• In The Design Phase The Owner Hires An Architect To Produce Design And
Bid Documents On Which Various General Contractors Will Bid To Construct
The Project.
• The Various General Contractors Will Obtain Copies Of The Bid Documents
And Then Share Them Out To Multiple Sub-Contractors. Questions May Arise
During The Bid Period And The Architect Will Typically Issue Clarifications Or
Corrections To The Bid Documents In The Form Of An Addenda.
• Once The Construction Has Been Awarded To The General Contractor The
Bid Documents Must Not Be Altered And The Necessary Permits Must Be
Achieved From Authorities In Order For The Construction Process To Begin.

Pros Of Design-Bid-Build PDM
• In The Design Stage The Architect Can Model The Project Then
Gets A Cost Estimate Which Can Be Used As A Reference In The
Bid Stage.
• Using IPD Won’t Automatically Make Different Parties Get Along With
Each Other. The Owner Still Needs To Work On Developing Good
Relationship And Mutual Trust Between Them.
• Some Project Owners Will Find It Difficult To Secure Financing For IPD
Projects As Lenders Aren’t Always Familiar With This New Approach.
