Hereinafter referred to as the ‘DONOR’ which term shall include his Heirs,
Legal Representatives, Executors, Administrators, Successors, assigns,
etc., of the FIRST PART;

Mrs. Sahana S Shettar is anxious to make a gift to her minor Children and
acting as their natural guardian.
WHEREAS the Donor has been exercising all rights of ownership therein,
without any let or hindrance whatsoever from any corner as absolute
owner thereof. The schedule property is the gifted property of the DONOR
herein and the said property is free from all kinds of encumbrances. The
DONOR has got absolute, good and marketable title over the schedule
property and the Donor is married to Mr. Niranjana Shravanabelagola
Jinachandra and the couples are having 2 children, Rishith N Jain and
Kushi N Jain;
WHEREAS Rishith N Jain and Kushi N Jain, the Donee herein are the
children of the Donor and residing with the Donor.
WHEREAS the Donor has acquired the Schedule Property from her father
and later with the support of her husband has build a house in the said
property out of own earnings and as the Donee are the children of Donor,
the Donor deems it fit and proper to gift the Schedule Property in favour
of the Donee i.e., both the Children Rishith N Jain and Kushi N Jain, out of
love and affection and
WHEREAS the Donee by the natural guardian has agreed to accept the
gift of the Schedule Property from the Donor,
The DONOR further declares that the DONEE shall be at full liberty to get
the khatha of the schedule property transferred in her name and enjoy
the same as her own and absolute property without any let, hindrance,
interruption or disturbances either from the DONOR or anybody claiming
through her.
The DONOR has set his hand to this GIFT DEED out of his own free will
and volition, without any force or pressures from any person or persons
whomsoever. This Gift in respect of the Schedule property is absolute, full
and final in favour of the DONEE on behalf of minor.
The Donor having the absolute right and none else have any right, title or
interest in respect of the same has put the Donee on behalf of minor in
exclusive possession of the Schedule Property.
The Donee by the natural guardian has accepted the Gift made by the
Donor in respect of the Schedule Property and also the Documents in
respect of the same as well as the physical possession of the Schedule
Property.
The Donee on behalf of minor shall hereafter at all times peacefully and
quietly enjoy the Schedule Property hereby gifted without any let or
hindrance whatsoever from the Donor or by any person claiming under
the Donor.
The Donor is mentally fit and sound to execute this Gift Deed.
