I have traced out the chain of title over the property for period of more than 23 years from
the document produced by the applicant. Further, I have verified genuineness of the documents
before the Thanjavur Registration District, Buthalur Sub Registration District.
The property originally belongs to Jabarhussain. He has sold the property to and in favour
of Immanuvel by way of a registered Sale deed dated 02.08.2011 vide document No.1601/2011.
The said Sale deed has been duly acted upon, which is referred above as document No.1.
Then the said Immanuvel Mathurar has settled the schedule mentioned property to and in
favour of Victor Mathurar by way of a registered Settlement deed dated 05.06.2017 vide document
No.777/2017. The said Settlement deed has been duly acted upon, which is referred above as
document No.2.
The house in the property has also been provided with electricity service connection. The
E.B. Receipt stands in the name of Victor is referred above as document No.3.
The Encumbrance Certificate for the period from 01.01.1987 to 17.06.2024 for the
schedule mentioned property above related to the Sale deed dated 02.08.2011 in favour of
Immanuvel and the Settlement deed dated 05.06.2017 in favour of Victor Mathurar and rest of
entries does not subject to matter of the property. The Encumbrance Certificate dated 18.06.2024
is referred above as document No.4. As such there is no subsisting encumbrance over the
property.
Thus the said Mr.S.VICTOR, S/o.Mr.SHANMUGAM, has become absolute owner of the
