Project Title: Mardakan Villas


Location: Multiple sites (2SV-A1, 2SV-A2, 2SV-A3, 2SV-B)
Project Scope: Construction of 45 villas, each with individual fencing and
swimming pools. Includes groundworks, insulation, foundations, columns,
concrete crossbars, monolithic concrete, drainage systems, and associated
site work.

1. Project Overview

The project involves constructing 45 villas across four different sites, with
key activities such as groundwork, insulation, foundations, columns, concrete
crossbars, monolithic concrete, drainage, fencing, and swimming pool
construction. The villas will be distributed as follows:

 Site 2SV-A1: 19 villas


 Site 2SV-A2: 19 villas
 Site 2SV-A3: 2 villas
 Site 2SV-B: 5 villas

2. Project Phases and Timeline

The project will be executed in phases to ensure smooth progression and


successful delivery of all villas. Below is a detailed breakdown of each phase,
including concrete frame construction:

Phase 1: Mobilization & Site Preparation

 Activities:
o Mobilization of equipment, materials, and labor to all
sites
o Site survey, staking out, and marking of villa locations
o Setting up temporary facilities (offices, storage, safety
barriers)
o Installation of access roads and utilities
o Fencing of the site for safety and security

Phase 2: Groundwork & Excavation

 Activities:
o Excavation of the site for foundations and utilities

o Site grading, leveling, and compaction
o Trenching for utilities, drainage, and sewerage lines
o Ground preparation for foundation work
o Installation of temporary drainage systems to manage
stormwater runoff if necessary

Phase 3: Foundation Work

 Activities:
o Setting out foundation trenches and formwork based on
architectural and engineering designs
o Installation of reinforcement bars (rebar) in trenches
and foundation slabs
o Pouring of concrete for foundation slabs, footing, and
walls for all villas
o Curing of foundation concrete for strength development
o Inspections and quality checks on foundation work

Phase 4: Insulation Work

 Activities:
o Installation of thermal insulation for walls and floors
o Waterproofing the foundations and external walls with
appropriate membranes and coatings
o Insulation in critical areas such as garages, basements,
and swimming pools to ensure energy efficiency
o Inspection and quality checks for insulation materials

Phase 5: Concrete Rigid Frame Construction

 Activities:
o Erection of formwork for the concrete frames
o Placement of steel reinforcement (rebar) within the
formwork for concrete frames
o Pouring of high-strength concrete into the formwork for
the frames (entire frame structure)
o Concrete curing for the required period to achieve
desired strength
o Inspection of the structural frame to ensure stability
and safety

Phase 6: Drainage & Utilities Installation

 Activities:

o Installation of stormwater drains, sewerage lines, and
water supply pipes
o Testing of installed drainage and utilities to ensure
functionality
o Final inspection and approval of drainage systems

Phase 7: Swimming Pool Construction

 Activities:
o Excavation for swimming pool foundations and digging
pool basins
o Construction of pool walls and base slab (concrete
work)

Phase 8: Superstructure Construction (Columns)

 Activities:
o Erection of concrete columns and beam structure on
top of the concrete frames
o Pouring of concrete for additional support beams and
roof slab (if applicable)

Phase 9: Final Inspections & Handover

 Activities:
o Final quality inspection and punch list completion
o Finalization of all documentation (as-built drawings,
warranties)
o Handover of completed villas to the client
o Issuance of completion certificates

3. Resource Allocation

 Labor:
o Site engineers, architects, construction workers
o Project managers and supervisors
o Safety officers and quality control inspectors
 Materials:
o Concrete and cement for foundation, concrete frames,
and pool structures
