LEASE AGREEMENT
This Lease Agreement is made and executed on this the 24TH day of
September 2024, by and Between:

SRI. SHIVAPRAKASH, C/o Omprakash, Residing at : No. 31, Ground


Floor, 3rd Cross, Country Nest Layout, Near STS BSF, Sathanur, Bagalur
Post, Jala Hobli, Bangalore, Karnataka - 562149

Hereinafter called the LESSOR of the first part which shall mean and
include his heirs, executors, successors administrators, assigns etc.,
1. SRI. VIGNESH K, S/o Sri Keshavan P., aged about 32 years
2. SMT. RUZINA M, W/o Vignesh K, aged about 30 years,

3. Baby. VIYANA V R, D/o Vignesh K, aged about 3 years,

All are Addressed at : No. 48/A, 1 st Main Road, 11th Cross, Maruthinagara,
Yelahanka, Bangalore - 560064

Hereinafter called the LESSEE of the other part which term shall mean
and include his heirs, executors, successors, administrators, assigns etc.,

Whereas the Lessor is the absolute Owner of the house at No. 31,
Ground Floor, 3rd Cross, Country Nest Layout, Near STS BSF,
Sathanur, Bagalur Post, Jala Hobli, Bangalore, Karnataka - 562149
and in possession of the schedule hereunder and the lessor intended to
lease out the same and the Lessee has agreed to take it on lease on the
terms and conditions shown hereunder.

NOW THIS AGREEMENT OF LEASE WITNESSETH AS FOLLOWS:-

1. That the Lease period shall commence on 10th day of October


2024, and the same shall be in force for a period of Two (2) years
till 10th day of October 2026.

2. That the lease amount pertaining to the scheduled premises is fixed


at Rs. 10,00,000/- (Rupees Ten Lakhs Only) by way
of cash.

3. That the security deposit paid by the lessee to the lessor is


refundable at the termination of the lease period and it shall not
carry any interest. It is further agreed between the parties that the
lessee need not pay any rent for the schedule premises during the
lease period.

4. It is further agreed between the parties that the lessor shall refund
the lease amount of 10,00,000/- (Rupees Ten Lakhs Only), on
the day of termination of the lease and the lessee shall deliver back
vacant possession of the schedule premises to the lessor.

5. Electric Charges shall be paid by the Lessee to the concerned


department and concerned authorities every month as and when
the authorities produce the bills.

6. That the lessee shall pay Rs.1000/- (Rupees One Thousand


Only) towards monthly water charges on or before 5th day of every
month.

7. That the lessee shall not sub-let whole or any part of the scheduled
premises without the prior written consent of the lessor.

8. The lessee hereby undertakes that the scheduled premises shall not
be used for any other purposes, for any offensive trade and it is
shall be used only for residential purpose.

9. The lessee further undertakes, he would not carry out any


structural alteration, in respect of the schedule premises and incase
of the damages to the building or breakage’s such as glass, doors,
walls and other fittings the same shall be replaced by the lessee at
his own cost. If the lessee fails to do the same, the cost of such
damages shall be deducted from the security deposit.

10. That the lessee undertakes to the schedule premises in good


conditions and to upkeep all the inventories of the schedule
premises along with the fixtures therein.

11. The Lessee agrees to pay the charges for repainting and
cleaning to the lessor at the time of vacating the premises.

12. It is understood that either of the parties can terminate this


lease agreement by giving three months advance notice to each
other.

13. That the lessee agrees to allow the Lessor or their


representative to inspect the premises at all reasonable hours
without any obstruction.

14. That the lessor shall have the right to reject the tenant on
breach of any conditions here in mentioned.
SCHEDULE

All that piece and parcel of the house bearing No. 31, Ground Floor, 3rd
Cross, Country Nest Layout, Near STS BSF, Sathanur, Bagalur
Post, Jala Hobli, Bangalore, Karnataka - 562149, comprising of One
Hall, Two Bed Rooms, Kitchen along with one attached and one common
Bath Room and Toilet with electricity and water connections in the
schedule premises.

In WITNESSES WHEREOF, the parties have set their respective


hands on this agreement in presence of the witnesses on the day, and
date mention supra.
