The city or town ordinances usually control the building of a house. There is a
building code that the architects, engineers, and drafters follow. These are some of
the rules governing the planning and construction of residential houses.
1. Before erecting or repairing a house, the owner must secure a permit from the city
engineer. The same follows when making plumbing construction.
2. Every adult occupying a bedroom shall have at least 14 cubic meters of air space.
Two children equal one adult.
3. The minimum height of living, kitchen, and dining rooms shall be 3 meters.
Bedrooms, porches, balconies, toilets, and bathrooms shall be 2 ½ meters high
(minimum). Room height is a perpendicular distance from the floor to the ceiling. The
minimum size of a storey or base shall be 3 meters.
4. The minimum floor area for the living room shall be ten sq. m., for bedroom 6 sq. m.,
for kitchen 3 sq. m. with a minimum width of 1 ½ meter.
5. The total area of window openings shall be at least 1/10th of the floor area in
each story.
7. The minimum height of the first floor from the ground for wooden floors shall be one
meter.
8. The proposed grade or ground level for the building shall not be less than 15
cm. from the existing line of the ground.
9. The minimum distance from the front wall of the house to the fence or lot line
along the street shall not be less than 3 meters.
10. No residential houses should occupy more than 90% (for corner lots), and 70% (for
inside lots). Corner lots are at the corner and intersection of two streets or alleys,
while inside lots are within the bounds of a road or passage and the adjacent lot
line.
11. A working plan is required if the floor area is 24 sq. m. or more. The project
should be approved and signed by an architect before a permit for its
construction is approved.
