NOTICE TO THE CONTRACTORS


PROJECT: -PROPOSED INTERIOR DESIGN FOR CHILDREN‘S BEDROOM.

On behalf of our client, Mr.………………………….. We have pleasure in inviting you to tender


for the aforesaid work.
Sealed tender should be addressed and delivered to the office of: ……………………………..
not later than date and time on or before 5.00 PM.

1. The tender must obtain for himself on his own responsibility and at his own expenses
all the information which may be necessary for the purpose of filling this tender and
for entering into a contractor for the execution of the same and must examine the
drawing and inspect the site of the work and acquaint with all local conditions and
matters pertaining there to.

2. Each of the tender documents is required to be signed by the person or persons


submitting the tender in token of his /their having acquainted himself/themselves
with the general conditions etc.as laid down. Any tender with any of the document
not so signed with be rejected.

3. The tender document must be filled in English and all the entries must be by hand
written in ink. If any of the documents are missing or undersigned, the tender shall be
considered invalid.

4. All erasures and alterations made while filling the tender must be attested by initial of
the tenderer. Over-writing of figures is not permitted. Failure to comply in rate or
conditions after submissions of the tender will not be entertained.

5. The intending tender shall be sent to the client by bank draft, as the earnest money
as a guarantee of good faith which amount shall be forfeited as liquidated damages in
the event of any evasive refusal or delay in signing the contract. The deposit of the
unsuccessful tenderers will be returned without interest, immediately after a decision
is taken regarding the award of the contract. The earnest money of the successful

Tenderer will be adjusted towards security deposit. A tender not accompanied with Earnest
Money Deposit will not be considered.

6. On the receipt of intimation from the clients of the acceptance of his/their tender,
the successful tender shall be bound to implement the contract by signing an
agreement immediately in accordance with the Articles of Agreement and conditions
of the employer and the person so tendering whether such formal contract is or not
subsequently entered into.

7. In addition to the money paid under paragraph 6 above 5% of the value of the work
done will be deducted from each payments to the contractor and held as retention
amount and the balance amount retained for a further period of six months after the
Completion Certificate is issued by the Designer, and shall not bear any interest.

8. All compensations or other sums of money payable by the contractor to our clients
under the terms of this contract may be deducted from the security deposit or from
any sums of money that may be or may become due to the contractor on account.
What so ever and in the event of the security deposit being reduced by reason of any
such deductions, the contractor shall within 7 days of being asked to do so make
good in cash off cheque any sum which may have being deducted from his security
deposit.

9. The Interior Designer shall not be concerned with any rise or fall in the prices of any
material. The rates quoted shall include all costs, allowances, taxes or any other
charges including any enhanced labour rates etc. which may be enacted from time to
time by the state and/ or central government. Under no circumstances shall our
clients be held responsible for compensation or lost to the contractor due to any
increase in the cost of labour to the contractor due to any increase in the cost of
labour of materials or in any other account.

10. The rates quoted by the contractor shall include all eventualities such as heavy rains,
sudden floods, etc. Which may cause damage to the executed work or which may
totally wash out the work. until the completion certificate is issued to the
contractors, our clients will not be responsible for such damage or wash out on the
construction/renovation work.

11. In case, where the same item of work is mentioned at one or more places in the
schedule of quantities the lowest of the rates quoted by the contractor for the items
shall be taken for the payment of the items.
12. Time is the essence of the contract. The work should be completed in 80 days from
the date of the work order issued to the contractor to commence the work. The
successful contractor will have to give a schedule of various items of work to be done
so that the work gets completed within the stipulated time.

13. If the contractor fails to complete the work by the schedule date of completion or
with in any sanctioned time, he will have to pay Rs.1000/- per day as liquidated
damages for each beyond the date that the work remains incomplete.

14. The following additional information shall be forwarded by the contractor along with
the submission of tender:
a) List of works of a comparable nature along with their values and time of
completion.
b) A list of works in hand.
c) A list of machinery he will bring for the proposed work.

15. This is an item rate contract . Quantities are approximate and are subject to variation
by addition, reduction, omission and deletion. No compensation whatsoever will be
paid on this account.

16. The unit prices shall be deemed to be fixed prices. In case of extra items, a record of
labour chargers paid shall be undertaken only after prior consent of the interior
designer. The labour charges record mentioned above shall be presented daily for
conformation.

17. The unit prices shall be deemed to be fixed prices. In case of extra items, a record of
labour charges paid shall be maintained and shall be presented regularly to the
interior designer for checking. The settlement will be made based on figures arrived
at jointly and taking unit prices given in the contract assigned to the successful
tenderers. In case of extra work, where similar or comparable items are quoted in the
tender, extra work rates shall be based on the tender rates.

18. Our clients do not bind themselves to accept the lowest or any tender and reserves
to themselves the right to accept or reject any or all tenders either in whole or in part
without assigning any reason for doing do.

19. Drawings and designs may be inspected in our office on any working day during
normal working hours. Tenderers will not be permitted to take any drawings out of
the office.
20. If there is any discrepancy in two copies of tender, original will be considered valid.

I/we, the undersigned have carefully gone through and clearly understood the Tender
documents comprising of the NOTICE TO CONTRACTORS, TENDER FORM, CONDITIONS OF
CONTRACTOR, APPENDIX TO CONDITIONS OF CONTRACT, SPECIAL CONDITIONS OF
CONTRACT, PREQUALIFICATION QUESTIONNAIRE, GENERAL SPECIFICATION WORK, GENERAL
SPECIFICATION MATERIALS, LIST OF MATERIALS AND SCHEDULE OF PROBABLE BILL OF

I/We do hereby undertake to execute and complete the whole or part of work described as
civil, pop, electrical, carpentry, painting work and general items at the respective rates which
I/we have quoted for all the items of the probable bill of quantities and at which rates the items
specified amount to RS………………………

execution of the work. In the event of this tender being accepted I/We agree to enter into an
agreement as and when required and execute the contract according to your form of

GENERAL SPECIFICATION
1. DEMOLITION.
The contractor shall not demolish, chip, or, chisel any internal or external wall, beams or
columns without the prior consent of the interior designers, to avoid tampering with
load-bearing member.
The contractor shall carry out demolition work in a manner that will not damage the
structure, or items that are intended to be re-used. Items that are intended to be re-
used shall be stacked carefully as directed. The contractor shall carry out demolition
work in a manner so as not to inconvenience the occupants of the building, or
neighboring building.
Debris shall be stacked at site as directed in gunny bags or drums and shall be carted
away in regular interval. Debris shall not be deposited on the road-side. If the client
complains about the debris the contractor shall be penalized. The penalty shall be
decided by the interior-designer. All penalties levied by the municipal or any other
authorities shall be paid by the contractor fails to pay such dues all such penalties,
premiums, fines, fees will be paid by the clients and the same will be recovered from the
contractor’s bills.

2. MASONARY, PLASTER, WATERPROOFING.


Internal masonry wall shall be constructed with lightweight ‘SIPOREX’ blocks or bricks of
specified thickness. The blocks/bricks shall be well soaked in the water before use.
Brick shall be used for repairs, minor additions and alterations to existing masonry walls.
The bricks shall be of good quality and well soaked in the water before use.
Cement shall be Portland, made by ACC, NARMADA, or L&T, preferably supplied in
paper bags.
Sand shall be coarse, sharp, angular, free from mud and dirt, ‘MUMBRA’ sand is
recommended, screened sand shall be used for plaster.
Mortar for ‘SIPOREX’ and bricks masonry shall be 1 part of cement to 5 parts of sand by
volume, unless otherwise specified. Joints shall be raked out to a depth of ½ inch
Internal plaster shall be finished with neru lime, or with a thin layer of plaster of Paris to
facilities painting.
‘SIPOREX’ and brick masonry shall be thoroughly watered for 2 days after erection.
Cement plaster shall be thoroughly watered for 5 days before application of plaster of
Paris.
Waterproofing of toilet floor shall consist of continuously laid damp-proof course (DPC).
The DPC shall consist of one coat of rubberized coal tar (CHEMISOL) with a layer
approved tar felt and cloth over with rubberized coal tar, laid on the floor and up to
minimum 2 feet on the vertical surface.
A waterproof screen of minimum 2 inches thickness consisting of 1 part cement, 2 part
of sand and 2 part small aggregate with patent water proofing compound shall be laid
on the DPC.
Marble and other slabs and/or tiles shall be laid in Portland cement, sand mortar 1:4
marble slabs shall be fine machine-cut and shall laid with fine invisible joints filled with
white cement.
Glazed tiles shall be fixed with neat portable cement and shall be pointed with
“TRAVANCORE” white cement.

3. STEEL WORKS.
All steel works shall comply with the latest Indian standard code. The steel work shall
erected unpainted, but with a shop-cut primer application. All dirt, grease, rust and mill-
scale shall be removed.
All the joints shall be fully welded with the electric process. All visible joints shall be
planed with a grinder.
The size and number of cleats, dowels, holdfasts, bolts, etc. shall be as per the interior
designers’ instructions
Steel work shall be painted with one coat of zinc- chromate rust primer.

4. PLUMBING, DRAINAGE WORKS.


All work shall be carried out by a reliable licensed plumbing contractor, approved by the
interior designer.

All sanitary-ware shall be H.T. or NEYCER or equivalent of model approved by the


interior designer, and installed as per manufactures instructions.
All the internal plumbing fitting shall be brass C.P. first quality as approved by the
clients.
All internal water supply pipes, fitting shall be ‘C’ class. ‘TATA’ brand.
All joints shall be fully threaded and sealed with ‘M’ seal sealant. All pipes shall be
coated with coal tar and wrapped with coal tar dipped gunny cloth.
All drainage pipes shall be CI of diameter specified by the interior designers.
All the appliance shall be fitted with traps which afford an effective and adequate water
seal.
Rate quoted for drainage pipes work shall include making holes and making good
scaffolding and connection to chambers.

5. TIMBER WORKS.
No softwood shall be used.
All timber shall be well seasoned.
All timber used for external exposed works shall be full grained BTC, or DANDELI, to the
satisfaction of the architects.
All junctions shall be properly joined, glued and screwed(not nailed) before fixing.
Rough grounds for internal framework shall be permitted.
Internal framing shall be first quality C.P. teak or good quality OLD BURMA TEAK
approved by the interior designers, and painted on all sides, properly joined and
screwed.

6. PLYWOOD AND LAMINATE WORKS.


All the plywood’s shall be ‘ANCHOR’ and ‘MAYSORE’ or approved ‘ASSAM’ brand
commercial grade of specified thickness.
Shuttering (water resistance) plywood shall be ‘ANCHOR’ or ‘SWASTIC’. Other brands
shall be used by the interior designer.
‘ANCHOR’ nova teak super boards of specified thickness shall be used where required by
the interior designer. Inferior brands of particles boards shall not be permitted.
Laminate shall be ‘FORMICA’, ‘DECOLAM’ or NEOLUXE(1.5mm) thick either matt or
texture finish, approved by the interior designer.
All the laminate shall be well-pressed for 24 hours with standard ‘FEVICOL’ glue. Fast
drying glues shall ne used, except in grooves.
All cabinet shutter shall consist of internal teakwood framework of specified sizes (1 ½”
x ¾” x 1”) with 1/8” (4mm) commercial plywood on both the sides, with teakwood
lipping on all 4 sides.
Shutters shall be laminate or paneled plus laminated as specified.
All drawers/ traps shall be teakwood with minimum ¼” based ply. Plywood drawers will
not be permitted.
All shutters and clawers shall be lockable.

7. STAINLESS STEEL.
Stainless steel sections shall be minimum 16 gauge thick.
Stainless steel sections shall be brush-matt finished.

8. GLASS.
Glass shall be even thickness as specified without any defects like bubbles, aberrations,
waves, etc.
Glass edges should be finely finished or polished before fixing.
Larger glass panels shall be beaded in rubber before installation.
Glass above ¼” glass shall be ‘TRIVENI’ made in India.

9. FITTINGS.
All fitting shall be first qualities BRASS C.P. or STEEL, of design and brands approved by
the interior designer. The contractor shall submit samples for approval. Locks shall be
‘VIJAYAN’ or ‘GODREJ’ unless otherwise specified.

10.PAINTING WORKS.
Timber all internal timbers and plywood’s shall be coated all over with one coat of 2 nd
quality oil paint, or 1 coat of clear and black ‘TERRISEAL’ mix. Exposed timber and
plywood surface that are directed to be painted shall be given 1 coat of wood primer,
followed by 2 coats of ready mid enamel putty rubber down with emery paper, followed
by one under 3 finishing coats of GOODLASS/NEROLAC/DULUX/SHALIMAR ‘I’ quantity
enamel oil paint, dilutes as required with thinner (not turpentine) sprayed or hand-
brushed as directed to required shades as per instruction.
Internal walls & ceilings: shall be scrapped and coated with one coat of cement primer,
two coats of filler/putty, followed by one undercoat and two finished coats of
‘GOODLASS NEROLAC’ pearl luster finish, flat oil paint or ‘DULUX VELVET-TOUCH acrylic
paints. Acoustic tiles shall be prepared with undercoated and putty in the joints, and
finished with two coated of ‘GOODKASS NEROLAC’ pearl luster finish flat oil paint/ or
‘DULUX’ velvet-touch acrylic paint.
External wall: External walls shall be cleaned and painted with two coats of external
quality enamel oil paint/ snowcem to the shades chosen by interior designer.
Steel work: Steel shall be rubbed down thoroughly and coated with one coat of
approved zinc-chromate, anti-rust metal primer, followed by two coats of ready-mixed
enamel putty rubbed down with emery paper, followed by 1 undercoat and 2 finished
coats of specified enamel paint using thinner as required, hand brush or sprayed.

11.MISCELLANEOUS:
FALSE CEILING:
Plaster of Paris ceiling shall consist of patent G.I. folded sections hung with C.I. strap or
wire hangers, or hard wood treated timber section as specified by the interior designer.
Plaster of Paris sheets shall be full ½” thick fully reinforced with gunny and well
furnished. Cracked or broken sheets shall not be permitted. Sheets shall be fitted with
zinc plated self-taping screws.
Cutouts of light fittings, AC diffusers and grill shall be properly framed as directed and
shall be paid for extra. The area of these shall not be deducted from false ceiling
measurements.
VERTICAL VENETIAN BLINDS:
Vertical Venetian blinds shall consist of 5” wide vertical drapes manufactured by ‘Aero
lux’ of approved designed and colour.

CONDITIONS OF CONTRACT
1. Before filling in the tender contractor will check all the drawings and schedule of
quantities and will get an immediate for any loss or compensation will be
entertained on this amount.

2. All the work shall be carried out as per details drawings and specification or as
instructed by Interior Designers.

3. At the time of submitting tender following details of the firm shall accompany the
tender documents fully signed by the owner, partners, or their authorized
representatives.

4. A list of works in relating to tenders carried out the firm giving the name of the
Interior Designer, the value of the work Names and qualification of the technical
personnel supervision and their experience. These names should be of technical
personnel and supervisors who would be appointed by the contractor to carry out
full time supervision of the actual works covered by the contract Average annual
turnover of the company based on last three years performance.

5. The rates quoted in the tender shall be for finished items of the work they shall
include all the charged required for labour, materials sheds for storage or material
transportation of materials and equipment double scaffolding, centering the
material, water and electric charges tools and plants, making and cleaning of sit
curing of various items of work where cement has been used by keeping them
constantly moist for such periods as stated in the relevant specifications attached to
this tender documents. The rates shall be inclusive of Octroi duty Excise duty
packing and forwarding or any other duties or fees levied by any government public
or local bodies the rates shall be firm be and shall not be subjected variations about
conditions or any other conditions whatsoever.

6. The calculations made by the tenderer should be based probable quantities of the
several items of work which are furnished for the tenders convenience in the
schedule of probable quantities, but it must be cleared that the contract is not
lumpsum contract, that neither that probable quantities not the value of the
individual items not the aggregate value of the entire tender will form part of the
contract and that the Owner or the Interior Designer do not in any way assure the
tenderer or guarantee that work would correspondent thereto.

7. The contractor shall not be entitled to any compensation for loss suffered by him on
account of delays in commencing the works or executing the works, whatever the
cause for such delays may be, including delays in procuring government controlled
or other materials.

8. Acceptance of the tender shall be governed by the conditions of stipulated


hereinafter acceptance of any or lowest tender and rejection of any tender is
entirely to the satisfaction of clients/interior designer without assigning any reason
to the tenderers.

9. The contractor shall keep the tender submitted by him open for acceptance for a
minimum period of four months from the date of its submission When once the
tender is accepted the rate quoted by the successful tenderer shall be firm and
variation in rate of any account shall not be allowed the entire duration of any
account.

10. During the execution of work contractor must check the work with his drawings.
The contractor shall be responsible for all the errors in this connection and shall
have to rectify all the defects at his own cost failing which interior designer reserves
the right to get the same rectified at the risk and cost of the contractor.

11. Any claim for extra item or deviation from specifications shall entertained unless
same is pointed out accepted as such before the work is taken on hand, or within 15
days after the commencement of this work by the successful tenderer The interior
Designer however will be the arbitrator in such matters in every respect and his
decision will be final and binding on both the owner and the contractor.

12. Any legal dispute between the owner and the successful tenderer shall be settled in
Mumbai.

13. The contractors shall comply with all types of laws and regulations of local and
other statutory authorities being jurisdiction over the works and shall be
responsible for the payment of all the fees and other charges and the giving and
receiving all notices drawings and test certificates.
14. The tenders are also required to produce proto-type of all the different items of
furniture to be made for the above work which they quoted without any additional
cost for interior designer’s approval.

15. The method of measuring various items of work shall be done generally as
described in the relevant items of work in case of any doubt the mode of
measurement shall be in accordance with the latest Indian standard code of
procedure for method of measurement of building works (IS: 1200).

16. The contractor at the site of his work at the place or places shown to him shall
maintain the following facilities: -
a) printed time schedule displayed properly
b) All the drawings which will be given to him for execution the work.
c) The contractor shall keep all drawings in proper condition and will not be
permitted to remove the same from the site of work for any reason whatsoever
They shall be available for inspection at all times by the interior designer and his
authorized representatives.
d) One 100 ft and one 50 ft steel measuring tape with ISI stamped certificate and
two 10 ft steel tapes box of chalk for marking
e) Measurement books, copies of bills of work due to be certified.
f) A set of Indian standard specification all the materials the used or proposed to
be used for works.
g) A regular muster roll to be maintained daily indicating the designation of all the
persons employed at the site.

17. There shall be co-operation between the other contractors working at site and the
successful tenderers to the maximum possible extent in accordance with the advice
of the Interior Designer.

18. The successful tenderer shall properly safeguard against damage or injury to the
public and to any property or thing and shall alone be responsible for any such
damage and injury to any persons or thing arising in connection with its execution
of the work the successful tenderer shall protect and hold harmless the owner
against any or all claims for any such injury or damage.

19. The work in every respect during the progress and final acceptance by the owner,
including raw materials delivered to the job site to be incorporated or used in
construction of the work by the successful tender at its own risk Any loss or damage
to such material or work by the owner shall immediately by replaced by the
successful tenderer at its own expenses.

20. The interior designer shall have the right to direct the contractor to purchase and
use materials from any source for the proper execution of the work.

21. In order to give intending tenderer an idea regarding the live loads on floors the
following table is given additional loading of floors by stacking constructional
materials etc will not be permitted to the contractor Any defects that may develop in
the super structure due loading of floors with construction materials etc in excess of
SPECIAL CONDITIONS OF CONTRACT

1. This is the supplement of special conditions of the contract, which includes the
instructions issued to the tendered and the general conditions of the contract as
pertaining to the works contract which shall be considered as a part of the contract
document. Where the provisions of these special conditions are at variance with the
general conditions of the contract, hence conditions shall prevail.

6. ROYALTIES ETC: All charges, such as sales tax, royalties, octroi duties for materials
obtained for the work of fabricated materials, if any, shall be borne by the contractors
also all tools, local and other taxes, etc. royalties for materials removed shall be payable
by the contractor. All amount due to this contract (royalties, taxes etc.) shall be paid
directly to the authorities concerned by the contractor, or if not paid will be recovered
from the money due to the contractor, if so required by the authorities. The contractor
will not be entitled to any refund on this account.

7. TIME IS THE ESSENCE OF THE CONTRACT:


Time being the essence of the contract, the various items of the work shall be
considered and completed in accordance with the work. The time shall be recorded
from the date of work issued to the tenderer. The contractor shall commence the work
immediately on receipt of such an order and shall proceed with the same with due
efficiency or without any delay, except as may be sanctioned or ordered by the
employer or their representatives or the designers.

8. MAINTAINCE: The contractor shall maintain the work period of six month after the date
of completion as certified by the interior designer. The work will be maintained in such a
manner that at the expiry time of contract the work will be in perfect condition. If there
are any problems the contractor at his own expense should rectify the work to the
satisfaction of interior designer. All defects, imperfections, shrinkages or workmanship

not in accordance with the contract, or any form of failure on the part of the contractor
to comply with the provisions of the contract.

9. CO-OPERATION WITH THE OTHER CONTRACTORS:The contractor shall co-operate with


the employer and all other contractor working on site in respect of those works which
would be executed simultaneously under separate contract or agencies.
10. WORKING HOURS:
The hour of work for the labour employed by the contractor shall confirm to the hours
fixed by the employer.
11. SETTING OUT WORK:
The contractor shall at his own expense provide all necessary pig nails, strings and other
such articles of work for setting out of work. He shall provide for skilled and technical
assistance who are capable of carrying out the work in accordance with the drawings
and specifications to the correct line and level. The contractor shall be responsible for
setting out the work and to get the same approved before the commences the work.
12. SECURITY REGULATIONS:
The contractor shall strictly comply with the security regulations in force at site.
13. PAYMENT:
The contractor should submit all bills QUARTERLY as per the date fixed by the engineer -
in-charge for all work completed in the previous fortnight. 75% payment of R. bills for
work carried out shall normally be released within 15 days’ time of the receipt of such
bill and the balance would be paid within a fortnight from the receipt of the R.A. bill.
Adjustments of advance granted, if any materials supplied, and also towards recovery of
income-tax security deposit, etc. shall be made from the monthly or R.A. bills.
14. MORE THAN ONE SHIFT WORKING:
It may be noted by the tenderers that the overall completion time shall be totally
binding to the contractor and maintaining proportionate progress will be vigilantly
watched. In the contract the employee would insist on timely completion of some
portions of work under the scope of contract which forms important linkage in relations
to subsequent activities of progress by the agencies in an expeditious manner to match
the overall progress identified by the employer from time to time.

ARTICLES OF AGREEMENT

Contractor has supplied the owner with a fully priced coy of the said Bills of Quantities which
copy is hereinafter referred to as “the Contractor Bills ) AND WHEREAS the said drawings
(herein after referred to as “ the Contractor Drawings and the Contractor Bills have been signed
by or on behalf of the parties hereto AND WHEREAS the contractor has executed a band
guarantee for sum of Rs……………………….
In favour of the owner for the due performance of the agreement.

NOW IT IS HEREBY AGREED AS FOLLOWS


1. For the consideration hereinafter mentioned the contractor will upon and subject to the
condition annexed carry out and complete the work shown upon the Contract drawings
and described by or referred to in the Contract Bills and in the said conditions

2. The owner will pay the Contractor the sum of Rs50,000/- (hereinafter referred to as
“the contract sum “ or such other sum as shall become payable hereunder at the times
and in the manner specified in the said conditions.

3. The term “ the Designer “in the said conditions shall mean………………. or in the event of
their ceasing to be the Designer for the purpose of this Contract ,such other persons as
the owner shall dominate for that purpose ,not being a person to whom the Contractor
shall object for reason consider to be insufficient by the owner , provided always that no
person subsequently appointed to be architect under the contractor shall be entitled to
disregard or overrule any certificate or opinion or decision or approval or instruction
given or expressed by the designer for the time being.

4. The said conditions and appendix thereto shall be read and constituted as forming part
of this agreement, and the parties here to shall respectively abide by,submit themselves
to the conditions and performed the agreement on their parts respectively in such
conditions contained.

31) LEAVE PERFECT
The contractor shall remove all rubbish and superfluous material from the site of the work
within a reasonable amount of time to time and at completion.
32) DISCREPANCIES
All items shown on the drawing or specification are taken to be included in both. Any
discrepancies, which occur either in the drawing or in the specification, shall immediately be
brought to the notice of the designer.
33)MAINTAINANCE AND GUARANTEE
The whole of the work to be performed under this contract shall be completed to the
satisfaction of the Interior Designer.
The contractor shall without additional charge to the owner renew or replace any work which
prove faulty from workmanship of materials fully maintain the whole installation for a period of
6 month after the commencement of a defect liability period of the main contract, amount shall
be retained by the owner for this period.
34) CONTRACT PRICE
a) The rate of carpentry and joinery work shall be included for slightly rounded sizes where
required, for all cutting and waste, notching, holes, housing ends, miters, ends and shaped
ends, angles, junction, beading joints, short length, etc. For all nails, spikes, pin and brads
for coating the back of frame, backing fillets, etc. With two coat of Atlas “A” or other equal
and approved wood preservation and all necessary template or moulds for circular or
shaped work, where the description of work states “plugged to wall etc” the prices are to
include for plugging and fixing with nails, spikes, etc. To brick work, block work or concrete
work and any beading off and clearing away existing plaster as necessary. The rates shall
also include for the provision to all complete
b) The rate of hardware are to include for supplying all necessary screws to match and for the
provision to keep striking plates etc, as necessary. The rates for fixing hardware are to
include for all fittings, cutting, sinking forming morticing first fixing removing for
decoration, finally re-fixing after execution of the decorations casing, coiling adjusting
making good and leaving in perfect working order to the satisfaction of the Interior
Designer.
c) The rate for steel work etc are to include for cutting to required lengths, miters, splays at
ends, wids, breaching, widlts and all drilling and counter sinking.
d) The rate for fitting fabrics, etc. are to include for all drilling and counter sinking.

supporting making out to the floors, walls and soffits making good and touching up
decorations and finishes to match existing and make good all work disturbed.

h) The rate for “upholstered” furniture shall include fixing of upholstery material as described
with all necessary material required for that fixing.
ANNEXURE ‘A’
SPECIAL CONDITION OF CONTRACT

1. Technically data/details and specification if any do not atlly they are to be clarified with
the Interior designer.

2. All the measurement given in the drawing are subject to verification on site.

3. Partition line out shall be done on site with paper tape fixed on floor and shall be got
approved from the Interior designer before starting the work.

4. The contractor shall give all required assistance free of cost for making necessary
arrangement in the partition and fixed furniture for cutting holes and for laying conduits
for the electrical and other agencies of clients as per instruction of the interior designer.

5. The Contractor shall submit a bar chart (CPM method) within 10 days of issue of L/A and
get it approved by the interior designer in advance to co – ordinate the work of other
agencies.

6. The contractor, before starting the work, shall mark out the water level on the walls at
required places and get it approved from the interior designer.

7. The Contractor shall make the mock-up and the sample of the works and shall get it
approved from the interior designer.

8. All furniture items like table, side unit, cabinets etc, required development of product
and hence, before the final approve of the sample, contractor can suggest minor
modification to improve the design and quality with the approval of interior designer
without extra changes.

9. Contractor before starting the work should and conform from the layout drawing No. D-
I, left or right of drawer unit side boards and “L” shape cabinets and if discrepancy is
noticed should conform from the interior designer.

10. In order to complete the work in the contractor may have to work in 3 shifts. Client will
provide water and electrical without extra charges, at supply point.

11. It is responsibility of the contractor to make necessary security arrangements for his
materials/equipment’s.

12. For reduction or increase in quantum of item, the rates of the materials as indicated in
Annexure and quoted in the form of lender under heads list showing labour rates of
various categories would be considered while working out the revised rates as per
Clause No. 12 of the contract.

13. In case of non-availability of specification material in market they should be substituted


by equivalent of good quality duly approved by the interior designer.

14. All partition will be measured for payment as payment as finished partitions only
framework taken up to the roof slab for support will not be paid.

15. All glazing above cupboards will be paid on finished measurement only. Portion of
framing above false ceiling for support will not be paid.

GENERAL SPECIFICATIONS FOR MATERIALS


MATERIALS
1. Contractor shall use articles of those brands or manufacture mentioned under
“MATERIALS OF APPROVED BRAND AND/ OR MANUFACTURE”. Articles shall conform to
specification and the selection of brand, manufacture, colour and quality shall be
entirely at the discretion of the Interior designer. If articles of any od the mentioned
manufacture of brand is not available, then any other equivalent material will be
allowed to be used, by the interior designer at his direction.

2. Contractors shall obtain prior approval of Interior design before placing the order for
materials.

3. In case of non-availability of materials in metric sizes, the nearest size in “FOOT-POUND”


units shall be provided, with prior approval of the Designer for which neither extra will
be paid nor any rebate will be recovered. It shall be obligatory for the contractor furnish
certificates if demanded by the Designer, from manufacturer of the material and as per
their recommendations.

4. Unless otherwise shown on the drawings, or mentioned in the ‘Scheduled of Quantities


and Rates’ or ‘Special Specification’, the quantity of materials, workmanship, dimensions
etc. shall be as specified here in under.
