Sub: - Discrepancies found in Food Plaza available at Eastern side of Tambaram.

Ref: - IRCTC Agreement No. Dt .18-07-2018.

With reference to the above subject, the following points are observed during the field verification at East side
food plaza.

1. The Licensee M/s J.S Caterers has been licensed to occupy the 10.00 m x 10.00 m i.e 100 Sqm area for Food
plaza at East side of Tambaram as per the original agreement, but the party has occupied the extra space of
10.10 m x 2.00 m on Railway Quarters 220A side (North side) i.e 20.20 Sqm and 12.60 m x 2.00 m on East side
of the unit i.e 25.20 Sqm.

2. Existing Food Plaza dimensions 10.15 m X 10.10 m i.e 101.50 Sqm and as per drawing the dimensions of the
unit is 10.00 m x 10.00 m i.e 100 Sqm.

3. The air space area occupied in extra by providing wall panel for displaying shops name on i). west side of the
unit 0.73 m x 10.80 m i.e 7.88 Sqm ii). South side of the unit 0.70 m x 10.88 m i.e 7.61 Sqm.

Total area occupied in addition to agreement area


i) Area of the unit occupied extra = 101.50 – 100.00 = 1.50 Sqm → (Sketch-i)
ii) Extra area occupied in east side of the unit = 25.20 Sqm. → (Photography-ii)
iii)Extra area occupied in north side of the unit near Quarters No 220 A = 20.20 Sqm. → (Photography-iii)
Iv)Air space area occupied in Extra = 7.88 + 7.61 = 15.49 Sqm. →(Photography-iv)
TOTAL = 62.40 Sqm.( Occupied in excess)
4. As per the drawing there is no opening shown in north side of the building, whereas licencee has provided
two openings & an additional area is been used for accessing the opening which is shown in the sketch
attached herewith.

Hence necessary action to be taken immediately from your end please
