Section 1.1

Project Description

A new purpose built 8-bedroom residential care home for residents with complex special needs.

The project was a design and build construction that included an external works package of parking and
circulation areas, footpaths, drainage and external lighting, all as indicated on the drawings and/or as
required by the contract documents. This encompassed all works within the site boundaries as well as
those outside of the boundary necessary to complete the scheme, i.e. connections to public drains and
main services. The contractor’s responsibilities also included complying with planning permission and
discharging all conditions, obtaining and complying with all necessary building regulations, fire officers’
approvals, CSCI Certification and /or recommendations and other statutory or regulatory body approvals.
Further duties included the preparation of all necessary design, specifications, provision of samples for
testing and any other matters necessary for the proper and satisfactory completion of the contract.

4.1 Water
 Meter located outside the site boundary, in the landscaped area adjacent to Birchwood Avenue,
between the Road Kerb and Public footpath in the soft landscaped area.

4.2 Gas
 Gas meter installed within site boundary in a GRP kiosk; pipework connected from kiosk located
behind the Bin store, rising externally on the building entering the plantroom at GF level.
 Gas shut off is located within the green gas kiosk as mentioned above.

4.3 Electric
 Electric meter located in the plant room.

4.4 Broadband Distribution Point


 Located in the Comms Cupboard opposite the Platform lift on the ground floor.
