CHAPTER 1: PRELIMINARY
1.1 SHORT TITLE
These Rules & Regulations shall be called the "Rules & Regulations of PRESTIGE JINDAL CITY"
also hereinafter also referred to as “Polices”
1.2 APPLICATION
These Rules and Regulations have been framed in accordance with the bye-law provisions. Each
Member shall comply strictly with the Rules & Regulations and with the administrative and usage
rules adopted pursuant thereto, as existing or as may be amended from time to time. Members are
obliged to ensure that their guests, nominees, tenants, employees, relatives and visiting
acquaintances also follow the Rules & Regulations to the extent applicable. Failure to comply
with the Rules & Regulations shall be a ground for an action as prescribed under these Rules &
Regulations and to recover sums due for damages, inconvenience, injecting risks, etc.

2.1 DEFINITIONS
In these Rules & Regulations, words and phrases, unless defined hereinbelow or unless the context
requires otherwise, shall have the same meaning as ascribed to them in the Bye-Laws of the
Association.
“Association” shall mean the Prestige Jindal City Apartment Owners Association, having Deed
of Declaration and Bye-laws registered vide document number YPR-1-05138-2021-22 dated
07.01.2022 before the Office of Sub-Registrar Rajajinagar (Yeshwanthpur), Bangalore Urban
under the provisions of Karnataka Apartment Ownership Act, 1972
“Board”, also referred to as “Executive Committee” or “EC” shall mean the Board of the
Association
“Bye-Laws" shall mean the Bye-laws of the Association, as amended from time to time.
“Complex” shall mean the Prestige Jindal City Apartment Complex at Chikkabidarakallu,
Nagasandra Post, Tumkur Road, Bengaluru, Karnataka 560073
“Defaulter” or “Defaulting Member” shall mean any residential unit which is in arrears of
deposits, Common Area Maintenance Charge, Facility usage charges, and any other charges
related to the Clubhouse and the Common Area in the Complex, to the Association beyond the
date of expiry of due date of payment of the demands so raised and beyond the threshold so
notified by the Board from time to time

“Pet” Pet is an animal that is tamed or domesticated and kept as a companion or treated with
fondness and not harmful to neighbours/community. This may include members and breeds from
Canines, Felines species and any other Govt approved species.
“Pet Owner” Any person who claims ownership and maintenance of any pet in PJC. The person may
prefer to be called as Pet-Parent. For the purpose of policy enforcement, default that may
have happened when the pet is in supervision of any other person who is acting as an agent
of Pet Owner, the vicarious liability of such default will be on the Pet Owner. Such agent
may include but not limited to Pet-Walker Service Provider engaged by the Pet Owner, Adult
Family Member the Pet-Owner, Friends or acquaintance of the Pet-Owner, etc
“Poop” & “Pee”, Colloquial words to describe the faecal & Urine matters of the pets

3.1 BACKGROUND
The pet rules and regulations are intended to provide a harmonious environment for all Residents and
pets to coexist peacefully within PJC Complex and its surroundings. Pets have their physical and
socializing needs which are to be fulfilled without getting into conflict with the Resident (persons).
Within the Complex, there are spaces which are either restricted for general human access or require
escorted access e.g. critical establishments of DG Rooms, Water Pump House, Electrical Panel rooms,
Fire Hydrant Equipment, etc. Due to several animal-human conflicts that are in public domain, and that
have traumatized pets, children, ladies, senior citizens and other residents alike - it is in
furtherance of mutual co-existence that certain spaces which are more densely flocked by Residents,
be restricted for pet-walking and those which are dedicated for pets, the Residents can consciously
avoid such places and safeguard themselves. The socially unacceptable behaviour of humans, like
littering, defacement, public nuisance, etc are discouraged by way of penalties. In the same manner,
the socially unacceptable traits attributable to humans who are owning the pets e.g. not cleaning
poop-pee of their pets and unleashing them in common areas, venturing into restricted areas also are
to be discouraged by way of penalties

of the Pet-owners.

3.4.6 Poop disposal is to be carried out in Pet Owner’s own toilets or community dustbins or dedicated
dustbins purposed for poop disposal or soak pits dedicated for the purpose, based on availability
3.4.7 Pet Park is a designated area for unleashing pets. It is advised to take the pets to the pet
park to maintain cleanliness and hygiene of common areas.
3.5 USAGE OF LIFT – Service Lift (SL) shall be used by the Pet Owners when accompanying the Pets.
3.5.1 The default lift usage by pet owner is Service Lift (SL). In case of Service lift (SL)
unavailability (breakdown, repair, maintenance, locked at certain floor for certain activities etc.),
the Passenger Lift (PL) can be used by pet owner.
3.5.2 In Service Lift (SL), the Pet Owners when accompanying the Pets can override the objections by
the other occupant(s) or co-entrant(s) and commute in the Service Lift (SL) with pets. However, the
safety of other occupants is responsibility of the Pet Owners. Occupants or Co-entrants, have an
option to skip the lift travel.
3.5.3 In Passenger Lift (PL), if any of the occupant(s) or co-entrant(s) objects to the entry of Pet
into the lift due to safety concerns, the Pet Owner is bound to skip the entry to the Lift in the
interest of safety of the Lift Occupants. If the pet owner has pre-occupied before co-entrant, the
pet owner can continue their commute in the lift and the safety of other occupants is responsibility
of the Pet Owners.
All areas which are frequented by Toddlers, Children, Walkers, Senior Citizens, and other Residents by
virtue of being a play area or have public socializing spots where a slightest instance of provocation to
pets or expression of excitement by a pet or negligence by Pet-Owner may disturb the safety and harmony
amongst public e.g.
3.7.1 All outdoor and indoor sports amenities, clubhouse, parks, lawns, Landscape areas, amphitheatre,
swimming pool and surroundings, children play areas, creche, water bodies
3.7.2 All enclosed spaces like Society Rooms and Maintenance Offices, utility/facility rooms and
basement areas

3.7.3 As an exception, during the rain, the basements can be accessed by pet owners for walk. The
common area pet owners code shall apply.
3.10 PENALTIES
3.10.1 Penalties can be promulgated to cover any aspect that is in contravention to the provisions of
this Pet Policy. Violation will attract penal action taken in the following manner:
3.10.1.1 Intimation to the Owner and/or Resident, noting the violation and mentioning the fine amount
that will be directly charged on the Apartment Ledger
3.10.1.2 Penal actions and amount of fine will be published separately by the PJCAOA from time to time.
All pet parents residing within PJC are to abide by the aforementioned rules. Violation of any rule
listed above will attract a formal warning and penalty. A formal complaint to the PJCAOA by a
fellow resident or working staff (not limited to security, housekeeping, landscaping) will be taken
into consideration for this. In case of violation of any of the rules and guidelines listed in the

Pet policy, the pet parent in question will be liable for a formal warning from the PJCAOA followed
by a penalty in case of subsequent complaint. There will be an adjustment time for all, so the
nature of fines will be detailed afterward.
