Technical Report

Plan of House
Boundary wall
This is a 220mm, un-plastered, burnt clay brick wall with piers projecting on one side only. Its
minimum height is 1 800mm maximum height is 2 300mm. The pier dimensions are: 660 x
440mm.
The ground falls in the North/South direction and as a result of this the East and West boundary
wall is stepped, with a reduction of 500mm at each step. Two piers are placed adjacent to each
other, separated by a control joint, A 10mm soft board shall be inserted as the control joint. The
spacing between the piers of the stepped wall is 2 900mm.
The spacing between the piers of the 25m North facing wall is 2 700mm and 2 900mm for the
South facing wall. There is an 5 000mm opening in the South facing wall. The boundary wall is
built on a 600 x 300mm foundation.

House
All walls are un-plastered, burnt clay brick. The exterior walls are 220mm thick and extend 2
700mm to wall plate level. The dimensions of the house are 8 000 x 18 000mm. The 8m gable end
is the maximum allowable span according to Table 4.7 in ____________?Is it SABS
0400?. There are no openings on either of the gable ends.
Is interior plastered?
The interior is symmetrically divided into 4 rooms, 8 725 x 7 450mm each. Each room has two Nd
522 windows extending through the exterior wall, except the first room which has an exterior door
and one Nd 522 window. This doorway and window form an opening of 4,99m2 which is 20.5% of
the wall area. This is greater than 15% and allows for a 9m exterior panel. Each of the remaining 3
panels have two Nd 522 windows forming openings of 6,16m2 which is 25% of the wall area. This
too is greater than 15% and allows for a 9m exterior panel.

Lintels above windows?

The foundation is a 600 x 300 strip foundation, 255mmm below platform level. Normal Ground
Level to surface bed is 70mm. The concrete floor slab is 100mm thick.

Damp-proof courses (DPC) will be installed under all exterior window sills and at floor level under
all exterior walls and shall protrude 10mm from the exterior face of the wall and be turned down if
possible (5. Page 62) Any material used as a damp-proof course shall conform to the relevant
requirements contained in SANS248. (KK3.2 page19)

Brick force shall be placed at:


- every second course below floor level
- every fifth course above floor level
- every second course above lintel and wall plate
- every fifth course in the gable

Class 2 Mortar shall be used. The mix proportions are 50kg Masonry cement to 200l of
sand. ?????????? Sand for mortar must comply with SANS 1090. All mixes shall be used up within
a maximum of two hours and never be retempered by mixing in any additional water, as this
reduces the strength of the mix.

Roof
Cement roof tiles will be used. The limit of 80kg/m2 will not be exceeded.
All roof trusses will be fixed to the wall with type A anchor types to a minimum depth of 600mm.
(2 strands of galvanised steel wire) as this is a heavy Class B roof. (Table 4.14 page 40) Rafters and
tie beams shall be 38 x 114mm grade 5 timber
Retailing wall
This is 220mm, un-plastered, burnt clay brick wall. Its height is ____________mm which
conforms to the requirements in Table 4.10 (page 35). piers spacing?? Control joints will be
located at _________intervals not exceeding 10m.
Sub-soil drainage shall be provided behind the wall with a perforated 110mm pipe bedded in a 500
x 500mm trench of 19mm stone behind the wall. This trench shall be lined with a geotextile cloth
with a minimum overlap of 200mm. A 100mm layer of gravel shall be placed above this geotextile
cloth.
A ____mm soft board will be attached to the fill side of the wall and extend into the stone trench.
Weep holes will be placed every _________mm to prevent the accumulation of water.
