Estimating & Costing
Purpose:
❑ Since measurement of construction work is at the core of
quantity surveying, it serves as the basis of construction
tendering systems.

Drawings
❑ Relay information in dimensional and illustrative forms to create
the image of a building.
❑ The number of drawings issued depends on the size and
complexity of the project. For example:
1) Survey drawings
2) Demolition plans (if applicable)
3) Architectural floor plans, elevations and building sections
4) Door, windows schedules
5) Wall and floor finishes
6) Structural engineering drawings
7) Building services engineering drawings
8) External works layouts
9) Landscaping layouts etc.

Specification
❑ A technical document prepared by a consultant
❑ Details project requirements and standards which encompass
materials, workmanship and the level of service expected from
the products.
Functions of Specifications:
a) Serves as the legal basis for the contract for construction
b) Defines the quality of materials and standards of acceptable
workmanship expected for a project
c) Provides guidelines for resolving disputes between parties to the
contract
d) Provides a basis for accurately estimating cost
e) Complements the graphic portion of the project, the drawings

Measurement
There are a number of different ways that the work of a construction
project is measured:

Construction Estimates
For a construction work, estimating involves calculating the quantities
and costs of various items. 3 types of estimates in construction:
1. Approximate or rough estimate:
• Made to find out an approximate cost in a short time
• Based on the design team’s judgement and past experience
with similar constructed assets and structures
2. Preliminary estimate:
• The major quantities of elements in construction are estimated
here using: (i) initial design work, (ii) sketch plan, (iii) general
arrangement make ups and (iv) elemental division
• An overall project cost calculated from unit rates per
approximate volume of various components, then gives a
preliminary estimate.

3. Detailed estimate:
• Itemizing the project into its constituent parts- A civil engineering
standard method of measurement is adopted.
• Calculation of quantities of materials- Done using computer-aided
design/drafting packages or manual computation, and the results
are described in a standard format for civil engineering
nomenclature within Bills of Quantities (BOQ)

Example
Suppose a 7-yard long reinforced cement concrete
beam has a width of 25 cm and a depth of 24 inches.
Find the volume of the concrete in pints. Additionally,
determine the weight of cement, sand, and aggregate
(brick chips) in kilograms, pounds, and ounces. Consider
a shrinkage factor of 1.5.
Given,
Mix ratio: 1:2:4
Unit weights: Cement - 90 lb/cft, Sand - 1.92 g/cc, Brick
chips - 100 lb/cft
