CONSTRUCTION AGREEMENT

LIST OF MATERIALS USED DURING CONSTRUCTION.


1. FOUNDATION
a) Earth Work for foundation
b)Footings and columns as per designs.
c) 4” thick PCC 1:4:8 for bed concrete.
d) Footings 1:2:4 concrete laying.
e) Plinth beam as per design using the design in architect plan.
f) 8,000 -10000 litres sump tank with 6” thick cement blocks
g) 1:4:8 bed concrete laying in 6”thick.

2. STRUCTURE
a) 6” thick Solid Concrete Block for main wall and 4“ thick for Partition
walls
b) RCC works (i.e. columns, beams, roof slab, lintels, staircase, loft and chajja) are carried out as per
designs. (TMT steel 550 grade –Brand Meenakshi steel)
c) Through lintel in all floors doors and windows, open and necessary area & sunshade.
d) Plastering in 1:6 CM for ceiling and internal wall surface.
e)Plastering in 1:6 and sponge finishing for external wall surface.
f) Terrace floor cement finishing.
g) Area measured is site area in ground floor and rest all other floor are roof area measurements
h)OPC 53 Grade & PPC Cement used in concrete, bricks work &Finishes respectively (Brand-Birla super).

3. WOODWORK
a) Main Door and Pooja Room frame 6”x4” with 32mm thick panel shutter of Burma Border ₹4000/ sft
with necessary brass hardware with Europa /Godrej lock (Only one floor)
b) Room door frame 4”x3” Red salwood with Laminate flush doors with 6 inch tower
bolts, handle lock.
c) Windows –UPVC Window –Make VEKA/EUROLINE/ENZO, Rate 400rs/sft

4. FLOORING
a) Vitrified flooring for Open Area (Basic rate of Rs.65/-Per Sft) (size 2x4) or Rs 100/sft for granite
b) Vitrified tiles in Bathroom wall till 7feet in height wall and floor 50rs and floor and Utility area
till 7feet in height (Basic rate of Rs.50/-Per Sft) (size 2’*2’)
c) Kitchen 2 feet wide polished black granite slab of 20mm thick over kitchen counter with quartz
sink.(Basic rate of Rs.200/-Per Sft for Granite slab & Rs.6000 for sink)
d) 2 feet dadoing above the granite counter in kitchen.(Basic rate of Rs.50/-Per Sft) (size 2’*4’)
e) 3’6”ft height SS railings internal staircase and balconies (If any glass work, owner have to pay)
f) Granite flooring for staircase and passages (Rs. 100/Sft, incl Loading, unloading, Tansportation
and GST)
5. PAINTING
a) Premium emulsion painting for internal wall and ceiling surfaces of approved color (Asian
paints/equivalent with two coats of Birla putty)
b) External wall with APEX painting.

6. WATER SUPPLY AND SANITARY


a) Pipes concealed line and ISI fittings using necessary pipelines (CPVC -Ashirvad & PVC - Supreme).
b) Sanitary fittings light colors –Hindware, Parryware, Cera, Jaquar
c) CP Fittings- Hindware, Parryware, Cera
d) 2000 liters of 2 no. PVC Overhead tank water will be provided.
e) Allowance of Rs. 16,000/-per toilet on bathroom fixtures which includes Wash basin, Mixer with
shower, EWC Floor mounted commode . (Brands –Hindware, Parryware, Cera, Jaquar) Full Toilet
set

7. ELECTRICAL WORK
a) Anchor Roma, Havells switches.
b) For the above wiring work will be done using only Finolex, Havells wire.
c) Provision of points will be as per building electrical design.

8. NOTE
a) Meter board, its connections & earthing provided by the owner cost only.
b) The supply and consumption of water and electrical temporary by the owner cost only.
c) If any deposit service charges and miscellaneous expenses for KEB, water supply will be paid by
owner only.
d) Tube lights and geyser unit, fan fittings supply by the owner cost only.
e) Water supply for construction and any BBMP related works by the owner cost only.
f) Measurements for the super built-up area will be taken jointly (includes chajja, elevation
projection slab, regular RC slab).
g) Any other specification not exclusively mentioned here means, it is additional cost.
h) Additional quantity of UG sump requirement will be charged on Rs.18/Litre basis(Concrete wall
work).
i) Lift & its other work (electrical) by the owner cost only.
j) Main gate is considered at the cost of Rs.300/sft (Gate height up to 5’0”). Extra charge for more
height.
9. EXTRA COST
a) Circular/ helical staircase will be charged extra.
b) Tapered roof area will be charged at Rs 200/sqft.
c) Excavation cost will be extra if encountered with water/loose soil/hard rock.
d) Elevation work including front wall, cladding, jaali, and pergola will be charged extra. (Rs. 50/Sft
of front elevation material is considered in the budget only in front elevation location)
e) If the client chooses any higher specification than the mentioned above items, client has to bare
the difference amount associated with the same for material and labor.
f) Safety grills if any will be charged extra.
g) Interior works like wardrobe, Italian kitchen, modular kitchen, chimney, false ceiling etc. will be
charged extra
h) Gas pipe (Basic rate 200/Rft),solar water heater, will be charged extra
i) Complex parapet wall & Elevation work. (simple all around parapet wall will be in our scope)
Bj) Brush bond waterproofing for terrace and toilets is in contractor scope. Client has to pay the

o) Additional civil works will be charged as per the following line items
MODE OF PAYMENT

Project Name: Proposed Construction of “_______________” for Mr. ________________ Bangalore.


Contract Value: The Approx. contract value is Rs. ___________ /-
The committed completion of above said works will be around ___ Months from the
commencement of project.
A. Advance amount against signing of this agreement : 10% Contract Value

B. On completion of Plinth Beam : 10% Contract Value

C. On completion of GF Roof concrete : 10% Contract Value

D. On completion of FF Roof slab. : 10% Contract Value

E. On completion of SF Roof slab :10% Contract Value

F. On completion of TF Roof Slab : 10% Contract Value

G. On completion of FF Roof Slab : 10% Contract Value

H. On completion of Internal and External plastering : 7% Contract Value

I. On initiating of flooring : 5% Contract Value

J. On initiating of Plumbing : 7.5% Contract Value

K. On initiating of Painting :7.5% Contract Value

L. Final Bill : 3% Contract Value

In witness whereof the parties have signed and executed this agreement in presence of witness attesting
hereunder on the day, month and year.
