Builders to Kastcrete Buildmat


About Faisal Alam (Promoter)
Faisal Alam has done his schooling from St Michaels High School, Patna, B Tech
in Electrical Engineering from G B Pant University, Pantnagar and MBA & CFA
from ICFAI, Hyderabad.
He has worked for two years each in Modi Xerox and Kuwait Oil Company
(Corrosion and Engg dept - Cathodic Protection) before joining Kalyanpur
Cements Ltd in June 1997 and being there till 2018
In 21 years with ever increasing roles and responsibilities in Kalyanpur, he
started of as Executive Assistant to MD to finally becoming the company’s COO.
He started a business of building material manufacturing in Kampilya Builders
Pvt Ltd while in Kalyanpur which later became a major Real Estate company.
He also managed various other businesses in the same group and worked in
close association with the promoters. Mr S P Sinha’s group comprised
companies like Jenson Nicholson (I) Ltd (Paints), Kalyanpur Cements Pvt Ltd,
Hotel Maurya Patna, Kampilya Builders Pvt Ltd (building material and Real
Estate) besides host of other smaller companies.
In the building material company which pioneered in manufacture of hollow
blocks, interlocking pavers and fly ash bricks the promoters ventured into two
very prestigious real estate projects in Patna which was led by Mr Faisal Alam.
The first was Avkash Residency, a 50,000 sft, G+4 with 8 ultra luxurious
apartments in Central Patna built which was under a JV with another well
known business group of Bihar namely Kochar’s of Hotel Chanakya fame.
The other flagship project of the group was Arrah Garden Residences which
perhaps has been one of the largest gated community projects in Patna till
date. Completed in 2016, it boasts of a very distinguished clientele which
includes Judges, Ministers, Bureaucrats and Doctors amongst many others of
repute. The project comprised 8 buildings, G+4, over a sprawling 4 acre land
with many amenities. The AGR society was awarded the best society by PMC in
2022.
In 2018, with financial support from one of the promoters, Kastcrete Buildmat
Pvt Ltd (KBPL) and Safebuild Constructions Pvt Ltd (SCPL) were launched under
proprietorship of Faisal Alam.
SCPL tied with AdEdge (USA) and took up Govt projects in “Nal Jal Yojna” which
involved laying of water pipelines, installing pumping stations and then
maintaining water supply for 5 years alongwith maintenance of pipelines and
pumping stations. At present piped water supply, through 25 kms of pipeline
layed, is being done in Ganges diara area and whole city of Barh in Patna
district.
Kastcrete forayed into real estate projects and as of now is doing two projects
in Patna and one in Ranchi. It is on the verge of completing a 12000 sft
residential complex in Arrah gardens premises which is a premium
development. The other is in initial stage of construction in central Patna in
Punaichak locality besides the famous Atal Path. It is a RERA approved, 50, 000
sft, G+3 with basement structure in the name of Krishna Savitri Gardens (RERA
approved).
Kastcrete has been offered to develop another G+12 storey, high end
apartment in Ranchi on Bariatu Road with approximately 1.15 lac sft built up
area over a 1 acre plot. With the development agreement signed with the
owners, it is at the stage of applying for the plan approval from Ranchi
Municipal Corporation. The project cost outlay of Ranchi project is slated to be
about Rs. 40 cr for which the company needs suitable investors as there is a
need to create a corpus of about Rs.10 cr from the time of submission of plan.
The Canary Gardens, Ranchi
The upcoming project on about 38,000 sft of land (slightly less than an acre)
has abutting road 60ft wide which is the main Bariatu road connecting Ranchi
to RMCH and further. The land belonged to Dr Muzaffar who was the first Civil
Surgeon of Ranchi. He was succeeded by his son Late Dr Jamal Ashraf who was
Director of XISS for many years and his sister Late Mrs Asghari Kamal. The
division of land is backed by clean legal paperwork. There is no litigation or
any legal hindrance of any kind.
The USP of the project are as follows,
 The land is abutted by 60 ft main Bariatu road and since land is eligible
for Group Housing Scheme, an FAR of 3 and multistoried structure is
expected to be approved
 The land does not come in airport constraint area therefore no limitation
on height of the building
 Since the objective is to go in for a green building, further enhancement
of FAR is expected
 The land is flanked by Govt Girls High School on west and Marwari Arogya
Bhavan on the east other and therefore no construction is expected
giving the land openness with many old trees across the whole length of
the land
 The project is very close to Ranchi Medical Hospital (RMCH) which is
about 1 km from the plot. This area is medical hub of the town and has
many practising doctors with large nursing homes. Also it is one of the
upcoming areas like Kanke Road for residential plot development
 The proposed plan is of a 12 storey high building with many modern
amenities with the latest features, design and concept akin to the best
projects found in e metros and other developing tier 2 cities of the
country
 The development will be premium in nature with average value of each
flat being about Rs 2 cr at the rate of Rs.8000 per sft at current price
levels
 Flat sizes are planned to be in the range of 2500 to 4000 sft including
3BHK, 4 BHK and Dupleix units
 Usage planned of premium brands, high quality construction including 53
grade cement and Tata Steel and state of the art amenities and
landscaping
Ranchi is fast developing as a tier 2 city with many public sector and private
sector institutions having offices in the state capital. The area of development
is a medical hub of the city with many doctors having private practices and
private nursing homes. Therefore, with the USP’s highlighted above good
saleability prospects at premium rates are expected during the project period
till completion in couple of years from now.

Business outlook - National


Post covid, the Indian office market as well as the residential market has
continued to strengthen. However, the residential segment has seen the
swiftest and steepest resurgence among all real estate segments.
The residential market demand reached an 11 year high in 2024. A notable
shift towards premiumisation has taken root in the Indian market with higher
priced homes driving market volumes. Premium housing products placed over
Rs 1 cr has emerged as the largest market accounting for 41% of sales and
experiencing most growth during this period.
Developers have been ahead of the curve and have judged the shifting
preferences of the market by launching lifestyle-oriented premium products.
