Half-Yearly Data Centre Acquisition Volumes by Market (Excluding DC Development
Sites)

• Data centre volumes off to a strong start in 2024


• Japan, Malaysia, Singapore and Hong Kong saw increasing
popularity in recent quarters.
• Data centres are among the most sought-after alternative
assets by investors given the relatively high returns and
positive future growth prospects driven by increasing need
for AI.
• Access to scalable capital, land banks and power supply, and
relationships with large tech companies are key to success.

DC cap rates in Australia, Japan and Singapore have generally compressed over the last 10 years

• Australia: DCs are currently trading at 5.0% to 5.5%


DC TRANSACTION CAP RATE IN ASIA PACIFIC
