TERMS AND CONDITIONS

 Booking / allotment on “First Come First Serve Basis”


 10% discount will be given, as an incentive in case the payment is made in lump sum in the first
instance
 10% extra will be charged in case of Corner Plot or situated at Main Boulevard
 The defaulter of two consecutive installments or any time period fixed by the management
committee or in case of violation from any terms and conditions, booking / allotment of plot will
be cancelled, and the deposited amount will be refunded after deduction of 25% of the total cost
of land as service charges, after 90 days period or resale of that plot.
 In case of refund no interest or any profit will be claimed by the allottee at any time
 For late payment of installment allottee have to pay 1.5% monthly surcharge (0.05% per day)
 At the time transfer of proprietary rights, registration fee etc will be done by the
purchaser/allottee
 Allotment of plot shall be provisional, in case of variation in the seize of plot, cost of actual
measurement at the site will be charged
 The ownership rights will be transferred after clearance of cost of land and transfer fee
 Application for booking / allotment should be submitted in writing on the prescribed form along
with Membership Fee Rs. 10000/- (nor Refundable) for one plot
 Development charges include roads, sewerage, drainage, internal water distribution network and
over head water tanks, will be intimated later on and do not include gas, electricity and telephone
that will be charged extra on the basis of assessment costs.
 Residential plots shall not be used for commercial purpose without prior permission of the
authority
 The management committee has the discretion to change the location or size of plot (as the case
may be) due to any technical or administrative unavoidable circumstances
 Planning, development, possession and construction etc. will be governed /carried out in
accordance with the rules and regulations implemented by the GDA
