I.

GENERAL REQUIREMENTS
These specifications shall be applied to every trade and shall carefully be read and
complied with by all parties who are engaged or concerned in the furnishing and
executing the work for the construction, erection, and completion of the project. These
specifications are intended to describe and provide information related to the proposed
project desired to be erected by the Owner/s at the location shown in the drawings.

The Contractor shall be always abide by and comply to the requirements of the
National Building Code (PD 1096) and I.R.R., the standard engineering practices, the
requirements of the Local Government Unit, the allied Engineering requirements, and
other related construction industry requirements.

1.1 SCOPE OF WORK

1.1.1 GENERAL: The work to be executed under this project shall be include the
furnishing of labor, tools, and equipment’s needed for the construction, erection,
and completion of the project. These are as shown in the construction drawings
and thereby made part of these specifications and contract agreement.
1.1.2 LOCATION: The building shall be staked out by the Contractor in accordance to
the site so identified. However, it is still the responsibility of the Contractor being
a technically qualified person to check the legality of the site location. Any grade
shall be confirmed by the Architect as shown in the drawings. It likewise
assumed that the Contractor has seen the site prior to submission of his
proposal or bid.

II. SITE WORKS

2.1 LAYING OUT OF WORK: The work shall be laid out to the true line and grade in
full accord with the drawings. Surveying of lines and grades, from a base line
and Bench Mark established by the Owner at the construction site and staking
therefore shall be substantially established, protected and maintained in place
by the Contractor for the duration until such time as their removal may be
authorized by the Architect or his duly representative. All points of the lot should
be verified first as to its bearing and direction before any staking is done.
Building lines must be laid and staked according to plan dimensions. Building
lines laid out at right angle must be true to square. Setbacks on property lines
must be checked so as not violate local building ordinances.
2.2 EXCAVATION: The Contactor shall be made the necessary excavations for the
laying out of all foundations and related works. If the required soil bearing
capacity is not met, natural soil foundation shall be tamped and provided with
strong filling materials and tested prior to foundation laying.
2.3 BACKFILLING: Fill and backfill materials shall be free from woods, scraps, or
organic matters. Acceptable filling materials shall be approved type. It shall be
placed in layer not exceeding 30-cm (12”), each layer thoroughly wet and well –
tamped or compacted up to 95% standard density at optimum moisture. Unused
materials shall be disposed out at points in accordance to the provisions of the
item on clearing.
III. CONCRETE WORKS

3.1GENERAL CONDITION: All Reinforced Concrete works shall be done in accordance


to the standard specification for materials as adapted by the Republic of the
Philippines, the ACI Building Code, ASTM, and other related and applicable
requirements by the agencies of the government. The following concrete
proportions shall be adopted in the construction.

3.2MATERIALS:

3.2.1 CEMENT: Portland Cement (Type 1) shall conform to the standard specifications
for Portland ASTM designation C150-690. “Republic, Hi- Cement, Island,
Filipinas”
3.2.2 COARSE AGGREGATE: GRAVEL shall be well graded, clean, hard particle of
gravel or crushed rocks 25 mm (1”) maximum for footing and 20 mm (3/4”)
maximum for suspended slabs, beams, stairs and columns.
3.2.3 FINE AGGREGATES: SAND shall be clean, washed sand.
3.2.4 WATER: Water shall be clean, free from injurious amount of soil, acids, alkali,
slats and other organic materials that may be deleterious to concrete.
3.2.5 REINFORCEMENTS:

3.2.7 FORM OIL:

3.3 CAST-IN PLACE CONCRETE PROPORTIONS: Minimum compressive strength


of concrete at 28 days and proportions shall be as follows:

CLASS “AA” Concrete: 3000 psi for all columns, beams, girders, slabs and
foundations.
1 : 2 Mortar Mix : For all cement plaster finishes & finishes on slabs.
1 : 3 Mortar Mix : For all masonry block work filling materials of any
thickness.

Concrete Hollow Blocks (CHB) shall be used at locations as shown in the


drawings and as hereunder describe.

100 mm thk. ord CHB : For all interior and divider walls and toilet
partitions
were no piping passes.
150 mm thk ord CHB : For all building exterior walls, fences, firewalls,
and
toilets where piping pass.

All masonry finished shall be plain cement plaster finish unless otherwise waived
and shown in the drawings. If such is required, a thickness of 20mm only shall be
applied.

IV. STEEL BAR REINFORCEMENTS


Reinforcing bars shall be new, of approved quality standard in accordance to ASTM,
AISC, ACI, and NBC requirements. Unless otherwise noted in the drawings, or as revised
by the structural engineer the following shall be used.

10mm diam. def. rebars : For all CHB rebars, girder, and beam ties,
column
ties, and CHB footings, and slab on grade.

12mm diam. def. rebars : For all suspended slabs, lintel beams over doors
and windows not exceeding 1.80 meters, and other
minor columns as for fences.

16mm diam. def. rebars : For all columns, girders, beams, and any other
structural framing member of the building

The Contractor is advised to always refer to drawings for possible changes made by the
Structural Engineer. The main intent is that the building must be above standard
quality level.

All reinforcing bars shall be deformed type and of structural grade. All revisions to
these requirements and all those mentioned in any part of the document shall be only
upon referral to the designing engineer; otherwise, the Contractor shall take the full
responsibility of the project as a whole. Cost adjustments if ever, shall be discussed at
an appropriate time and manner as may be seen necessary by the authorities.

V. STRUCTURAL STEEL

1. All Structural Steel works shall be in accordance with AISC Specifications


for the design, fabrication and erection of structural steel for buildings.
2. All structural shapes and plates shall conform to ASTM A36. The contractor
shall submit certified mill test reports on certified reports on certified reports of test
made by the fabricator or a testing laboratory in accordance with ASTM A6 or A568,
as applicable, and the governing specification shall constitute sufficient evidence of
conformity with ASTM Standards. Additionally, the fabricator shall provide an
affidavit stating the Structural Steel furnished meets the requirements of the grade
specified.
3. All Structural High strength bolts shall conform to ASTM A325M or
equivalent.
4. All Mild Steel anchor Bolts, Nuts and washer shall conform to the
following:
- Bolt ASTM A307 or equivalent.
- Nut ASTM A563 or equivalent.
- Washer ASTM F844 or equivalent.
5. All Structural weldings shall conform to E70XX.
All Structural bolts shall conform to ASTM Standards for Chemical bolts and
capsules. The capsule shall be Epoxy Acrylate and the anchor shall be zinc
electro-plated with chromate conversion coating.
6. All splices and connections shall be designed for at least 125% of the
capacity of the member being joined or a minimum stress of 6 kips.
High strength bolted connections shall be bearing type with bolt threads in the
shear planes unless otherwise noted.
Bolt holes shall be as follows:
Holes for high strength bolts and Mild steel bolts shall be not more than 1.5 mm
larger than in diameter of bolt used, unless otherwise specified.
7. The Contractor shall submit Shop/ Fabrication Drawings of all steel
framing to include material schedules, erection schemes, detail of connections, and
splices for review and approval of engineer prior to erection and installation.
8. The Structural steel surface shall be applied with a shop coat of zinc
chromate primer paint after fabrication and prior to erection and second coat of the
same paint after welding and/ or erection.
9. The Contractor shall verify actual dimensions shown in these drawings at
job site prior to preparation of Shop Drawings.

VI. CARPENTRY AND JOINERY

GENERAL: Lumber shall be of approved quality it their respective kinds required for
the various parts of the building. They shall be well-seasoned, thoroughly dried, free
from any form of detects and imperfections, like twisted, knots, splits, or undersized,
and other related ones. They shall be as much as possible straight, nice, durable, and
strong.

CEILING WORKS: The ceiling shall always be provided with 6 mm. fiber cement board
on metal furring for interior unless T & G materials are specified as exterior ceilings.

CABINETS AND CUPBOARDS: All materials shall be of 20mm. thick plywood for doors
and shelves. All joints shall be glued prior to nailing. K. D. Wood edging shall be
installed at all plywood sides and edges. Finishing nails shall be used to provide a clean
and acceptable workmanship.

VII. THERMAL AND MOISTURE PROTECTION

Gutter, Flashing – Pre-painted pre-fabricated plain metal sheet (verify design)


Joints and lap shall be riveted and sealed properly. Use Tek screw with rubber
insulation for connection at purlins.

SECTION 07160 - BITUMINOUS DAMPPROOFING


A. PROJECT INCLUDES
1. Bituminous Damp proofing:
a. Exterior surfaces of foundation walls.
B. PRODUCTS
1. Hot Applied Coal-Tar Damp proofing:
a. Materials and Application: Coal tar primer, ASTM D 43, and coal tar
bitumen, ASTM D 450, Type II or III; 2 coats, total 60 mils.
b. Protection Course: Compatible with damp proofing.
2. Hot-Applied Asphalt Damp proofing:
a. Materials and Application: Asphalt primer, ASTM D 41, and asphalt, ASTM D
449, Type I; 2 coats, total 60 mils.
b. Protection Course: Compatible with damp proofing.
VIII. DOORS AND WINDOWS
GENERAL REQUIREMENTS: All Doors and Windows shall be done in accordance with
the details of working drawings and Specifications. Verify type, dimensions, operations,
locations and use of all doors and windows.

All doors to bedrooms and service exterior doors shall be solid core, flush type and to
swing to the direction shown in the drawings. Such shall be made out of 6mm. thick
ordinary plywood nailed on treated wooden frames for bedrooms and marine type for
exterior service doors with a total thickness of only 47mm.

Window shall all be 6.35 mm. thick clear glasses on Aluminum Frame (Analok fin.).
Frames shall be of a sloping-type section to avoid water instruction and leaks. It shall
rest on a beveled and notched concrete surface to reinforce the intention.

All joints and connections to wood or concrete shall provide with non-compressible
fillers in between prior to application of water sealant.

IX. FINISHES
PAINTING

Final colors shall be decided at site. Provide samples not less than three (3) of not less
than one sq. meter. Each shall be applied at any site-prepared wall for owner selection.
It shall reflect the actual color, intensity, and roughness (if ever) to be followed
throughout the building exterior and/or interiors, bedrooms, toilets whichever and
wherever applicable as the owner desires.

FLOOR FINISH

All concrete floors for all rooms shall be finished with 1:3 Cement mortar with a
minimum thickness of two centimeters. The finish surface shall be on grade as
indicated on plan. However if the Owner preferred to have other finish surfacing
materials, the finish level shall be adjusted to the appropriate grade.

SCHEDULE OF FINISHES:

60 x 60 cm Ceramic Tiles for All floor


30 x 30 cm Vitrified Ceramic Floor tiles for Toilet
50 mm thick Cement Topping 1:3 ratio

VIII. SANITARY WORKS


GENERAL: All Sanitary Works included herein shall be executed according to the
provision of the Philippine Plumbing Code, the NBC and Rules and Regulation.
The Contractor shall coordinate the drawings with other trade, Drawings and
Specifications. The Contractor shall notify immediately, if any discrepancy found
herein. All relocation shall require for proper execution shall be with prior approval of
the Architect/ Engineer in Charge of Construction.
Materials shall be new, free from defects and imperfections. Installations shall be to the
highest quality standard acceptable in the international building industry.

MATERIALS: Soil Pipe (SP) and waste pipe (WP) piping materials shall be of size not
less than 100mm diameter respectively except for waste pipes from kitchens and
where oils are expected which shall be 75mm dam. Soil (SS) and waste (WS) stacks
shall be the same as their corresponding soil and waste pipes. Ventilation pipes (VP)
and stacks (VS) shall be a minimum of 50mm diameter. All such piping materials shall
be PVC. Plumbing fixtures shall be of type, style, and color to meet the needs of the
owner.

Drainage lines shall be a minimum of 150 mm diameter PVC or cement pipe, but
preferably the former. It shall be directed to catch basins and/or junction boxes with
slopes not more than 2.0% but not less than 1.5%. Lines shall not be less than 0.60
meter form the established grade line or landscape level.

Water piping lines shall be Galvanized Iron Pipes (GIP) of sizes shown in the drawing
but not less than 15 mm diameter for branches and 20 mm diameter for main pipe, all
of which shall be schedule 40. uPVC water pipes may be used but subject to the
approval of the designing Sanitary Engineer.

INSTALLATIONS: All materials, fitting, equipment’s and pipes shall be installed true to
plumb, straight and level where applicable. Slope underground shall be 2.0% Vent
pipes may be installed without slope. All joints shall be sealed with sealant as
recommended by the pipe manufacturer. All or any sewerage piping shall be provided
with Wye fittings joints and likewise with cleanouts at every major pipe and major turn.

Shower heads, control valves as angle and float valves, P-traps, sink strainers, faucets,
and flexible tubes, curtain rods and related words shall be stainless steel. No chrome-
plated finishing fittings nor plastic or petroleum based ones shall be used in the
plumbing installations. Garden and service faucets but excluding kitchen sinks, and
control valves like gate and check valves, shall be brass and hose bib type for the
former.

IX. ELECTRICAL WORKS


GENERAL PROVISION: All installations shall be in accordance to the provisions of the
Philippine Electrical Code (PEC), the local Utility Company, the Local Government Unit,
NBC, and the housing site.

Service Entrance shall be Single Phase, 230 Volts, 60 cycles, 2-wire. The service wire
from the entrance ca to the electric meter shall be on a Rigid Steel Conduit pipe (RSC)
with proper fittings.
All Electrical Works herein shall be performed under the direct supervision of a duly
license Professional Electrical Engineer and or a Registered Master Electrician.
MATERIALS: All materials shall be new and free from imperfections, to standards, and
of quality, as approved be the Philippines Standards. Pipes for circuit shall be a min. of
15mm diameter PVC pipes and for risers minimum of 15mm diameter RSC for supply
lines. All Electrical conductors shall be copper of #12 or 2.0 sq. millimeter diameter
minimum. Panel boards shall be of Ga. 24 bake-painted GI sheets to meet the drawing
requirements. The controls for circuit shall be circuit breakers of rating as shown in the
drawing.

INSTALLATIONS: All installation shall be in accordance to the provisions of the


National Electrical Code. No lines shall be exposed. It is the responsibility of the
Contractor to install all lines which are supposed to be concrete-embedded. The
Contractor shall be responsible for such works which are enough grounds for work
rejection. No utility box shall be installed without locknuts.
Telephones wires and outlets shall be the standard 3-wire & National outlets and or
covers to match the toggle lighting switches. Doorbells and the corresponding push
button shall be at location shown in the plans.

Drawings show approximate locations of outlets and fixtures, and the Contractor
therefore is obliged to adjust the same to meet the local conditions and the intent of
the design. Refer to the general notes of the drawing.
