RENT AGREEMENT
THIS RENTAL AGREEMENT is excluded at Delhi on 01-08-2024 and between:
Mrs Shanti Devi W/o Mr Raj Pal Singh R/o House no. A-10, Old Kondli, Kondli Extention, Mayur Vihar Phase 3, Delhi 110096 (hereinafter referred to as “First Party/Landlord”), And in favour of Dr Chandra Pal, S/o Brahm Singh, having a permanent address at Nagla Charan Das, Guatam Budhdha Nagar, Noida sector 82, Utter Pradesh (hereinafter referred to as “Second Party/Tenant”) The expression of both the parties wherever they occur is the body of this agreement shall mean and include their respective heirs, successors, occupiers, Administrators, Legal representative and assigns etc. WHEREAS the owner is the absolute owner of the property situated at House no. A-10, Old Kondli, Kondli Extention, Mayur Vihar Phase 3, Delhi 110096 (hereinafter referred as “Demised Premises”) and has agreed to let out 2 bedrooms set with 1 living room with separate kitchen and bathroom, also a garage, at ground floor with inbuilt fittings & fixtures and inventory on said premises to Tenant and the Tenant has agreed to take the same on rent of Rs 30,000/- (Thirty Thousand only) per month only for residential purpose. NOW THIS RENT AGREEMENT WITNESSETH AS UNDER:- 1. That the Rent in respect of the “Demised Premises” shall commence from 01-09-2024 and shall be valid till 31-07-2025. Thereafter, the same may be extended further on mutual consent of both the parties. 2. That the Tenant shall pay to the Owner a monthly rent of Rs. 30,000, in which the electricity bill is not included and the Tenant is responsible for paying the electricity bill separately as per the meter’s reading. 3. For all the dues of electricity bills till the date the possession of the premises is handed over by the Owner to the Tenant it is the responsibility of the Owner to pay and clear them according to the readings on the respective meters. Also before handing over the possession of the premises back to the Owner by Tenant, it is the responsibility of the Tenant to clear electricity bills property. Otherwise Owner is allowed to reduce such amount from deposit money deposited by the Tenant. 4. The Tenant will pay the Owner a security deposit of Rs. 2,00,000 only in cash which shall be refunded by the Owner to the Tenant at the time of handing over possession of the demised premises by the Tenant upon expiry or sooner termination of this Rent after adjusting any dues or cost towards damages caused by the negligence of the Tenant or the person, he is responsible for. 5. That In case the Owner fails to refund the security deposit to the Tenant on early termination or expiry of the Rent agreement, the Tenant is entitled to hold possession of the Rented premises, without payment of, till such time the Owner refunds the security deposit to the Tenant. 6. That the Tenant shall not sublet, assign or part with the demised premises in whole or part thereof to any person in any circumstances whatsoever and the same shall be used for the bonafide residential purposes only. 7. That any structural or major repairs, if so required, shall be carried out by the Owner. While Tenant is permitted to do small repairing on his own costs. At the same time Tenant shall not do additional structure or alteration in premises. 8. That the Owner shall hold the right to visit in person or through his authorized agent or family members, to enter upon the demised premises for inspection in presence of tenant himself or any of his family member. 9. That the Tenant shall comply with all the rules and regulations of the local authority applicable to the demised premises. The premises will be used only for residential purposes of families and guests. 10. That the Owner will keep the Tenant free and harmless from any claims, proceedings, demands, or actions by others with respect to quiet possession of the premises. 11. That this Rent Agreement can be terminated before the expiry of this tenancy period by serving One-month prior notice in writing by either party. 12. That Tenant shall hand over the vacant and peaceful possession of the demised premises on expiry of the Rent period, or its termination. 13. That both the parties shall observe and adhere to the terms and conditions contained hereinabove. 14. That the Tenant and Owners represent and warrant that they are fully empowered and competent to make this Rent Agreement. Both parties have read over and understood all the contents of this agreement and have signed the same without any force or pressure from any side. 15. In case of any dispute to this agreement and the clauses herein, the same will be settled in the jurisdiction of the East Delhi District Court, Karkarduma, Delhi. 16. That both parties have read over and understood all the contents of this agreement and have signed the same without any force or pressure from any side. WITNESSES: IN WITNESS WHERE OF the Owner and the Tenant have signed on 01-09-2024, in the presence of following witnesses. SIGNED AND DELIVERED by the within named Land Lord (Mrs. Shanti Devi) And SIGNED AND DELIVERED by the within named Tenant (Dr. Chandra Pal)
