Office Hours What to do when your smoke detector goes off when cooking?
3:00pm –10:00pm
Summer Hours There are smoke detectors located in your home. Each suite is individually fire controlled. In case
July 1–August 31 of activation of the smoke alarm in your suite during cooking, please do not open the suite door
10:00am–10:00pm because the smoke will travel in the hallway and will activate the smoke detector alarm in the
Concierge hallway which relates to the alarm of the entire building. If this happens, the Fire department
905-502-9941 will come on site to attend the issue noted on the fire panel, clear the alarm and re-set the
system.

Our recommendation would be that if the in-suite smoke detector activates the alarm in the
suite, please try to increase the ventilation in the area near the smoke detector to stop the
alarm in suite. Try using a towel and fan the area.

Please, do not try to physically stop the alarm in suite by pressing the smoke or heat detector
with any object, otherwise it will set off the alarm in the entire building.

Another important Please note – Never paint over smoke detectors, carbon monoxide detectors
or the security panel in your unit. Such action can affect the operation of the entire system and
replacement costs will be paid by you.

Cleaner’s Schedules
We would like to update everyone about a recent change to the cleaning scheduled times of our
Light Duty Day cleaner and the weekend Heavy Duty cleaner, which had taken place since June
18, 2024.

This adjustment has freed up the elevator during peak hours and enhanced the cleanliness of
our common areas at the start of the day.

A big thank you to all our cleaners from SDA for their continued support in keeping our
community clean and comfortable!

Working Together and Community Living
It takes every one of us to keep the building running smoothly, manage costs, and have a
pleasant environment in which we can all live. The following are some areas where we as a
community can work together for the good of our community:

Kids Will Be Kids but…


We are getting complaints on a regular basis about noise caused when kids are running in the
corridors or are playing in the common areas. Please do not use the second floor or any
common area as a playground area. If kids are playing or jumping on furniture, they can not
only hurt themselves, but it also results in a liability to the corporation that can be very costly
to both the corporation and the family of an injured child or a nearby person.

Parking & the South Garage Gate Arm…


It is important to exercise caution when entering, driving through, or exiting the garage. Some
examples of where we need your help so that we keep everyone safe are:
o Stopping and looking around at all stop signs so that right of way rules is followed
allowing you to safely move forward.
o Slowing your speed allows you the control that you would need to stop quickly for
pedestrians who may be crossing in front of your car, cars that are backing out of parking
spots and cars driving around corners.
o When entering and exiting the south garage always drive to the right. As you approach
the gate arm when exiting the garage come to a full stop and allow time for the gate arm
to fully raise. If entering the south garage always use your fob to raise the gate arm.
Never piggy-back behind the car in front of you and never enter or exit to the left.
o Use mirrors located around the garage to check for cars coming around corners so that
you know it is safe to proceed.

Be Kind…
We realize that we are living in difficult times and that things in the building may not always be
as you would like to see them, but we are seeing a disturbing trend of harassing behavior
towards those providing services to us including concierge, cleaners, and recreation office. Any
of us might be frustrated when things are not working the way that we think they should or if
our schedule is being impacted but we must work together to provide a harassment and
violence-free community to live in. Please treat those who are providing a service to the
community as you would like to be treated. As a suggestion, a thank you note, or compliment
goes a long way to brighten someone’s day and to motivate the team to work hard to look after
our community.

When last was your Range Hood Filter cleaned or replaced?
Property Manager The filter should be cleaned 3x a year at least, depending on use. Use citrus
[email protected] degreaser, such as “Spray 9”. This helps tackle the toughest grease, grime, stains,

SUPERINTENDENT: Check for cracks in toilet bases and replace them if there are any, as this helps

Is your toilet running? The flapper most likely requires replacing. By replacing it, this
also helps the corporation with high water bills with unnecessary water waste. The
Upcoming Closures/Events best flappers are the blue or yellow silicone ones.
Nov 3 – Day Light Savings
Drain cleaning…pour some baking soda in all drains, including bathtubs and showers,
Nov 11 – Remembrance Day just until it’s full, pour some white vinegar over the drain and leave it to fizz for a few
minutes, then pour 1 full kettle of boiling water over each of the drains. This helps

Fan Coil Filters – this will be done in the Spring by the corporation’s contractor,

Need extra sleeping space for your overnight guests? Book one of our guest

Did you know?

Reserve Funds are required by law for condominiums to save for future capital
replacements and major repairs of the common elements. By contributing to these funds,
we can ensure that our community remains well-maintained and attractive for all residents.

Maintenance fees are allocated to support both operating funds and reserve funds, each
serving distinct purposes to ensure the upkeep and enhancement not only of our
corporation but also of our shared spaces. Specifically, a portion of your fees goes towards
the contribution of PSCC661 Reserve Fund, the Shared Facilities Reserve Fund and the
Oval Parkway Reserve Fund.

Remember…

Garbage: We are currently having two issues with garbage disposal. These are that garbage is
not being pushed all the way down the chute and closing the chute door, and garbage is being
left on the floor in the room. Garbage not pushed down the chute or left on the floor of the
Refuse Room is unsightly and results in unpleasant odors in the corridors and neighbouring
units. We ask all residents to kindly ensure that garbage is pushed all the way down the chute.
Anything that cannot be pushed down the chute should be taken to the P1 Garbage/Recycling
room. If your kids are tasked with disposing of garbage for you, please take the time to
show them how to dispose of it correctly.

Cardboard Boxes: When bring any cardboard boxes to the P1 Garbage/Recycling Room,
please ensure they are flattened and placed in the blue bins and not left on the floors.

Garbage/Recycling Bins: Some residents are not disposing of their garbage properly.
Clothing, shoes, pillows, etc. do not go into the recycling bins or left on the floor. They need to
be put in the Garbage bin. Signs with pictures are posted on the bins on what goes into them.
Please do not leave garbage or any item on the floors.

Parcel Pickup: Some residents are not waiting for a notification from Condo Control when their
parcels are ready for pick up at the concierge desk. Security registers all parcels at varying
times of the day and not when you receive a notification from the company your package came
from.

Canada Post, outgoing mail: Did you know that there is an outgoing mail slot in the Canada
Post lockers located in our mailroom?

Don’t forget, when emailing the management office, always include your suite number in
the subject line for quick reference.

When leaving phone message, always leave your name, suite number and call back
number.

Power off before leaving your unit,

Ensure that all lights are off.
Stove and washroom fans are turned off.
Decorative items, such as a mini water fountain, must be turned off when you are not home.
Unplug phone charges & gaming stations, when not in use.
Replace incandescent lighting with more energy efficient lighting like LEDs.
Avoid underloading or overloading dishwashers, washing machines, and dryers.
