Rent Agreement

This Rent Agreement is made and executed at NOIDA on this ___ day of December 2020, between Ms. Ashima
Singh D/o Late Shri Shyam Narain Singh R/O 217, 51A, St SW, Edmonton, Canada of the one part, hereinafter called
THE LESSOR / OWNER

And

Mr. JEEVAN CHHETRI, S/O PREM KUMAR CHHETRI, 221 SECTOR 49, BARAULA, NOIDA, GAUTAM
BUDDHA NAGAR, UP – 201301, (Aadhar No 6982 7291 1590) of the second part, hereinafter called the LESSEE /
TENANT

(The expression and words of the Lessor and the lessee shall mean and include their legal heirs, nominees, executors,
administrators, assigns and all legal representatives respectively)
WHEREAS the aforesaid Lessor is the actual and absolute owner and in possession of a residential dwelling Unit No
S1-904 on the NINTH FLOOR in the complex known as ‘ELDECO AAMANTRAN’ constructed upon Plot No. GH-
003, Sector 119, Noida, District Gautam Budh Nagar, U.P., having super area of 1805 sq ft (167.688 sq mt.)
comprising of 1 Drawing cum dining, 3 Bedrooms, 1 Kitchen, 3 Toilets, 4 balconies, together with proportionate
undivided impartible interest in the land on Sub-lease basis, hereinafter referred to as the property.

AND WHEREAS the lessor has agreed to let-out the said property to the lessee on the request /approach of the lessee
for the monthly rent of Rs 15000/-- (RUPEES FIFTEEN THOUSAND ONLY) for a period of 11 months
commencing from 01-12-2020 to 31-10-2021

The said period may be extended by mutual consent by both the parties. The monthly rent shall be subject to
enhancement of 10% by every 11 (Eleven) months if extended by mutual consent.

NOW THIS RENT AGREEMENT WITNESSETH AS UNDER:

1. That the monthly rent for the aforesaid premises has been settled as Rs 15000/- (Rupees Fifteen Thousand
only) in between both parties.
2. That the lessee shall pay the Electricity, Gas, Water, cable TV and Internet etc charges directly to the
authorities concerned as per the meter installed therein.
3. The club house and other extra facilities provided by the society will be charged extra and directly will be
payable by the lessee / tenant.
4. That the Lessee shall pay the rent in advance by the 7 th day of every english calendar month in the account of
the lessor.
5. That the Lessee shall not sublet, assign or otherwise part with the possession in part or whole of the premises
in favor of any other person.
6. That the lessee shall at reasonable times during the tenancy period permit the lessor, the agents/ to enter the
demised premises to inspect and view the state and condition thereof.
7. That the Lessee shall not carry out any permanent or temporary structural additions or alterations to the
building layout, fitting & fixtures without prior consent of the Lessor.
8. That the lessor shall affect all major repairs such as leakages in the electricity, water pipes or cracks etc, at his
own cost within four weeks upon such defects being noticed to her/him by the lessee and all major repairs will
be borne by the Lessee at his own cost.
9. That the Lessee undertakes to handover vacant peaceful possession of the said premises to the lessor with all
fittings, fixtures intact in good working conditions excepting with normal wear and tear.
10. That the Lessor /lessee shall be entitled to terminate the lease at any time upon serving one-month previous
notice in writing.
11. That the Lessee of his family will use the said premises only for the residential purpose.
12. That the lessee shall be liable and responsible for damage and repair of all the appliances, water geysers,
tubelights, bulbs, fans, equipment’s, modular kitchen, wardrobes etc at his own cost and expenses. The
following items are provided by the Lessor / Owner in Flat S1-904 to the Lessee and Lessee will be
responsible for damage and repair of these items at his own cost and expenses.

a) Ceiling Fans – Bajaj brand – 5 Nos


b) Havells Water Geysers – 3 Nos
c) LED Tube Small – 2 Nos
d) Tube Light Set – 8 Nos
e) Glen Chimney – 1 Nos
f) Aquaguard RO System – 1 Nos
g) Curtain Rods – 5 Nos
h) Exhaust fans Crompton – 3 Nos
i) Modular Kitchen
j) Wardrobes in all bedrooms

13. That the lessee shall use the demised premises solely and exclusively for the residence of himself / herself and
his family members and shall not use the premises for any other purpose.
14. That the Lessee had agreed that he will not Sub-Let, transfer, Assign, Mortgage or otherwise part the
possession of the premises or part thereof if any way whatsoever. That it has also been specifically agreed that
the lessee shall not use the premises for any purpose other than for residential purpose as mentioned herein
before.
15. That the Lessee shall pay the electricity (power and light including power backup), water charges etc received
from the respective local authorities/Eldeco society regularly without any default every month to avoide
penalty or disconnection from the authorities.
16. That after the expiry of the above said 11 months, if the tenancy period is extended with mutual consent, a
fresh lease deed will be executed and registered by both the parties on fresh Stamp duty payable at the that
time of registration.
17. That all the expenses of this RENT AGREEMENT i.e., Stamp Duty and registration fees etc. have been paid
by the LESSOR.

IN WITHTNESS WHEREOF: - The Lessor and the Lessee have set their respective hands on this Rent Agreement at
Noide, on the day month and year first above written in the presence of the following witnesses.
