Find a Place to Live Part 1: Find a home or apartment


Look back at the “Choosing the Right Employer for You” and choose 3 cities/towns you
would like to live in. This is a fun comparison tool to see how different cities' cost of living
compares.

Look back at the “Career Research” section of this project. What was the median income
for your profession:

Now divide that income by 12. This is your monthly income.

Choose a final place to live from the above locations and bold it. Explain why you chose
the apartment/house and city/town - 5 sentences
The final house I choose is 420 Carroll St, Brooklyn, NY 11215. The house in NC I chose
this house out of the other two because even though it is the most expensive out of all
three. The house in NC has a lot of advantages and I have already dreamed of living in
New york so this is a dream come true. There are also a lot of advantages that come
with the place and there are things like pool tables and pools and other activities you
can do when you get this place and you also get a nice view of New york.

Under what circumstances may the landlord withhold the security deposit?
The landlord may withhold the security deposit if the tenant damages the apartment
beyond normal wear and tear, fails to pay rent, or leaves the apartment in an unclean or
unsatisfactory condition. The landlord may also use the deposit to cover the cost of
repairs or cleaning that are required to return the apartment to its original state before
the tenant moved in.

What recourse, if any, does the landlord have if you sublease the apartment without
prior consent?
If you sublease the apartment without prior consent, the landlord may have the right to
terminate the lease agreement, impose penalties, or take legal action for breaching the
terms of the lease. The landlord can also request that the subtenant vacate the
premises, as unauthorized subleasing is typically considered a violation of the lease.

You rent the apartment with a friend and you both sign the rental agreement. Then, you
decide to move out without notifying the landlord. At a later date, your former
roommate defaults on the rent. Can the landlord hold you legally responsible?
Yes, the landlord can hold you legally responsible for the rent if you signed the rental
agreement with your roommate, as you are both jointly and severally liable for the terms
of the lease. Even if you moved out without notifying the landlord, the lease agreement
likely requires both tenants to fulfill the rental obligations until the lease term ends or
until the landlord is notified of the change.

Is there anything in the rental agreement you would change?


If there were anything in the rental agreement I would consider changing, it might be
the clauses related to rent increases, repair responsibilities, or the notice period for
entry, depending on the specific terms. For instance, negotiating a more reasonable
timeline for rent hikes or ensuring that repair responsibilities are clearly defined could
help prevent future misunderstandings or disputes.
