How to
Choose a Plan
The great day is here at last, and the first “spadeful”
of your own earth is being turned to make way for
the home of your dreams. It’s the most exciting and
wonderful of all new family ventures, and your hopes
are justifiably high.
But will this house be the one you have always
dreamed about? Have you planned for that hobby
closet or the cosy fireplace that makes a home? Will
you have that convenient downstairs lavatory you’ve
always promised yourself? And if you have it, will
it be easily accessible to the front hall without going
through the living room?
Once the work of building has begun, changes can
be made, but they are expensive and, if you are
building on a budget, the consequences may be dras-
tic for certain little luxuries you had planned.
It is the aim of this book to forearm you against

to plan ahead to get the most house for your money.
The plans shown here are individual. Each has a
special feature or touch which you may want to com-
bine with others for your own home.
This is a book of suggestions, easily adapted to your
own needs by your own architect. You may find just
the plan you want in these pages, or a combination
of the features of several houses in this book will do
the trick for you. Even if you feel that you know
exactly what you want for your home-to-be, a study of
thése plans may serve as a reminder of a detail or
a simple step-saving luxury you may have forgotten.
Sf BumRows, A. As Before you buy your property, you should have
a well defined idea of the home you like. Jot down
a list of the things you want most in a house: how
many bedrooms do you need; do you want a separate
dining room or will a living-dining space be enough;
would you like a fireplace in your bedroom; have
you always dreamed of a dining room-kitchen with
an open hearth? Would the features of a rambling,
one-story ranch house seem like the answer to your
plea for fewer steps to climb? Or would you still
like the privacy of bedrooms on the floor above?
And then, there is the question of “What shall it be
—modern or traditional?”
If you have a budget, remember it has limits.
You may have to sacrifice the spaciousness of your
bedroom for a large living room. You may have to
decide whether you want the shelter afforded by a
front entrance hall, or whether the extra feet of space
saved, if you do without it, are better used to en-
large the living or dining room. Don’t give up plenty
of storage space, however; it’s always useful.
These are some of the factors which you will have
to consider in the preliminary planning of your house.
Your own requirements will suggest other things
which are important to you and your family. The
kind of lot you have or can afford to buy will impose
still other restrictions, and your “must” list should
be guided by this. Zoning laws, too, in your new
community, may limit your choice. For instance, one
family was forced to abandon their plan for a one-
story ranch house because the neighborhood in which
they bought their lot was zoned for two-story houses.
Banks, and other loan agencies, too, are conservative
in nature. If you need a mortgage, and most of us do,
you may have to give up some of your more uncon-
ventional ideas, practical though they may seem to
you. Your architect or builder can help you.
With each plan in this book, the architect has in-
cluded the overall dimensions. These figures will
show you whether the house you want will fit on your
land. The first dimension given is the width of the
house, including all projections and wings across the
front. The second dimension is that of the extreme
depth of the house from front to back. The area of
each floor is given in square feet and represents all
livable space. It does not include the porch, garage,
cellar, or terrace which, in most cases, are optional.
In studying these plans, it will help you to com-
pare the dimensions of the rooms in any one plan
with a room in your present home with which you
are familiar. This will give you an idea of your
“buy in a house and what a given plan would really
mean to you in terms of space for your furniture and
living needs. Many a room looks bigger on paper
than it does when it is built.
From all indications, this year will be an important
one for home building, and it is not difficult to un-
derstand why. Costs have been stabilized, and in
some sections of the country, have decreased by as
much as 10%. Construction, depending on geographic
area, may vary between 55¢ and $1.00 per cubic foot.
Though substantially higher than they were before
the war, it is generally agreed that costs have reached
a plateau. Building supplies are more readily avail-
able so that the shortage headaches are now almost a
thing of the past. For the first time since the war,
you can build the house you want. The plans and
suggestions in this book will help you to achieve your
dream home for yourself and your family.

This “L” shaped house, with its handsome chimney, has
everything the small family would want for comfort
and home cheer. The living room, with a curtained-off
dining room whose French doors open on a terrace, plus
a striking corner window wall, is truly the heart of this
home. The bedrooms are in the front wing, entered

the house is serviced by a central utility room designed
for radiant heating.
Charming, practical touches are the glass brick win-
dow over the kitchen sink work area which borrows light
from the garage, the sheltered garage entrance, and the
delightful irregularity of the service yard fence. Here is
a young house for a young family.

Colonial Squareshooter
No bones about it—this house is a box, only 27 feet square, but
trim and charming enough for a “bandbox”. The forthright chimney
and the gently sloping hip roof give it a character of its own. And,
small as it is, it has the luxury of a foyer and bedroom hall.
The rooms are not large, yet every one has cross ventilation and
an air of privacy. Believe it or not, there are eight closets, includ-
ing a storage room off the compact kitchen, a towel closet in the
bathroom, and a prefabricated storage wall unit dividing the two
bedrooms. This latter is an economy feature because it can be
bought ready made, and saves partitioning.
The outside walls are covered with silvery “pre-dipped” shingles
and only the white trim will ever need repainting.
This house is perfect for the young couple who cannot afford
more than $7500 for their home.

A Pool in Your Lanai


Here is a budget house, rich in ideas taken from the
tropics. All rooms have cross ventilation and the
kitchen has three exposures. The living-dining room
opens, literally, through a window wall, on a paved
lanai with its tiny, circular pool and plashing foun-
tain. The patio offers a rustic table and fireplace for
outdoor dining. This compact house has two bedrooms

and an ultra-modern bathroom with twin washbasins 12'-6"X 15"
and a double medicine chest.
A utility-laundry room next to the kitchen dis-
places the basement. The completely equipped kitchen
provides eating space for four, plus an adjacent
screened drying yard. To save the expense of a
garage, an off-street parking space was designed.
Here is a permanent vacation house for young
moderns.

Here is a fine “first house” for a small family. Its trim lines are just right for
the narrow plot of land you may own; without the garage, it can be built on a
40’ lot. With the garage shown, a 50’ lot would do. The side entrance, so well
screened from the street here, was traditional in Colonial days. For economy, the
kitchen, bath and utility units are in a line, with the latter room acting as a
vestibule between back entrance and house.
Despite the compactness of this house, there are seven closets, including one tre-
mendous storage room for the whole family. Note the corner windows with “gliding
sash” in each bedroom, and the large fireplace in the living-dining area. Comfortable
inside and trim outside, this is a house that would be an asset to any neighborhood.

west, Washington and Oregon, is this style of

Just to show what planting can do, here is tropical


luxury indeed,—and after just one year’s growth.
In the snapshot, focussed on the living room
corner windows, the planting is far prettier than
any artist’s conception could be. The down-
ward slope of the property toward the front
of the plot did not prove to be an obstacle.
The owner added three steps up to the
front entrance, thus increasing the look of
dignity of the exterior of this house. A
hospitable touch to guide the depart-
ing guest at nightfall was the stalwart
lamp post at the corner.

this unusual, whitewashed brick house presents a one

As an example, illustrated on these pages is a
house that was built as the result of a ten-year dream,
and as it has turned out, it is a perfect realization
of the teamwork between architect and client. Here
it is, a practical, two-bedroom house, designed for
eventual expansion on the west side. Two extra bed-
rooms and another bath between could be added by
extending the foyer corridor through the second bed-
room and cutting a door into the new wing to the
rear.

As a result of this change, the earlier plan was
discarded, and the present one drawn up. The size
of the house was determined by the budget. The
owner, very sensibly, told the architect how much
could be spent, and the architect reduced this sum
to cubic feet. He could then tell the owner exactly how
much house he could expect within his budget. Actu-
ally, the budget figure was met by the change in
location and other small economies, none of which
shattered the “dream”.
The contract was awarded to a local contractor on
a “lump sum” basis. As the architect explained, this
means that the exact cost of the project was decided
on beforehand, and specifications were drawn up, to
be adhered to rigidly. Any deviations from these
standards would result in an adjusted cost, and could

nally planned for horizontal siding, but it appeared
that only the vertical could be obtained and the ren-
dering was changed. At the crucial moment, a carload
of horizontal siding was located, and so the finished
photograph differs from the. original rendering.
At last, the roof was on. Following an age-old
custom, a “rooftree” branch was nailed to the top
beam, and the owner gave a beer party for the men
on the job. Spirits were high, the work really flew
from then on, and the dream has become a home.
