Assignment Objective:

This assignment aims to comprehensively understand Architectural supplemental

services, specifically Building Information Modeling (BIM). It's market trends, current

status, factors to consider, services provided, and more in-depth details.

I. Introduction

In the Architecture field, the Architect's role is more than just designing and planning

services. Architects can provide various additional services to fulfill the different needs of

customers and projects. Supplemental services broaden the area of architectural practice,

allowing architects to address issues beyond building design. From interior design to

sustainability consultancy and project management, architects offer a diverse range of

services adapted to the particular needs of a project. Building Information Modeling (BIM)

services are one of the various supplemental services an architect can provide. BIM is an

advanced model-based technique that provides insight into designing and managing

construction and infrastructure projects in a more cost-effective and environmentally

friendly manner. BIM allows an understanding of how the Architectural, Mechanical,

Electrical, Plumbing and Fire Protection systems fit into the structure, making designs

more precise and coordinated, reducing errors, and improving collaboration.

II. Background Research

a. History of Building Information Modeling (BIM)

The technologies that underpin BIM have evolved for more than 50 years alongside

computer science research. The 1970s and 1980s saw watershed moments in computing
ii
and software development. As a result, it's no wonder that the history of BIM has gotten a

jump start in recent years. (Oberste-Ufer, 2020)

20th Century

Charles M. Eastman, a US professor, released a paper in 1975 titled "The Use of Computers

Instead of Drawings in Design". Prof. Eastman stated that it would be revolutionary to have

a tool that included Information about maps, facades, viewpoints, and sections in the same

document — and that a single change altered everything. As the name suggests, before

BIM gained widespread adoption in construction and design, the standard was two-

dimensional computer drawings and even hand-drawn models. (Singh, 2023)

2000s

The early 2000s saw the introduction of BIM 1.0. This period saw the first widespread

adoption of BIM in the construction industry. It enabled 3D modeling and the integration

of some data. BIM 2.0 was developed in the mid-2000s. This phase witnessed a more

advanced level of data integration. BIM could now handle Information on supplies, costs,

and schedules—project management and coordination have substantially improved. BIM

3.0 evolved in the late 2000s, following the development of cloud technologies and real-

time collaboration. Stakeholders may now collaborate easily, regardless of their

geographical locations. This represented a new degree of transparency and efficiency in

the construction process. (Singh, 2023)

Present time

Today, we are on the verge of BIM 4.0. This period represents comprehensive integration,

with BIM as a dynamic system rather than a mere tool. It incorporates artificial intelligence,

and buildings are digitally created before they exist. Building Information Modeling (BIM)
iii
has remarkably transformed the construction industry. The influence of BIM is evident.

Architects, engineers, and contractors now rely on digital models to make decisions, which

leads to better design, cost control, and reduced errors. It reduces rework and waste while

increasing sustainability. (Singh, 2023)

b. Current BIM trends

• 3D Printing

The evolution of 3D printing technology allows professionals to construct precise

architectural design parts rapidly and with minimal material waste.

3D Printing is one of the important extensions of the 3D modeling process in BIM, creating

actual models by layering thin materials. This technology improves team collaboration by

allowing them to study and understand structures' dynamics, functionality, and efficiency

through physical representation, which was previously impossible with BIM. As 3D

Printing evolves, more AEC professionals will appreciate its advantages in producing

superior solutions.

• Digital Twins

A digital twin is a 3D space model linked to real-world data, acting as a dynamic

reproduction of a building or asset. It resembles the genuine equivalent, allowing for

remote management and decision-making. Digital twins are becoming increasingly crucial

for sustainability planners, particularly when paired with environmental and health-related

sensor data. These sensors monitor emissions, contaminants, humidity, and noise,

providing helpful Information about the asset's performance. However, it is critical to

iv
provide individuals with actionable intelligence and dynamic advice so that they may

effectively act on their findings.

• Internet of Things (IoT)

IoT has the potential to transform BIM modeling and project installation. IoT streamlines

data distribution to prefab workshops, contractors, and modelers, simplifying the process.

Real-time data acquired by IoT devices improves the design process, resulting in efficient

ready-to-order designs. This accelerates the entire design process from beginning to end.

• Drone Usage

Drones have become essential instruments for project managers and AEC experts in the

building industry. They efficiently capture and report on project progress, providing

reliable data quickly over broad areas. BIM specialists use this data to improve their

models, resulting in a more trustworthy BIM modeling process. Furthermore, drones'

capacity to scan rugged terrain shields human surveyors from potential hazards at

problematic sites.

• Cloud Technology

Cloud technology provides a wide range of computer services via the Internet, including

storage, databases, networking, servers, software, and analytics. This allows architects,

designers, and engineers to collaborate seamlessly from multiple places while accessing

the same Information. Cloud integration increases productivity, lowers errors, and

improves communication in building projects. (Huyen, 2023)

• AI-Powered Automation

BIM software embraces AI-powered automation to optimize repetitive processes such as

clash detection, report generation, and building system optimization. This leads to fewer
v
human errors, faster project completion, and higher accuracy. AI isn't stopping there; it's

also predicting design errors before they appear on the construction site, saving much

hassle.

• VR and AR

Virtual reality (VR) and augmented reality (AR) are no longer limited to gaming. BIM

software uses these technologies to provide a glimpse into the future of our buildings. It

allows to overlay computer models over the real world, making on-site decision-making

simple. No more attempting to read complex designs; point the device and watch the vision

come to life. (ASBIM CONSULTING, 2023)

c. Market and Opportunities of BIM services

IV. Case Studies and Examples

Case Study 1: Issues And Challenges in The Philippine Construction Industry: An

Opportunity for Bim Service Adoption

It's interesting to learn about the construction industry's significant contribution to global

economic growth, particularly in the Philippines where it recorded an impressive GDP

increase in the second quarter of 2021. However, it's unfortunate that the industry faces

several challenges that result in significant declines in productivity. Building Information

Modeling (BIM) could be a potential solution to address these issues, but it seems that the
xiv
technology is still in its early stages in the Philippines. Construction professionals must be

aware of BIM and its benefits to maximize its potential in resolving industry-related issues.

It's good to know that a study was conducted to identify these issues and the degree of their

occurrence in Philippine construction. The study's mixed-methods approach, including a

literature review and structured survey, provides a comprehensive understanding of the

situation. The identification of 11 frequently encountered issues and the use of descriptive

statistics and other data analysis methods provide valuable insights that could help improve

the industry's current state.

Table 1: Rankings of construction issues from the survey (Dimaculangan,2023)

According to Table 5, the top five issues frequently encountered in construction are time

delays, variation or change orders, quality issues, design changes, and safety. The study

found that time delays are the most frequent issue encountered in construction, which is

consistent with previous research. Filipino construction professionals also reported time
xv
delays, change orders, quality issues, design changes, and safety issues as the top five

significant issues encountered in construction. All 11 issues were significant, with RII

values above 0.50 indicating a medium-to-highly significant level. The study also found

that the awareness level about BIM among respondents is not high, with only 20.90%

having significant knowledge and skills about BIM and 35.82% having no awareness. The

majority of the industry still uses traditional methods such as CADD-based drawing and

spreadsheets and does not implement BIM in their current construction processes.

(Dimaculangan, 2023)

Case Study 2: Adoption of Building Information Modeling (BIM) in the Philippines’ AEC

Industry: Prospects, Issues, and Challenges

Building Information Modeling (BIM) is a modern technique and procedure utilized in the

architectural, engineering, and construction (AE&C) industries to improve facility planning,

design, and construction. BIM is regarded as one of the most promising developments in the AE&C

sector. It is now widely used in other nations, and the benefits in terms of time, cost, and material

waste are considerable. The Philippines, on the other hand, has been exposed to the BIM concept;

nevertheless, it is not extensively employed, nor has it been used to capitalize on the benefits of

developing an effective and efficient construction management system.

This study examined the prospects and benefits of using BIM, as well as its limitations and adoption

in the Philippine construction industry. The benefits and challenges of using BIM to achieve lean

construction, as well as the obstacles, limits, and issues associated with its adoption in the

Philippine construction industry, are discussed and reviewed. The study's findings can be used as a

benchmark to raise awareness among users and potential users directly involved in the building
xvi
industry about the benefits of BIM in attaining lean construction. The findings suggest that barely

one-third of respondents use BIM, and roughly the same percentage are unaware of BIM ideas.

Figure 2: Benefits of BIM in the Philippines AE&C Industry (Baccay,

Bagcal, Barbier and Rodriguez, 2019)

As construction drawings become more accurate in BIM as they are created and evolved in

parametric 3D modeling, BIM gives a higher degree of detail and development, which is useful in

generating and communicating shop drawings and prefabricated details. Time reduction was placed

second in terms of benefits. The use of BIM software, specifically REVIT, enables a team to

generate drawings that remove redundancy in the process. The lowest-ranked advantage was cost

reduction; nonetheless, these benefits still contribute to overall project cost reduction. (Baccay,

Bagcal, Barbier and Rodriguez, 2019)
