Rent Agreement
This agreement made on this 01st day of January 2023, between Mrs Maninder Virdi
w/o Mr Sanat Vajpai presently residing at Flat 1401, Tower 5, Chintels Serenity, Sector
109, Gurugram -122017 hereinafter called the 'LESSOR' and Mrs Arpita Arora w/o
Mr Gaurav Kataria, presently employed as Assistant Manager, Solar World Energy
Solutions Pvt Ltd,Sector-16, Noida, having permanent residence at H No 1/82,
Professor Colony, Sector No 01, Hanumangarh Town, Hanumangarh, Rajasthan -
335513, called the 'LESSEE'. These expressions shall include their successors in
interest, legal heirs, assigns etc., where the same is permitted in terms of this
agreement or where the same is not repugnant to the terms of this Agreement.
WHEREAS the LESSOR is the SOLE OWNER OF House No H- 1102, SETHI MAX ROYAL.
Sector-76, NOIDA herein after called "SAID PREMISES".
WHEREAS the said premise includes -02 bed rooms, 01 study, Dining and drawing
room, kitchen, 02 toilets, 03 balcony with sanitary, electrical and other fittings, front steel
grill door and with Open Car Parking Space with undivided share in common portions,
passages and common facilities, staircase, water tank etc. Subject to the
covenants and conditions contained in the bye laws, conveyance deeds and such
other rules of SETHI MAX ROYAL, Sector-76, NOIDA.
AND WHEREAS the LESSOR is desirous of temporarily licensing out SAID PREMISE to the
LESSEE.
AND WHEREAS the LESSEE has agreed to take the aforesaid premises from the
LESSOR.
AND WHEREAS the LESSEE has agreed to submit to LESSOR latest salary slip and
certificate of employment AND the LESSEE has no reservation of police verification if
demanded by LESSOR.
1. That the LESSOR has agreed to let out on License to stay in SAID PREMISE
with the fittings and fixtures including listed inventory item as placed Annexure to this
deed in good working order, to the LESSEE for a period of eleven months with effect
from 01 January 2023 subject to the specific condition that the LESSOR shall have
the right to terminate the License with immediate effect at any time before the expiry
of such period in the event of LESSEE violating any term of the License Deed/
differences between the parties to this Agreement in which event the LESSEE
agrees to hand over peaceful possession of the SAID PREMISE to LESSOR
immediately.

2. That the LESSEE shall pay to the LESSOR a monthly LICENSE Fee of Rs
17,000/- (Rupees Seventeen thousands only) from 01 January 2023 as a
consideration for use and occupation of the said premise, licensed to him/her. The
maintenance and any other charges need to be borne by LESSEE as mentioned
in clause (4) below. That the LESSEE will pay the due license fee by 5th day of
every month with a provision to escalate the license Fee by 10% for the next year
on mutual agreement and final consideration only by LESSOR. The LESSEE will get
from the LESSOR, a receipt for the monthly License fee paid on clearance of dues.
3. That the LESSEE has deposited with LESSOR an amount of Rs 35,000 (Rupees
Thirty Five thousands only) as interest free security amount to be
refunded/adjusted at the time of vacation of said premise against outstanding dues
viz. Electricity bills, damages etc.
4. That the LESSEE shall pay all maintenance and service charges towards
common facilities and services, water charges etc. to the lawful authority in respect
of said premise.
5. The LESSEE shall pay all electricity charges towards the consumption of it in the
said premise during the period of license, starting with the date 01 January 2023
and that the LESSEE shall produce the paid bills record for verification every month
and also on demand by LESSOR when-so-ever it be asked. The LESSEE shall pay
towards other utility charges to concerned authorities as per bills received by him.
6. That the LESSEE and his/her family shall use the said premise and associated
parking space in question only for residential purpose and shall not sub-let the same or
part possession with the same to third person whatsoever.
7. That the entry to the complex of the SETHI MAX ROYAL, Sector-76, NOIDA is
restricted to its members and apart from LESSEE and their family members or such
bonafide visitors shall be authorized to visit the LESSEE.

10. That the LESSEE shall not keep any pets in the "said" premises.
11. That the LESSEE shall not carry out any structural additions or alterations to
the building/flat layout, fittings and fixtures without written consent of the LESSOR. The
LESSEE may install telephone, room cooler, air conditioner and refrigerator at its
own cost and expenses without damaging the structure of the building or its fitting/
fixtures provided after removal of all above items, no changes in the original positions
are done.
12. That the LESSEE shall permit the LESSOR or any of his/her agent or
representatives to enter the said premises for the inspection at reasonable hours of
the day.
13. The LESSEE or LESSOR shall be entitled to terminate the lease at any time
upon serving one month previous notice in writing to either party.
14. That on expiry/ termination of the lease, the LESSEE undertakes to hand over
vacant peaceful possession of the premises to the LESSOR with all fittings, fixtures
intact in same condition in which they were received considering normal wear & tear
expected.
IN WITNESS whereof, the parties hereto have, on the day, month and year set out
above appended their signatures here under is taken of their acceptance of the
agreement aforesaid
