Fashion Place 2023 Leasing Packet
Thank you for your interest in leasing space at Fashion Place. The process is fairly simple and can take as
little as 7 days.
Below is general pricing information, however, please note that rates are negotiated depending on location,
square footage requirements, length of term and what you are selling.
ADDITIONAL FEES
Application Fee: $250 (one-time fee)
Pre-Paid Rent (Security Deposit) Applied to Last Month: one months rent plus personal guarantee or 2
months rent without personal guarantee.
Percentage Rent: is usually associated with leasing space in malls. It is a rental charge based on the gross
sales of the retailer and is paid in addition to your base rent. Fashion Place typically has a 15% natural
breakpoint and is calculated as a factor of the base minimum rent. Percentage rent only applies after a certain
amount of base rent has been reached. Example: if your rent is $2,500 you would divide that by 15% to figure
out your breakpoint. $2,500/15%=$16,667. You would start paying percentage rent after your sales exceed
$16,667 per month.
Required Permits
All retailers are required to have a Business License from Murray City. For more information, visit

Insurance Requirements
A certificate of insurance (COI) providing coverage for general liability is required prior to opening your
business. For more detail, see the insurance requirements for Fashion Place Mall attached to this packet.
Should you not currently have coverage, Fashion Place can provide General Liability Insurance meeting the

Display Requirements
While shelving can be made available on the cart, individual display pieces may need to be procured in order to
present your product in a visually appealing manner. Great displays and merchandising are important to the
success of your business. Display design and signage must be approved prior to setting up. This can be
achieved by providing examples of previous displays or drawings.

Cart: “15.25’x42.25”” – printed on TEKRA Please choose a simple clean image with your DBA name only.
Once you have your design please submit the proof to mall management, prior to production. $60-$85 for both
sides

through our centers each month. Your application, business plan, financial statements, cart illustration, and non-returnable photographs or
samples and merchandising concept will enable us to evaluate your business thoroughly. The signing of the application by the proposed licensee
does not constitute acceptance into the Specialty Leasing Program and execution of this application in no way grants consideration, acceptance,
occupancy, or tenancy at any Brookfield Properties owned or managed center without express written consent in the form of a mutually agreeable,
