appreciation for SubStation
No.164's original build,
emphasising sustainability
in its every design decision.

The Built Headquarters consists of two
historic structures - a spirit warehouse
from 1909 and an electrical substation
from the 1930s.

The restored SubStation No. 164 combines the two

significant heritage buildings with a levitating sculptural
glass bubble. The two are merged via new openings,
insertions and interconnecting stairs. The exposed
brickwork and steel structure of the original site
provides a pleasing contrast to the white architectural
elements, emphasising the fluid and organic nature of
the build. The new co-joined building welcomes retail
and commercial opportunities, all in a wonderfully
designed space.

All areas are connected through a common theme of

sustainability and occupant wellbeing. The office interior
meets the standard for WELL Health Safety and WELL
Platinum. Purposefully designed, the project is energy-
efficient and led to a reduction in embodied carbon,
with 90% of construction waste diverted from landfills.

homage to the building's rich heritage and preserves its
unique character. The design approach aims for integration
and concealment, allowing the interior space and lighting
effects to take precedence over the fixtures themselves.
This careful balance ensures that the focus remains on the
overall ambience and the captivating interplay of light and
architecture within the office environment.

Built embraces the concept of wellbeing with curved

green walls being one of the first interior elements to
standout. Illuminated by the horticultural solution Kobe
Flo, these specks of greenery create a vibrant and refreshing
atmosphere for a comfortable, and creative workplace.

Hidden Eclipse guides the way up the stairs to the

upper level, whereas the Aeon Flex casts an upward
glow along the curved walls. At the same time, they
work to subtly draw focal to the outdoor bar and open
kitchen. Controlled through the Casambi Bluetooth
system, the linear fixtures are RGBW-enabled. For regular
operation, the linear lights change colour temperatures
to complement the natural light source coming in
throughout the day. On special occasions, the venue
changes its lighting palette to suit any event design or
theme, creating a dynamic destination for diners.

preservation of the former Rosella factory with a new
seven-storey modern steel and glass structure, resulting
in a refined and sophisticated industrial ambience. Each
floor is thoughtfully tailored to accommodate specific
activities, with the top level serving as a versatile event
area, complete with an outdoor terrace. The six storeys
feature various workstations, both high and low work
areas, private booths, meeting rooms of different sizes,
kitchenettes, lounge furniture, and amenities. In addition,
libraries, quiet spaces, a first-aid area, a parent's room, and
recording studios can be found on different floors. The
office design prioritises health and wellbeing, supporting

in collaboration with 1 + 2 Architecture,
Inveresk Library embodies the community's
visions and values in every part of its build.

Consisting of three levels, Inveresk Library houses an

array of amenities, including study spaces, collections,
meeting rooms, and more. Situated between the Annexe
Theatre and the School of Creative Arts, its sawtooth
roof lines and industrial materials establish a playful
and engaging dialogue with the existing Launceston
landmarks. As the result of a feedback-focused design
process, including the integration of indigenous
experiences and knowledge, this new addition to the
campus presents itself as a distinct and welcoming space,
complete with customised features such as carpets,
joinery, and display systems.

to capture the beauty of the Richmond ranges. A large
feature window to the west offers an unparalleled vista,
synonymous with the Cloudy Bay brand and its iconic
bottle label. Another window, positioned alongside the
Cellar Door deck, provides an alternative view into the
winery's operations, adding to the immersive experience.

Embracing innovation and sustainability, Cellar One

incorporates integrated solutions throughout its design.
Rainwater is utilised for various purposes, including
winery wash-down, landscaping, laundry, and toilet
facilities. High-specification glass, insulation, and
acoustics ensure optimal comfort, while low VOC paint
finishes and sustainable materials are thoughtfully
chosen. The facility maximises water and energy
efficiencies, facilitated by ventilation systems and a
large PV solar panel array. Similarly, the lighting design
is compliant with the Green Star NZ Design's 5-Star
standard with the applications of occupancy and daylight
sensors to minimise energy use.

Cellar One's lighting design takes inspiration
from museums. It skilfully highlights the
curves and intricate details while offering
different automatic modes for work, events
and everyday display.

The lighting within the cellars incorporates three settings

of light, production, event and theatrical lighting. The
production and event lighting are combined in one
system of high-level track lighting with individual control
capabilities. The theatrical setting includes backlighting
from RGBW and 4000K-programmable profiles,
highlighting the geometric curves, and creating a visual
contrast to the ceiling illumination.

One of the highlights of Cellar One is the captivating wine

library, paying homage to Cloudy Bay's rich heritage. It
serves as an exhibition space showcasing the history of
Cloudy Bay's wines, housing up to 2500 bottles of back
catalogue vintages from its inaugural vintage in 1985 to
the present day. In this space, the bottle racks function
as illumination sources with linear fixtures seamlessly
integrated into the design, casting upward and downward
light and enveloping the entire area in a warm and
inviting glow.

Specifically designed with high-performance colour

rendering, lighting plays a crucial role in the blendroom.
Fully enclosed by preference, the blendroom eliminates
winemakers' dependence on daylight, which can be
unreliable due to the natural fluctuation of the light
source. Utilising fittings with CRI 98 and a high R9 red

wine's final blend and colour characteristics, allowing for
meticulous craftsmanship and precision.

Inspired by Vietnam's rice culture, the interior design

of Grand Mercure Hanoi pays homage to the country's
villages and people. Elements reminiscent of rice fields
and terraces are incorporated into the hotel's walls,
ceilings, and tapestries. In addition, the architecture draws
influence from the Temple of Literature, featuring intricate
woodwork, colourful tiles, and symbolic motifs. Splashes of
red and yellow, Vietnam's auspicious colours representing

The BOHO office layout is unique
and innovative in its approach to space
perception and categorisation.

What sets this office apart is its thoughtful approach

to space categorisation. The entire workspace is divided
into distinct sections based on their functionality, and
each section is adorned with eye-catching colours that
represent its purpose. Vibrant yellow hues distinguish
open communal spaces, while private meeting areas are
characterised by calming green tones. Workstations, on
the other hand, feature a white-to-grey scale.

Instead of conventional solid walls, the design utilises

colour blocks, geometric details, and see-through
glass to enhance visibility and encourage team-based
interactions. The intentional arrangement of every area

The lighting at BOHO is designed to promote wellness

and enhance focus, while also accentuating the
architecture of the space. The fixtures are intuitive. They
adjust brightness levels based on circadian rhythms and
user preferences for different areas. In communal spaces,
the lighting is warm and inviting, while workstations are
ergonomically designed and evenly lit at minimal glare
with the LX Infinity. At the same time, the Aeon Flex
gracefully curve along the ceiling, drawing attention to
the architecture with precision.
