The Contextual Conditions Of The Project.

• A Specific Method May Prove To Be The Ideal In A Specific Project But


It Doesn’t Mean That The Owner Should Select It Again For Upcoming
Projects Without Further Studies.

• For Example A Project May Face Design Interruptions Due To Frequent


Design Changes While Another Project May Face Construction
Interruptions Such As A Renovation Of An Educational Facility.

The Project To Satisfaction.

• The Delivery Method Must Be Clearly Stated In The Contract.

• There Are Three Main Types Of Project Delivery Methods:


• DBB (Design-Bid-Build).
• DB (Design-Build).
• IPD (Integrated Project Delivery).

• In The Design Phase The Owner Hires An Architect To Produce Design And
Bid Documents On Which Various General Contractors Will Bid To Construct
The Project.

• The Various General Contractors Will Obtain Copies Of The Bid Documents
And Then Share Them Out To Multiple Sub-Contractors. Questions May Arise
During The Bid Period And The Architect Will Typically Issue Clarifications Or
Corrections To The Bid Documents In The Form Of An Addenda.

• Once The Construction Has Been Awarded To The General Contractor The
Bid Documents Must Not Be Altered And The Necessary Permits Must Be
Achieved From Authorities In Order For The Construction Process To Begin.

• Design And Construction Are Sequential Resulting In Longer Schedules.

• Multiple Parties Are Responsible For Project Delivery.
