Maintenance planning

Maintenance planning refers to the systematic process of organizing, scheduling and


coordinating activities aimed at ensuring the efficient operation, longevity and reliability of
assets, equipment or systems. It involves identifying maintenance tasks, determining their
frequency, allocating resources and establishing protocols for preventive, predictive and
corrective maintenance. The goal of maintenance planning is to minimize downtime, reduce
unexpected breakdowns and optimize the performance of assets, ultimately contributing to
improved safety, operational efficiency and cost-effectiveness.

The overall condition of block R building is good since this structure was built in recent years,
therefore no major maintenance needed.

The maintenance for block R building found at Coet is planned to be carried out for a period of
one year. Generally, the maintenance activities can be categorized in to three groups, namely

 Emergency maintenance activities


 Urgent maintenance activities and
 Standard maintenance activities

For block R building, there were no severe damages which require emergency maintenance
therefore, just urgent and standard maintenance are to be carried out.

Urgent maintenance

In block R building there were some places where roof ceiling appears to be damaged and need
to be repaired. Like at toilets

Standard maintenance

Most of the maintenance activities needed in block R building fall under the category of standard
maintenance since this building is recently erected. Areas needed to be repaired are

 Color defects
 Inside and outside color paint of the building

The color of the building appears to be deteriorated and hence need to be replaced with the new
one.

Rusting defect
Rusting is a corrosion defect that occurs when iron or steel reacts with oxygen and moisture to
create a reddish- brown substance called rust. This process weakens the metal surface causing a
breakdown of the material over time. Rusting is a common issue in ferrous metals and it can lead
to structural damage, loss of integrity and a degradation of the material's appearance. Preventive
measures such as protective coatings or corrosion-resistant materials are often employed to
mitigate rusting in various applications particularly in construction, transportation and
manufacturing.

Cracks and fracture defect

Cracks refer to thin visible break on the surface of material. These can result from various factors
including shrinkage during drying, settling, thermal expansion and contraction or structural
issues. Cracks can be categorized into different types such as shrinkage cracks, settlement cracks,
or structural cracks, each with distinct causes and implications for the integrity of the structure.
Addressing cracks in construction is crucial to maintain the structural integrity and durability of
the building. This often involves techniques like filling with sealants, epoxy injection or
employing proper construction practices to minimize crack formation.

Sewage system
This is the system of transporting sewage water from the building to septic tanks or to disposal
area. In block R building, some sewage system infrastructures were found to be damaged and
some need to be replaced, example trenches for transporting sewage water were uncovered in
some areas which can lead to environmental pollution when damaged occur.

Defect on plumbing system and electrical appliances


Some plumbing infrastructures in block R building need to be replaced since they have been
used for long time since instalment. Example water taps and electrical holders.
