted and rammed by
wetting, tamping or rolling.

2.4 PLACING AND COMPACTING FILL

2.4.1 Common Fill – shall be approved site-excavated material free from roots,
stumps and other perishable or objectionable matter.
2.4.2 Select Fill – shall be placed where indicated and shall consist of crushed
gravel, crushed rock or a combination thereof. The material shall be free
from adobe, vegetable matter and shall be thoroughly tamped after
placing.
2.4.3 Before placing fill materials, the surface upon which it will, be placed shall
be cleared of all brush roots, vegetable matter and debris. scarified and
thoroughly wetted to insure good bonding between the ground.

2.5 DISPOSAL OF SURPLUS MATERIALS

2.5.1 Any excess material remaining after completion of the earthwork shall be
disposed of by hauling and spreading in nearby soil area designated by
the OWNER. Excavated materials deposited in the designated area shall
be graded to a uniform level.

DIVISION 3 – CONCRETE

3.1 GENERAL

Unless otherwise specified herein, concrete work shall conform to the requirements
of the ACI Building Code. Full cooperation shall be given to other trades to install

embedded items. Provisions shall be made for setting items not placed in the
forms.

Before concrete is placed, embedded items shall have been inspected and tested
for concrete aggregates and other materials shall have been done.

3.2 MATERIALS

3.2.1 Cement for the concrete shall conform to the requirements of


specifications for Portland Cement (ASTM C-150)
3.2.2 Portland cement shall be Holcim Cement or any client approved
equivalent brand

3.3 PROPORTIONING AND MIXING

3.3.1 Proportions of all materials entering into the concrete shall be as follows:
Cement : Sand : Gravel

Class “A” - 1 : 2 : 4

Class “B” - 1 : 2½ : 5

Class “C” - 1 : 3 : 6

Class A shall be used for beams, slabs, columns and for all members
subjected to bending stress.

Class B shall be used for all members not reinforced for bending stress

Class C shall be used for footings not under water.

3.3.2 Class of Concrete – Concrete shall have a 28-day cylinder strength of


3,000 psi, for all concrete work, unless otherwise indicated in the plans.

3.3.3 Mixing – Concrete shall be machine mixed.

3.4 FORMS

3.4.1 General – Forms shall be used wherever necessary to confine the


concrete and shape it to the required lines, or to insure the concrete of
contamination with materials caving from adjacent excavated surfaces.
Forms shall have sufficient strength to withstand the pressure resulting
from placement and vibration of the concrete, and shall be maintained
rigidly in correct position. Forms shall be sufficiently tight to prevent loss
of mortar from the concrete.
3.4.2 Cleaning of forms – Before placing the concrete the contact surfaces of
the form shall be cleaned of encrustations of mortar, the grout or other
foreign material to prevent sticking and staining the concrete surfaces.
3.4.3 Removal of Forms – Forms shall be removed in a manner which will
prevent damage to the concrete. Forms shall not be removed without
approval.

3.5 PLACING REINFORCEMENT

3.5.1 General – Steel reinforcement shall be provided as indicated, together


with all necessary wire ties, spacers, support and other devices
necessary to install and secure the reinforcement properly. All
reinforcement, when placed, shall be free from loose, flaky rust and scale,
oil grease, clay and other coating and foreign substances that would
reduce or destroy its bond with the concrete.
3.5.2 All Reinforced steel must be standard

3.6 CONVEYING AND PLACING CONCRETE

3.6.1 Conveying – Concrete shall be conveyed from mixer to forms as rapidly


as possible by the methods which will prevent segregation, or loss of
ingredients. There will be no vertical drop greater than 1.50 meters
except where suitable equipment is provided to prevent segregation and
where specifically authorized.
3.6.2 Placing - Concrete shall be worked readily into the corners and angles of
the forms and around all reinforcement and embedded items without
permitting the material to segregate. Concrete shall be deposited as
close as possible to its final position in the forms so that flow within the
mass does not exceed two meters
3.6.3 Time interval between mixing and placing – Concrete shall be placed
before initial set has occurred and before it has contained its water
content for more than 45 minutes.
3.6.4 Consolidation of Concrete – Concrete shall be consolidated with the aid
of mechanical vibrating equipment and supplemented by hand spading
and tamping. Lower course that have commenced initial set; and
reinforcement embedded in concrete beginning to set or already has set
shall not be disturbed by vibrators.
3.6.5 Placing concrete through reinforcement – In placing concrete through
reinforcement, care shall be taken that no segregation of the coarse
aggregate occurs.

3.7 CURING

3.7.1 General – All concrete shall be moist cured for a period not less than
seven (7) consecutive days by an approved method or combination
applicable to local conditions.
3.7.2 Moist Curing – The surface of the concrete shall be kept continuously wet
by covering with poly burlap curing blanket or other approved materials
thoroughly saturated with water, keeping the covering wet by spraying or
intermittent hosing.

3.8 FINISHING

3.8.1 Use Polished concrete/Stucco finished on all interior/exterior finishes


indicated on the construction drawings.
3.8.2 Concrete surfaces shall not be plastered unless otherwise indicated.
Exposed concrete surfaces shall be formed with plywood, and after
removal of forms, the surfaces shall be smooth true to line and shall
present or finished appearance except for minor defects which can easily
be repaired with patching of cement mortar, or can be grounded to a
smooth surface to remove all joint marks of the formwork.
3.8.3 Concrete slabs on fill. The concrete slabs on fill shall be laid on a
prepared foundation consisting of sub grade and granular fill with
thickness equal to the thickness of overlaying slab except as indicated
otherwise.

DIVISION 4 – MASONRY

4.1 MATERIALS
4.1.1 Concrete Hollow Blocks shall have a minimum face shell thickness of 1”
(0.25).
Nominal size shall be 6” x 8” x 16” minimum compressive strength shall
be as follows.

Class A - 900psi

Class B - 750psi

All units shall be stored for a period of not less than 28 days (including
curing period) and shall not be delivered to the job site prior to that time
unless the strength equal or exceed those mentioned in these
specifications.

4.1.2 Wall reinforcement shall be No. 3 (3/8”) or 10mm. steel bars.

4.1.3 Sand shall be river sand, well screened, clean, hard, sharp siliceous, free
from loam, silt or other impurities, composed of grains of varying sizes
within the following limits.

4.1.4 Cement shall be standard Portland Cement ASTM C-150-68 Type 1.


4.1.5 Mortar – Mix mortar from 3 to 5 minutes in such quantities as needed for
immediate use. Re-tampering will not be permitted if mortar stiffens
because of premature setting. Discard such materials as well as those
which have not been used within one hour after mixing.

4.2 ERECTION

4.2.1 All masonry shall be laid plumb, true to line, with level and accurately
spaced courses, and with each course braking joint with the source
below. Bond shall be kept plumb thru-out corners and reveals shall be
plumb and true.
4.2.2 Masonry Units. Each course shall be solidly bedded with Portland
Cement Mortar.
4.2.3 Lintels shall be of concrete and shall be enforced as shown in the
drawings. Lintels shall have a minimum depth of 0.20 (8”) and shall
extend at least 0.20 (8”) on each side of opening.

4.3 WORKMANSHIP AND INSTALLATION

4.3.1 Plastering: Clean wall surfaces. Apply scratch coat with sufficient force.
Cross scratch coat upon attaining its initial set. Keep damp. Apply finish
coating to true even surface. Trowel in manner that will force sand
particles down into plaster; with final toweling, leave surfaces burnished
smooth, free from rough areas, trowel marks, cheeks, other blemishes.
Keep finished coat moist for at least 2 days; thereafter protect against
rapid drying until properly, thoroughly cured.

4.3.2 SCAFFOLDING

Provide metal scaffoldings for masonry work requirement. All scaffoldings


shall be dismantled and cleared upon completion of use.

DIVISION 5 – METALS

5.1 MATERIALS

5.1.1 Building Grills, All horizontal component must be 1x3”x1.2mm


epoxy painted G.I. tubular steel; for all vertical or main

5.1.4 support, use 2x4”x1.5mm epoxy painted G.I. tubular steel.
5.1.5 Gates: Use epoxy painted 2x4”x1.5mm for main frame and

2x6x1.5mm Epoxy painted wood textured G.I. Tubular Steel.
5.1.6 Provide 2x2” angle bars for main frames and 1½x1½” angle
bars for web members, both painted with red oxide or epoxy
primer
5.1.7 Roofing: Use pre-painted 0.5mm THK ribbed type roof; for
gutter and other roof accessories provide Gauge 20 sheets
Stainless Steel

5.2 WORKMANSHIP

5.2.1 Execute rough carpentry in best, substantial workmen like


manner. Erect framing true to line, levels and dimensions,
squared, aligned, plumbed, well spliced and nailed and
adequately braced properly fitted using mortise and tenon
joints.
5.2.2 Millwork : Accurately milled to details, clean cut moldings
profiles, lines scrape, sand smooth, mortise tenon, splice, join,
block, nail, screw, bolt together, as approved in manner to
allow free play of panels; avoid swelling, shrinkage ensure
work remaining in place without warping, splitting opening
joints.

DIVISION 6 – WOOD AND PLASTICS AND COMPOSITES

6.1 MATERIALS

6.1.1 Quality lumber: Lumber shall be the approved quality of the


respective kinds for the various parts of the work, well-
seasoned, thoroughly dry, and free from large loose or
unsound knots, cups, shakes and other imperfections
impairing its strength, durability or appearance. All finishing
lumber to be used shall be completely dried and shall not
contain more than 14 % moisture. All flooring, tongue and
grooved shall be kiln dried.
6.1.2 All concealed lumber shall be sprayed with anti-termite liquid.
6.1.3 All Exterior and Interior doors shall be of solid panel type.
6.1.4 Painted 4.5mm thick Fiber Cement board for ceiling of the
following spaces:
6.1.5 Painted ¼” thick Shera board any approved equivalent on
Gutter Fascia Board

6.2 WORKMANSHIP

6.2.2 Execute rough carpentry in best, substantial workmen like

6.2.4 Secure ceiling framing works using metal furring and 5mm
thick carrying channel anchored in the slab soffit using
expansion shield and rods. For Drywall framing, use metal
stud and metal furring anchored into a beam or slab.

DIVISION 7 – THERMAL AND MOISTURE PROTECTION

7.1 MATERIALS
7.1.1 Apply integral waterproofing on 2nd floor toilet and bath &
Balcony
7.1.2 Apply cementitious waterproofing on all exterior walls together
with plastering.

DIVISION 8 – OPENINGS

8.1 Door Materials


8.1.1 Two Storey Residence
8.1.1.1 All doors must be kiln-dried fabricated tanguile or
mahogany wood.
8.1.1.2 All door lever type handles and hinges are made
of 304 stainless steel or any client approved
Door knob
8.2 Window Materials

8.2.1 Two Storey Residence


8.2.1.1 windows must be 1/4” thick Clear annealed
glass, unless otherwise specified.
8.2.1.2 Window framing must be made of Aluminum.
8.2.1.3 Use silicon sealant for water tightness.
8.2.1.4 all windows shall be rabbeted on the inside area

DIVISION 9 – FINISHES

9.1. PAINTINGS

9.1.1 SCOPE OF WORK

9.1.1 Consist of furnishing all items, articles, materials, tools,


equipment, labor, scaffoldings, ladders, methods and other
incidental necessary and required for the satisfactory completion
of the work.
9.1.2 It covers complete painting and finishing of wood, plasters,
concrete, metal or other surfaces exterior or interior of building.

9.2 GENERAL PAINTING

9.2.1 Surface finishing shall be interpreted to mean and include sealers,


primers, fillers, intermediate and finish coats, emulsions, varnish,
shellac, stain, or enamels.
9.2.2 All paint and accessory material incorporated in or forming a part
thereof shall be subject to the prior approval and selection for
color, tint, finish or shade by the Architect.
9.2.3 In connection with Architect’s determination of color or tint
selected or required shall in no instance be a subject for an
additional cost of the owner.

9.3 MATERIALS

9.3.1 All paint materials shall meet the requirements of paint materials
under classification class “A”.
9.3.2 All paints intended for use shall be delivered to the jobsite in
original containers with seals unbroken and labels intact.
9.3.3 Painting materials such as Linseed oil, turpentine thinners,
shellac, lacquer, etc. shall bear the manufacturer’s label on each
container or package.
9.3.4 Except. For ready mixed materials in original containers, all mixing
shall be done in the jobsite. No materials are to be reduced,
changed or mixed except as specified by manufacturer of said
materials.

9.4 FLOOR AND WALL FINISHES

9.4 TWO STOREY RESIDENCE

9.4.1 Living area, Dining area, Kitchen

9.4.1.1 Provide 60cm x 60cm Granite floor tiles or any


tiles approved by the owner.

9.4.2 Master’s Bedroom, Bedroom 1, Bedroom 2, Spare room,


Guest room

9.4.2.1 Provide Wood tile on Masters and 60cm x


60cm Granite floor tiles on the remaining room
or any tiles approved by the owner.

9.4.3 Garage

9.4.3.1 Provide Concrete Paver Blocks or Outdoor


Floor tiles, approved by the owner.
9.4.4 Stairs

9.4.4.1 Provide Tanguile for the Stair threads,


approved by the owner.

9.4.5 Before spreading/setting bed, establish border lines center


wires in both directions to permit laying pattern with
minimum of cut tiles. Lay floors without borders from the
centerline outward. Make adjustment at walls.
9.4.6 Clean concrete sub floor and moisten it without soaking.
Sprinkle dry cement over surface. Spread setting bed
mortar on concrete and tamp to assure good bond over the
entire area then screened to smooth, level bed. Set average
setting bed thickness at ¾” but never less than ½”.

DIVISION 10 – HEATING, VENTILATING AND AIR CONDITIONING (HVAC)

10.1 MATERIALS

10.1.1 All Air condition Outdoor unit must be neatly placed.


10.1.2 All T&B must be installed with exhaust fans
10.1.3 Installation of exhaust fan on dirty kitchen area

DIVISION 11 – ELECTRICAL

11.1 SCOPE OF WORK

11.1.1 The work consist of furnishing of all labor and materials, tools and
equipment and all necessary services to complete the electrical
work ready for operation as shown in the drawings and specified as
follows:
11.1.2 Supply and installation of the main and sub-feeders from electrical
panel boards up to service entrance.
11.1.3 Supply and installation of electrical panel boards, gutters, pull box
and accessories box as required.
11.1.4 Supply of wiring devices, porcelain receptacles, outlets, switches,
etc. complete with suitable cover plates as per specifications.

11.3 CODES AND REGULATIONS

11.2.1 The electrical work shall be done in accordance with all the
requirements of the latest issue of the National Electrical Code,
with rules and regulations and Ordinances of the local enforcing
authorities and the requirements of the local power company.

11.4 DRAWINGS AND SPECIFICATIONS

11.3.1 All installations shall be done and shall include all necessary works
that may not be clearly indicated in the plans or schematic but
necessary to attain the purpose or intent of the design.
11.4.2 The plans indicate the general layout of the system and the location
of the outlets are diagrammatic, and may be adjusted as required
by the Architect before installation.

11.5 MATERIALS AND WORKMANSHIP

11.4.1 All materials supplied shall be new and of high quality suitable for
the location and purpose. Materials shall be standard products of
reputable manufacturers.

11.6 TECHNICAL SPECIFICATIONS

11.5.1 Service Entrance: 220 Volts, 2 phase, 2 wire solid neutral 60


hertz.

11.6.2 For other technical specifications, see riser diagrams provided.

11.6.3 Wiring methods: All power and control wiring shall be in PVC
conduit pipe.

11.6.4 Grounding: Panel boards, raceways, metallic conduits and other


non-current carrying metal parts of equipment, beaters, motor
frames, shall be provided with effective grounding connection to a
grounded cold center pipe.

11.6.5 Main and Branch Feeders: Conductors and complete conduit


system shall be provided as shown in drawings and no change, in
sizes shall be made without approval by the Architect or her
authorized representative.

11.6.6 Panel Board: Furnish and install the electrical panel boards as
shown in plan. Disconnect switches and magnetic starters shall be
provided by motor equipment supplier.

11.6.7 Receptacles, Switches, outlets ;

11.6.7.1 Provide as indicated in drawings, the switches and


receptacles with proper cover plates. Switches shall be
of the quiet-matic type.
11.6.7.2 Receptacles shall be duplex with proper cover
plates, rated 10 amp. Min. 250V.A.C.
11.6.7.3 Lighting outlet at ceiling shall be provided with 4”
octagonal box ga.18 min. Connection from fixtures to
boxes be made by using TW wire in flexible conduit.
11.6.7.4 All Convenience outlet shall be Panasonic brand
and shall be universal type with ground & safety shutter
11.6.7.5 All Switches and convenience outlets shall be
Panasonic brand and shall be slim art series

11.6.8 Lighting Fixtures:

11.6.8.1 All lighting fixtures shall be furnished and installed


by the contractor. Detail of fixture design when not
standard shall be shown in the architectural drawings.
11.6.8.2 All lighting fixtures shall be LED
11.6.8.3 Installation of flood lights in the rear part of the
structure

11.6.9 Wires and Cables :

11.6.9.1 Wires shall be Royu or any client approved brand


of the same or higher quality and price
11.6.9.2 Electrical Pipes/Conduits shall be Xacto/Neltex or
any client approved brand of the same quality and price
11.6.9.3 No wires shall be drawn into a raceway until it is
complete with all the necessary fittings, boxes supports.
Connections shall be securely fastened such as not to
loosen under vibration and normal strain. All
connections, splices shall be made with approved
methods.

11.6.10 Breakers and Panel Boards :

11.6.10.1 All Breakers and Panelboards are schneider

DIVISION 12 – PLUMBING

9.1 COLD AND HOT WATER LIN

9.1.1 Provide Painted Fabricated Water Meter box.


9.1.2 For Main water line, use PN16 PPR Pipes for Cold Water Line and
PN20 PPR Pipes for Hot Water Line.

9.2 DRAINAGE, WASTE AND VENT LINE

9.2.1 For all embedded pipes use S1000 uPVC Orange Pipes.
9.2.2 For all exposed pipes use S600 uPVC Orange Pipes.

9.2.3 Use 4” x 2.5” rectangular pvc pipe on all downspouts or any
equivalent approved y the owner
9.2.4 Septic Vault must provided with integral water proofing and must
be made of shearwall. Vault consist of 1 digestive chamber and 2
concreted leaching chambers as per requirement of DOH.

9.3 Storm Drainage Line

9.3.1 Provide 600mm dia. Reinforced Concrete Pipes for the street
storm drainage line.
9.3.2 All Street catchbasin/manhole must be of shear wall
9.3.3 Catch Basins and Area drains are made of plastered CHB with a
minimum dimension of 600x600mm.

1.0 Plumbing Fixtures, Fittings & Accessories

2.0 Toilet fixtures by Swiss Madison/American Standard or any client approved brand of the
same or higher quality and price.

2.1 The Plumbing Contractor is required to refer to all Architectural, Structural, Electrical and
Mechanical plans and specifications and shall investigate all possible interferences and
conditions affecting his work.

2.2 All plumbing works to be done and size of pipes to be used shall be in accordance with the
National Plumbing Code of Philippines.

2.3 It is not intended that the drawings shall show every pipe, fittings, valve and appliance. All
such items whether mentioned or not, or indicated in the drawings, shall be furnished and
installed if necessary to complete the system in accordance with the best practice of the
plumbing trade and to the satisfaction of the Architect and the Owner.

3.0 MATERIAL & EQUIPMENT

3.1 All materials to be used shall be in accordance with the standard listed below.

Use of any materials or equipment not specified in these specifications may be allowed,
provided that the Architect or Engineer has approved such materials, and that a test, if
required, shall be done by an approved agency in accordance with the accepted
standards.
